Common questions.

How is the EMI calculated?

EMI = P × r × (1+r)n / ((1+r)n − 1), where P is the principal, r is the monthly interest rate (annual rate ÷ 12 ÷ 100), and n is the tenure in months. Our calculator runs this client-side — nothing is sent to a server until you explicitly click “Request a callback”.

Which banks does Vidastu have on its home-loan panel?

Punjab National Bank (PNB), HDFC Bank, and ICICI Bank are our primary panel banks for YEIDA plot and Yamuna Expressway apartment purchases. The rates pre-loaded in the presets are publicly published 2026 floating-rate ranges for salaried borrowers with strong credit. Your actual offer may differ by 25–75 basis points depending on credit score, income profile, and property type.

Does the calculator account for processing fees or insurance?

No — this is a pure principal + interest EMI calculator. Real costs add 0.5–1% processing fee (one-time), legal & valuation charges (typically ₹5,000–15,000), and optional home-loan insurance. We'll walk you through every line item before you sign.

What if I want a longer or shorter tenure than the slider allows?

Use the number input on the left of each row to type any value — the calculator accepts 1–35 years on tenure, ₹1 lakh to ₹50 crore on principal, and 1–20% on rate. The slider is just a convenience.

Can I get a fixed-rate loan instead of floating?

Most retail home loans in India today are floating-rate, linked to the bank's repo-linked benchmark (RLLR) plus a spread. Fixed-rate options exist but are typically 50–150 basis points more expensive at origination, and most banks only offer them for 3–5 year fixed windows that revert to floating thereafter. Ask Sachin and we'll lay out both for your specific case.

How quickly can I get a sanctioned loan if I'm buying through Vidastu?

For salaried borrowers with complete documentation and strong credit, in-principle sanctions land in 3–7 working days. Disbursement after that depends on legal vetting of the property (we have a panel lawyer in Greater Noida who turns this in 5–10 days for YEIDA plots, 7–14 days for apartments). Plan on 3–4 weeks from application to first disbursement.
