Methodology — how this index is built, and how to verify any row yourself

This page and its underlying data file share one status vocabulary. BOOKABLE means directly bookable today through the project's own official channel — no EOI step, no pre-RERA posture. EOI_ONLY means pre-RERA or pre-launch: only a refundable Expression of Interest is being collected, and this page never uses booking language for those rows. SOLD_OUT means reported or founder-confirmed as fully sold, with no fresh developer inventory. RTM (ready to move) means largely possession-complete per portal listings and/or the RERA filing itself. UNVERIFIED means the RERA registration may well be confirmed, but current price, inventory or booking mechanics were not independently confirmed by Vidastu — most often because Vidastu is not that project's appointed sales channel. Status is deliberately a separate axis from RERA confidence: a project can carry a Confirmed RERA number and still show Unverified status.

Every figure on this page traces back to data/corridor.json, a free-to-reuse, source-tagged data file — the same file's own disclaimers apply here: prices, unit sizes and possession dates are asking/developer-published figures, not verified transactions, and change frequently. Before paying anything toward any project on this page, search its RERA number directly at up-rera.in and ask for the current, RERA-filed cost sheet — never rely on a portal listing, a broker's claim, or this page's own price column as a substitute for that step.

Why some rows say "Unverified" instead of a number County and Orion carry a genuine RERA gap — no registration number surfaced anywhere in our source set. Ballads of Bliss, Whispers of Wonder, Purvanchal Sunbliss, Greenbay The Monarque and Arihant Seasons 22D do have a reported RERA number, but Vidastu is not the appointed sales channel for any of them, so their current price and booking mechanics are named as Unverified rather than assumed. We could have rounded any of these off with a plausible-sounding figure. We didn't — a wrong number dressed up as confident advice is worse than an honest "verify this yourself."

What does "live index" mean, and how is it kept current?
This table is regenerated directly from Vidastu's own open data file, data/corridor.json (schema v2.0) — every row's status, RERA number, price, possession and verified-date comes from that file, not typed independently onto this page. A separate freshness monitor checks the underlying data weekly and flags this page's own "Live" claim if the data goes stale (the JSON file's updatedAt is more than 14 days old, or any single row's verified-date is more than 30 days old) — see the methodology section above for the exact rule.
Is Gaur Chrysalis Phase 1 really sold out?
Yes — founder-confirmed sold out, no fresh inventory (RERA UPRERAPRJ622344/11/2025, granted 4 Nov 2025). Any listing offering to "book" Phase 1 today is reselling, not primary developer inventory; portals that still show it as bookable are stale. The reported exit BSP was ₹11,000/sq.ft, revised from a launch BSP of ₹8,000/sq.ft.
What's the difference between Gaur Chrysalis Phase 1 and Codename Plume?
Two separate projects by the same developer group. Gaur Chrysalis Phase 1 is the already-registered, reported-sold-out original (RERA UPRERAPRJ622344/11/2025). Codename Plume — widely marketed as "Chrysalis 2.0" — is a distinct, later phase, still pre-RERA with registration being obtained, indicative EOI rate ₹8,499/sq.ft. Neither project's status covers the other; never accept Phase 1's RERA number as cover for a Plume EOI.
Is Eldeco Echoes of Eden still bookable?
Yes, for the Caelum tower only — Haven and Elysian are fully booked, and the 2 BHK configuration is sold out project-wide. Current BSP is ₹9,300/sq.ft (Caelum), direct booking with no separate EOI step, RERA UPRERAPRJ125342/02/2026, possession January 2031.
Are Ballads of Bliss and Whispers of Wonder the same project as Echoes of Eden?
No — all three are separate, independently RERA-registered Eldeco Group projects on adjacent Sector 22D plots. Echoes of Eden is UPRERAPRJ125342/02/2026 (the one Vidastu represents); Ballads of Bliss is UPRERAPRJ921261/05/2025; Whispers of Wonder is UPRERAPRJ752382/09/2025. Is ACE Parkway 2.0 part of the YEIDA / Yamuna Expressway corridor?

What does "Unverified" mean if a project already has a RERA number?
