How Much Can You Build on a YEIDA Plot? Ground Coverage, FAR and Setbacks by Plot Size

What you can build on a YEIDA residential plot is set by two numbers in the YEIDA byelaws schedule: ground coverage, which caps the footprint, and Floor Area Ratio (FAR), which caps the total floor area across every floor. Both scale with plot size. On the band figures this desk publishes, smaller YEIDA plots up to about 300 sqm typically carry ground coverage of up to about 75% with a FAR of about 1.8, and larger plots around 1,000 sqm typically ease to about 55% coverage with a FAR of about 1.5 - indicative band figures, not a sanctioned figure for any specific plot, and the schedule is periodically revised. Ground coverage decides how much of your plot the building may sit on. FAR decides how much total floor area you may build across every floor put together. Almost every owner asks about coverage first, and almost every owner is asking about the wrong number - because on both of the band figures this desk publishes, the FAR runs out before the coverage does. That single fact is why a YEIDA plot rarely gives you three floors at full permitted footprint, and why the honest answer to "how many floors can I build" is a decimal rather than a whole number.

The short answer

Divide the FAR by the coverage fraction and you get the number of full-footprint floors the FAR will pay for. On the smaller-plot band (coverage up to about 75%, FAR about 1.8) that is 1.8 ÷ 0.75 = 2.4 floors. On the larger-plot band (coverage about 55%, FAR about 1.5) it is 1.5 ÷ 0.55 = about 2.7 floors. Neither reaches three. A G+2 on a YEIDA plot therefore means giving area back somewhere - a set-back top floor, a terrace, or footprint surrendered to stilt parking. Where a number is not ours to give, the page says so and points at the authority’s own source instead of guessing.

Five numbers decide what fits on a YEIDA plot

Owners tend to think of this as one question. It is five, and they bind in a specific order - which is why two neighbours with identical plot areas can end up with visibly different houses.

Items 1 to 3 are ceilings. Item 4 is the exemption that quietly moves the ceiling. Item 5 is a floor, and it is the one that catches owners who assumed a token structure would close their obligation. The rest of this page works each of them against plot sizes YEIDA has actually offered.

What plot sizes has YEIDA actually offered, sector by sector?

Before any FAR arithmetic is useful you need to know which size bracket you are in. Below are the plot sizes published on this site’s own sector pages, with the scheme each came from. These are as reported in scheme coverage; confirm your own plot area from your allotment letter, which is the document that governs.

Which limit runs out first - ground coverage or FAR?

FAR does, on both published bands. The proof is one division. Coverage is expressed as a fraction of plot area; FAR is expressed as a multiple of plot area. Divide one by the other and the plot area cancels out entirely - which means the answer does not depend on how big your plot is, only on which band it sits in.

On the smaller band: 1.8 ÷ 0.75 = 2.4. On the larger band: 1.5 ÷ 0.55 = about 2.7. Both are short of three. Both are also short of what most owners picture when they hear "G+2".

There is a second, less obvious reading here. The larger band has a lower headline coverage and a lower headline FAR - and yet it buys more full-footprint floors, 2.7 against 2.4. The two numbers fell by different proportions. So on the published figures, the owner of a larger YEIDA plot loses less of the third floor than the owner of a small one, even though both headline percentages look worse on paper. That is the kind of result you only get by doing the division rather than reading the percentages.

It is not a sanctioned figure, not a quotation, and not a statement of what any specific plot will be permitted. Read the last column as design instruction rather than as a rule. At 2.4 floors on a 200 sqm plot you have roughly 360 sqm of floor area to place. Take the full 150 sqm footprint on the ground and first floors and you have spent 300 sqm, leaving about 60 sqm for the second floor - enough for a compact top-floor suite opening onto a terrace, not a third full floor. Give the ground floor to stilt parking and the maths shifts again. Which of those you want is a conversation with an architect, and it happens before drawings, not after.

Sizes between the two published bands are the honest gap on this page. The schedule is banded and revised periodically, and this site publishes the two anchor bands rather than a row for every category, so a 500 sqm plot sits between the two figures shown here and this page will not guess where. That number comes off the current schedule.

What the setbacks take before FAR is even counted

Coverage tells you how much area you may cover. Setbacks tell you where, and on a narrow plot they are the constraint that actually binds. A 200 sqm plot at 75% coverage is allowed a 150 sqm footprint - but if the setbacks leave a buildable rectangle smaller than 150 sqm, the rectangle wins and the coverage percentage is academic.

The YEIDA setback figures published on this site, for plots around 300 sqm, are a front setback of around 4 m and side setbacks of around 2 m, with larger plots taking proportionally larger setbacks. Two further allowances matter at design stage: open vehicle ramps are permitted in the side setback only, and canopy projections of up to 4.5 m by 2.4 m are permitted in front or side setbacks where the front setback is 4.5 m or more. The ramp rule in particular decides where a basement entry can physically go, which is why basements and setbacks are one conversation, not two.

What this page does not hold, plainly: it does not publish a rear-setback figure for YEIDA residential plots, and it does not publish the frontage and depth of any allotted plot. Without both, no honest page can compute your buildable rectangle. Your frontage and depth are on the site plan YEIDA issues with your allotment; the rear setback for your category is in the current byelaws schedule. Bring both to your architect and the rectangle is a five-minute calculation. Anyone who quotes you a buildable area without asking for either has not done it.

The basement is the area that generally does not count against FAR

This is the single largest lever on a YEIDA plot, and it is the one owners most often discover late. A basement is generally excluded from FAR calculations when used for parking, utilities or storage. It is permissible up to 2 metres from the adjacent plot boundary, subject to a structural stability certificate issued by a licensed structural engineer. Soil borings and a waterproofing strategy are mandatory for any basement build.

Work that against the arithmetic above. On a 1,000 sqm plot at the published 55% figure, the footprint ceiling is around 550 sqm - and a basement can repeat much of that below ground without spending a single unit of the 1,500 sqm FAR budget. On a 200 sqm plot the same principle is worth around 150 sqm of parking, services and storage that would otherwise have eaten into a floor you wanted for bedrooms. In both cases the exclusion is worth more than any argument about a coverage percentage.

Two cautions that belong in the same paragraph as the benefit. The exclusion as published is use-conditional - parking, utilities, storage. If you intend the basement as habitable space, treat the FAR position as an open question for your architect to settle against the current schedule rather than an assumption to design around. And the extra foundation, structural design and waterproofing are real costs; a basement is a strong move on a large plot and a considered one on a small plot. The floor, not the ceiling: what the completion certificate needs you to build

Every section above answers "how much may I build". This one answers the question that actually has a deadline attached: how much must I build. YEIDA’s minimum standard for the completion / functional certificate is at least 40 sqm or 50% of permissible ground coverage, whichever is more, with a functional toilet and kitchen, flooring done, wiring complete and the boundary wall constructed. An empty plinth or a bare structure does not count - the certificate is issued against a habitable house.

Notice what the test is written against: permissible ground coverage, not a fixed area. That means the floor scales with your plot. Worked on the published band figures, indicative only:

The 40 sqm figure in the rule only becomes the operative number on genuinely small plots. On the published 75% coverage figure, 50% of permissible coverage falls below 40 sqm only where the plot is under roughly 107 sqm - so for every plot size in the sector table above, the percentage test is the one that binds, not the 40 sqm one. An owner of a 1,000 sqm plot planning a token build to close an obligation is, on these figures, looking at something closer to 275 sqm of covered area with a working kitchen, a working toilet, floors, wiring and a boundary wall.

YEIDA’s 87th board meeting (7 November 2025) extended the no-charge construction window to 31 December 2026 for allottees who had executed lease deeds for residential plots (Times of India, 8 November 2025). As of that meeting, around 1,100 functional certificates had been issued against more than 10,000 executed lease deeds. Your own obligation runs from your possession or lease-deed date under your scheme terms - confirm it on your allotment letter.

  1. Open the current YEIDA building byelaws and find the residential schedule for your plot category. The authority publishes it on its own site at the YEIDA building byelaws page. Vidastu does not host or republish that schedule, and it is periodically revised - the authority’s copy is the current one, this page is not.
  2. Read your plot area, sector and scheme code off your allotment letter. Scheme coverage and property portals get sizes wrong; your letter does not. The YEIDA-issued site plan that comes with it carries the frontage and depth this page cannot supply.
  3. Log in to the BPMS portal with your PIMS / CCP credentials. bpms.yamunaexpresswayauthority.com has been the mandatory channel for map sanction since 1 August 2024, and it is where your plot’s own record lives. Payments made outside BPMS are not accepted for sanctioning.
  4. Have a Council of Architecture registered, YEIDA-empanelled architect run the calculation against your actual dimensions. The Smart-DCR engine inside BPMS checks drawings against the byelaw limits at pre-check and flags anything outside them immediately, so the sanctioned envelope is whatever that engine accepts - not a figure on any website, ours included. Under the YEIDA Building Regulations, if the authority raises no refusal within 60 days of a duly certified application the plan stands sanctioned, and the building permit remains valid for 5 years (Regulations 13.0 and 15.0, byelaws on the BPMS portal).   5. Verify who is telling you this. Vidastu Advisory’s UP-RERA agent registration is UPRERAAGT000309/01/2026 and is searchable at up-rera.in. Run the same check on anyone else quoting you a buildable area.
