Being pitched? Get a second opinion.
Buyer Protection — a free audit of someone else’s pitch, even if you never buy through us.
Being pitched by another broker or a developer’s sales desk? Send us the quote, the brochure line, or the WhatsApp forward — we audit it free, even if you never buy through us. We can afford to be straight about it because our fee comes from developers on our own mandates, not from being right about anyone else’s pitch; and our public Correction Ledger logs, dated, every call we have had to retract. The process is short: you send the pitch on WhatsApp, we check the price against published, dated references, confirm RERA status at up-rera.in and classify every claim — and you get a written verdict with sources, usually the same day. The audit judges the claim, never the person: no other broker is named in anything we publish.
How it works — three steps, no form
Forward the quote, a photo of the cost sheet, the brochure line, or the message itself to +91 95404 45300. No form and no account — the message you already have is enough to start.
We run the checks
The price goes against a published, dated reference for that exact project or plot. The project’s RERA status is confirmed at up-rera.in — registration number, not application number. And every claim in the pitch is classified the way the Claim Verifier does it: verifiable, not independently verifiable, or a promise no seller can lawfully make.
You get a written verdict
A short written verdict with the sources linked, so you can re-check every line without us — usually the same day. It is yours to keep and act on either way; nothing about it obliges you to buy anything, through us or anyone.
What we check — the same public apparatus, applied to the pitch
Nothing in the audit is private machinery. Every check below already exists as a public page or a public register, so the verdict you get is one you can rebuild yourself, line by line. Each reference carries its provenance — founder-stated, verified or reported — and its date.
| Part of the pitch | Checked against | What that means | Re-check it yourself |
|---|---|---|---|
| The price | A dated reference for that exact project or plot | As of 12 July 2026 (ACE Arte re-verified 30 July 2026): ₹9,300/sq.ft for the Eldeco Echoes of Eden Caelum tower, Sector 22D — the 2 BHK is sold out; a 3 BHK+2T starts around ₹1.44 Cr; possession Jan 2031 per the RERA filing. ₹16,995/sq.ft pre-launch indicative for ACE Arte (formerly ACE Parkway 2.0), Sector 150 Noida — a different corridor entirely, so never compared like-for-like. ~₹1,00,000/sq.m market rate for a YEIDA residential plot — the RPS-10 scheme rate (~₹36,260/sq.m) is the lottery price, not the market price. founder-stated indicative | Run your number on Is That Quote Fair? |
| The RERA status | The state portal record itself | Registered, applied, or nothing at all — and always the registration number, not the application number, because those are different legal states. Eldeco Echoes of Eden is registered as UPRERAPRJ125342/02/2026 verified · up-rera.in. ACE Arte (formerly ACE Parkway 2.0) is also registered, as UPRERAPRJ528653/07/2026 verified · up-rera.in. A pre-RERA pitch (Gaurs Studio Bento) can only honestly offer a fully refundable Expression of Interest, held outside the RERA escrow account pre-RERA · EOI-only. | Search the register at up-rera.in |
| The claims | The Claim Verifier’s five categories | Assured-return promises, scarcity and urgency lines, infrastructure timelines, RERA-status claims, and price or appreciation talk — each mapped to one of three verdicts: verifiable, not independently verifiable, or a promise no seller can lawfully make. | Run the exact line through the Claim Verifier |
| The inclusion list | The written, RERA-filed cost sheet | What actually sits inside the headline rate — base price, PLC, parking, club, GST, stamp duty. A headline below the reference usually means a different inclusion list, not a hidden bargain, which is why the verdict always names what the cost sheet should show. | Total it on the All-In Cost Calculator |
The rules the desk runs under
No other broker is ever named
The audit judges the claim, not the person. In anything public — this page, the ledgers, any example we ever cite — a rival quote appears generically, stripped of names, firms and anything that identifies who made it. You are not handing us ammunition; you are borrowing our checklist.
A good deal gets called a good deal
If the numbers survive the checks, the written verdict says so and we stand aside. Our fee comes from developers on the mandates we hold, not from steering you off anyone else’s — and the Correction Ledger is the standing proof that we put being corrected above looking right.
Every verdict shows its provenance
Each fact in the verdict carries its tag — verified, founder-stated, reported or not yet verifiable — and its source, so the verdict stands without you having to trust us. Any call we get wrong is logged, dated, on the public ledger; nothing is quietly edited.
No urgency, in either direction
A second opinion never comes with a countdown. The same No-Deadline Pledge that covers everything else we publish covers this desk: a verdict is information, never pressure to move — toward the other deal or toward ours.
The honest limits
Three things this desk cannot do — and will say so in the verdict rather than guess.

The apparatus behind the verdict — run it on us too
The desk is only credible because every check is public before your pitch arrives: the claim categories, the dated price references, and the standard we hold every project to — including our own conduct. Nothing in a verdict comes from a tool you cannot open yourself.
The Claim Verifier → Is That Quote Fair? → The Vidastu Standard →How to read the references
Every price reference on this page is founder-stated and indicative as of 12 July 2026 (ACE Arte’s RERA status re-verified 30 July 2026), provided by Vidit Kaushik for the projects and the authority scheme he works with directly — not scraped market data and not a valuation. The Eldeco Echoes of Eden figure is the Caelum-tower indicative; the project is RERA-registered as UPRERAPRJ125342/02/2026, confirmable at up-rera.in, with possession January 2031 per the filing. ACE Arte (formerly ACE Parkway 2.0, Sector 150, Noida) is now RERA-registered as UPRERAPRJ528653/07/2026, quoted here at the current pre-launch indicative rate. Gaurs Studio Bento remains pre-launch / pre-RERA: its only instrument is a fully refundable Expression of Interest held outside the RERA escrow account, and any figure for it is indicative only. The YEIDA residential-plot market reference is ~₹1,00,000/sq.m; the RPS-10 scheme rate (~₹36,260/sq.m) is the lottery-allotment price, confirmable on the current notification at yeida.gov.in. For a project we hold no reference on, the audit attaches no invented number — the verdict works from that project’s own RERA filing or says plainly that no published reference exists.
Send the pitch. Keep the verdict.
Forward the quote, the cost-sheet photo, the brochure line or the message exactly as you received it. You get a written verdict with sources, usually the same day — free, with no obligation to buy anything through us or anyone else.
Got it. Vidit will call you back for the details of the pitch — no pressure to decide anything, in either direction.

Disclaimer: The Second-Opinion Desk is independent buyer-protection guidance from Vidastu Developers Pvt. Ltd. / Vidastu Advisory (sister brand, UP-RERA-registered agent UPRERAAGT000309/01/2026) — an independent channel partner, not a developer, bank or authority named or implied above. A second opinion is a reference check against published, dated sources: it is not a valuation, not legal advice and not an offer of sale, and no rival broker or firm is named in anything we publish. Price references are founder-stated and indicative, dated 12 July 2026 (ACE Arte’s RERA status re-verified 30 July 2026): ₹9,300/sq.ft for the Eldeco Echoes of Eden Caelum tower (RERA-registered UPRERAPRJ125342/02/2026), a pre-launch ₹16,995/sq.ft indicative for ACE Arte (formerly ACE Parkway 2.0) in Sector 150 Noida (a different part of town, now RERA-registered UPRERAPRJ528653/07/2026, payments through the developer’s official/escrow account), and ~₹1,00,000/sq.m (market) for a YEIDA residential plot. Unpublished availability cannot be verified by anyone outside the developer, and this page states no assured return, guaranteed rent or buyback. Confirm every figure on the written, RERA-filed cost sheet and verify any project’s RERA status yourself at up-rera.in before you pay anything.
