Its UP-RERA registration, UPRERAPRJ746863/04/2025, was registered 8 April 2025 by promoter Purvanchal Projects Private Limited, with a declared completion date of 29 January 2030 Confirmed (up-rera.in, accessed 11 Jul 2026). The filing itself names the project "Purvanchal Sunbliss Plot No. GH-1A/1 Sector 22D YEIDA" — a formal registered name that lines up cleanly with the marketing name, unlike some corridor projects where the two diverge.
Portal listings — cross-checked across squareyards.com, 99acres.com and mores.in — describe a scheme of 7 towers rising to 25 floors across roughly 10.5 acres, holding 1,112 units in configurations from a compact studio through a spacious 4 BHK Reported. That studio-through-4-BHK spread is, on paper, the widest configuration range of any project in our Sector 22D set — most of the sector's other registered projects offer only 3 and 4 BHK.
The configuration figures that don't agree
Gap Portal listings describe a studio at 725 sq.ft., a 3 BHK spanning 1,720–2,395 sq.ft. (the portals themselves disagree on the exact upper bound — 2,380 vs. 2,395 sq.ft.), and a 4 BHK at 3,695 sq.ft. — figures that read as super or saleable area. A separate, project-branded marketing site (purvanchalsunbliss.com) instead lists a smaller, differently-labelled set: a 1 BHK at 366 sq.ft. carpet, three 3 BHK carpet variants (1,054 / 1,241 / 1,485 sq.ft.), and a 4 BHK at 2,250 sq.ft. carpet, with a quoted starting price of ₹3.6 Cr* for that top unit.
We could not independently reconcile these two configuration sets. Part of the gap may simply be the standard carpet-area-vs-super-built-up-area distinction we documented in detail on our ATS Allure review — a carpet figure is always smaller than a super-area figure for the same physical unit — but the labelling itself differs too ("studio" vs. "1 BHK", and three distinct 3 BHK sizes on one site vs. a single range on the others), which could equally reflect a genuinely different unit mix. Rather than guess which reading is correct, we're naming the conflict: ask for the RERA-filed carpet-area breakup directly, and confirm which figure any quoted rate is actually built on, before comparing this project's price to any other on a per-sq.ft. basis.
Price — what's actually public
We found no single, current, RERA-filed cost sheet for Purvanchal Sunbliss in this pass. What we found instead is two source clusters that don't fully agree on either size or price basis:

None of the above is a confirmed transaction price. As a rough cross-check — our own arithmetic on the two cited figures, not a claim from either source — a 3,695 sq.ft. super-area 4 BHK at ~₹10,000/sq.ft. and a 2,250 sq.ft. carpet-area 4 BHK at ₹3.6 Cr land in roughly the same total-price ballpark (~₹3.6–3.7 Cr) despite disagreeing on the rate basis, which is at least internally consistent even though neither is a RERA-filed cost sheet. Before treating any number here as a benchmark, ask Purvanchal Projects Private Limited directly for the current price list and the carpet-area breakup, not a WhatsApp-forwarded rate card.
What Purvanchal Group's own delivery record shows
Confirmed The promoter registered against Purvanchal Sunbliss — Purvanchal Projects Private Limited — is the same entity behind Purvanchal Group's long-running NCR portfolio. We independently traced two of its completed, occupied projects for this review: Purvanchal Royal City (Plot GH-05, Sector Chi-V, Greater Noida, RERA UPRERAPRJ3137, 22 acres) launched Phase 1 in June 2015 and reached full possession by March 2019, with a later Phase 2 (RERA UPRERAPRJ295195, reported) delivered by December 2023; and Purvanchal Silver City (Sector 93, Noida — 21 towers, 9 floors, 644 units across ~12.13 acres) has been occupied since 2007, predating the RERA Act entirely.
That gives Purvanchal Sunbliss something genuinely rarer in this specific reported-tier cluster of Sector 22D projects: a promoter with a real, checkable delivery history rather than only a launch brochure. Resident sentiment on Royal City, per multiple portal review sections, is generally positive — residents describe "a safe and sound township" with well-used amenities, alongside minor, ordinary complaints about balcony size and maintenance response times. Gap Beyond these two named projects, the group's own claimed scale conflicts sharply across the sources we found — one industry profile cites roughly 50 delivered projects and 3,500+ flats, while a portal describes the group as having delivered "over 10,000 residential units" — and we could not reconcile the two, so we're naming the gap rather than repeating either figure as settled.
Honest pros and cons versus the rest of Sector 22D
In its favour:
- Genuinely RERA-registered and directly confirmable on up-rera.in — unlike County and Orion, which surfaced no independently verifiable RERA number at all in our review.
- The widest reported configuration spread in the sector (studio through 4 BHK), against a set of neighbours that mostly offer only 3 and 4 BHK.
- A promoter with an independently-traceable, multi-decade NCR delivery record (Royal City, Silver City) — a genuinely checkable thing, not just a claim.
- Possession target (January 2030) sits mid-pack for the sector — behind ACE Terra and Greenbay The Monarque, but ahead of Gaur Chrysalis Phase 1 and Eldeco Echoes of Eden.
Open gaps, honestly stated:
- Configuration and area figures conflict materially between portal listings and the project's own marketing site — unreconciled as of this review.
- No independently-fetched, RERA-filed cost sheet; every price figure is portal-reported or single-source marketing, with no live BSP confirmed.
- The developer's own claimed delivered-project count and total-unit figures conflict across sources by a wide margin — a basic fact that should be easy to state consistently and isn't.
- Vidastu has no channel-partnership with Purvanchal Group and does not sell inventory here — we cannot independently vouch for on-site construction progress; a site visit remains the only way to confirm that.
Who should actually consider this project
Purvanchal Sunbliss is worth a look for buyers who specifically want configuration flexibility — a studio or compact entry unit alongside a full-size 4 BHK — in a sector where most projects offer only 3/4 BHK, and who take some reassurance from a promoter with a genuine, independently-checkable multi-decade delivery record rather than a first-time or purely reported-tier name. It's a weaker fit for buyers who want the earliest possible possession date (January 2030 sits mid-pack, not at the front) or who want a single, fully-reconciled cost sheet today — get the carpet-vs-super-area conflict resolved in writing before signing anything.
