The audit judges the claim, not the person. In anything public — this page, the ledgers, any example we ever cite — a rival quote appears generically, stripped of names, firms and anything that identifies who made it. You are not handing us ammunition; you are borrowing our checklist.

A good deal gets called a good deal

If the numbers survive the checks, the written verdict says so and we stand aside. Our fee comes from developers on the mandates we hold, not from steering you off anyone else’s — and the Correction Ledger is the standing proof that we put being corrected above looking right.

Every verdict shows its provenance

Each fact in the verdict carries its tag — verified, founder-stated, reported or not yet verifiable — and its source, so the verdict stands without you having to trust us. Any call we get wrong is logged, dated, on the public ledger; nothing is quietly edited.

No urgency, in either direction

The honest limits

Three things this desk cannot do — and will say so in the verdict rather than guess.

Unpublished availability cannot be verified — by us or anyone outside the developer. A spoken “units left” count has no public record to check it against, so the honest classification is not independently verifiable. What we hand you instead is the counter-move: ask for a dated, unit-numbered availability sheet and match it to the project’s RERA Quarterly Progress Report on up-rera.in.
A pre-RERA price cannot be audited against a filing that does not exist yet. For pre-RERA projects such as ACE Parkway 2.0 or Gaurs Studio Bento, any figure is indicative by definition; the only honest instrument is a fully refundable Expression of Interest sitting outside the RERA escrow account, and no verdict of ours changes that posture.
The verdict covers what you send. If the pitch arrives as a headline rate with no cost sheet, the audit says so and is scoped to the headline. A complete answer needs the written, RERA-filed cost sheet — which is also the first document worth requesting from the desk that quoted you.

No — and neither can anyone else outside the developer, which is why we say so instead of guessing. A spoken availability count has no public record to check it against, so the honest classification is ‘not independently verifiable’. What the audit gives you instead is the counter-move: ask the seller for a dated, unit-numbered availability sheet and match it against the project’s RERA Quarterly Progress Report on up-rera.in. We will classify an availability claim for you; we will never pretend to confirm one.

The Eldeco Echoes of Eden figure is the Caelum-tower indicative; the project is RERA-registered as UPRERAPRJ125342/02/2026, confirmable at up-rera.in, with possession January 2031 per the filing. ACE Parkway 2.0 (Sector 150, Noida) and Gaurs Studio Bento are pre-launch / pre-RERA: their only instrument is a fully refundable Expression of Interest held outside the RERA escrow account, and any figure for them is indicative only. The YEIDA residential-plot market reference is ~₹1,00,000/sq.m; the RPS-10 scheme rate (~₹36,260/sq.m) is the lottery-allotment price, confirmable on the current notification at yeida.gov.in.
