Three things make 2026 the year to start. First, YEIDA extended the plot construction deadline by one year to 31 December 2026 (it was 31 December 2025) — a one-time reprieve for 10,000+ allottees who hadn't yet built. Second, the RPS-10/2026 scheme adds 973 fresh plots (Sectors 15C, 18 and 24A, 162–290 sqm) with a computerised draw on 18 June 2026 — a wave of new owners who must build inside their own window. Third, Noida International Airport (Jewar) begins commercial flights from 15 June 2026, sharpening demand across the corridor.

We arrange a visit to ongoing and completed builds on the Yamuna Expressway, where you can inspect the quality with your own eyes and talk to real owners about how the project went. And nothing starts until there's a written contract — before a single rupee.

How to vet any contractor here (not just us): insist on a written contract with milestones, confirm a Council of Architecture-registered architect signs the map, check the build is within sanctioned FAR and ground coverage, ask to visit a current site and speak to that owner, and tie payments to completed stages — never a large advance. For Greater Noida / YEIDA in 2026, standard turnkey construction (with material) runs about ₹2,100–₹3,000 per sq ft, and premium finishes ₹4,700+ per sq ft. By when must I build on my YEIDA plot?
YEIDA requires construction to be completed — with a completion/occupancy certificate — within roughly three years of physical possession (the lease deed). In 2026 YEIDA extended this to 31 December 2026, benefiting 10,000+ allottees. Building now avoids the escalating late-completion charge (reported at about 4% / 6% / 8% of circle rate over years one to three).
What is the FAR and ground coverage on a YEIDA plot?
Ground coverage steps down by plot size: about 80% up to 200 sqm, 75% for 201–500 sqm, down to 55% on very large plots. FAR is approximately 1.8 for typical small residential plots (around 2.5 floors plus a basement), reducing on larger plots. Stilt parking (plots ≥112 sqm) and one basement are generally free of FAR. We confirm the exact figures for your plot size during design.
