The Promise Ledger: write down what you were promised, before you decide

Before you decide

Sales conversations move fast, and the number you were quoted, the possession date you were promised and the RERA status you were told about can all sound different by the time the paperwork appears. The simplest protection is a dated record of exactly what you were told — in the words used, before you decide anything. This tool builds that record for you: fill in what you heard, and it makes a clean, timestamped card you can save to your phone. It stays on your device. Nothing is published, nothing is stored, and there is no list of named brokers anywhere on this site — the record is yours.

Personal dated record
Write it the way it was said to you — do not correct or complete it.
A per-sq-ft rate, an all-in number, a token amount — exactly as quoted, un-rounded.
Applied and registered are different legal states. Only a registered project has a real RERA number.
This never appears on your shareable card — only a neutral description does.

Every line you enter is stamped as told to you · not yet verified. This is your note of a claim — not a Vidastu price sheet, and not a promise from anyone.

Your dated record appears here once you fill in the left — ready to save to your phone before you decide anything.

Your record is ready

Stamped —

Optional. Send a private copy of this record to Vidit so he can cross-check it against the RERA filing and reply to you. It is used only to reply — never published, never added to any list.

Sent privately to Vidit. He will cross-check the RERA claim by hand and reply — this is a human reply, not an instant automated verdict.
01

Name the project

The project or address you were shown, and whether the seller is the developer, a channel partner or a sub-broker.

02

Capture the number

The exact figure you were quoted, in the words used. Do not tidy it — capture what you were told.

03

Record the RERA claim

Registered, applied, coming soon, or not mentioned. Only a registered project has a number you can look up.

04

Note the date

The possession or handover date you were promised, exactly as it was said.

05

Date it and verify

Save the dated card, then check every line against the RERA filing at up-rera.in — or send it to be cross-checked.

Why a dated note is the whole protection

Nothing on this page accuses anyone of anything. Most sales conversations on this corridor are ordinary people doing an ordinary job, and a quoted number can move for perfectly honest reasons between the first visit and the paperwork. The reason a dated record matters is not suspicion — it is memory. Six weeks later, when the cost sheet, the allotment letter or the RERA-filed possession date is in front of you, the only fair way to tell whether anything actually changed is to compare it against a specific note you made at the time, in the words you were told. Without that note, it is one person's recollection against another's. With it, it is a document against a document.

That is also why this tool never fills anything in for you. It does not carry our own price, our own possession date, or a project we would rather you looked at. It only holds what you heard, stamped with the date you heard it and marked plainly as not yet verified — because a claim written down is not the same as a claim checked. The checking comes next, and it is the part worth being slow about.

What this is, and what it is not. The card this tool makes is a personal dated record — your own note of what you were told. It is not an affidavit, not notarised, and not legally binding on anyone. Its only power is that it is specific and dated. Describe it that way if you ever show it to an advocate: “here is what I wrote down on the day, and here is what the paperwork says now.”

FAQ

How do I record what a builder or broker promised me?
Write down five things while they are fresh: the project or address you were shown, the exact number you were quoted in the words used, what you were told about RERA registration, the possession or handover date promised, and who told you. Save it with today's date before you decide anything. This tool builds that dated record as an image you can keep on your phone.
How can I protect myself from bait and switch when buying property in Noida?
A bait-and-switch works when the number, unit or date you were shown quietly changes by the time you sign, and you have nothing dated to hold it against. The protection is simple: keep a dated record of exactly what you were told, in the words used, and check every line against the RERA-filed paperwork before you pay. This page helps you make that record; up-rera.in lets you check the filing.
Is this dated record legally binding or an affidavit?
No. It is a personal dated record — your own note of what you were told, nothing more. It is not an affidavit, not notarised, and not legally binding on anyone. Its value is that it is specific and dated, so you and your advocate can compare what you were promised against what the paperwork actually says.
Does Vidastu publish or share what I write down here?
No. There is no public ledger and no list of named brokers on this site. What you write stays on your own device unless you choose to send a private copy to Vidit to cross-check — and even then it is used only to reply to you, never published or aggregated anywhere.
Will the tool tell me instantly whether the project is really RERA-registered?
No. The cross-check on this page is a starting point from public filings, not a verdict. Confirming that the price, unit and possession date you were quoted actually match the RERA filing is a human reply from Vidit, not an automated answer — that is stated on the page and printed on the record itself.

Where this record goes next

A dated note is step one. Step two is the checking — and we hold our own work to the same visible standard. The Correction Ledger logs every mistake our own verification passes have caught in our own pages, dated. The Vidastu Standard is the nine-check framework we publish and run on ourselves, not just on the projects we sell.
