Only three carry a fully transparent, live, directly-bookable cost sheet today: Gaur Chrysalis Phase 1 (registered, reported sold out), Eldeco Echoes of Eden (registered, under construction, Caelum tower open) and the three ACE Group filings (Terra/Edit/YXP, each separately registered). The rest — Codename Plume (openly pre-launch), Purvanchal Sunbliss, Greenbay The Monarque and Arihant Seasons 22D (each reported-registered but not independently re-confirmed by us on the portal), and County and Orion (no independently verifiable RERA number at all) and ATS Allure (RERA now confirmed, but conflicting portal pricing and tower count) — need a direct, personal verification step before any figure below is treated as current. Why Sector 22D, specifically

Every corridor guide on this site eventually points back here. Sector 22D sits closest to the operational stretch of the Yamuna Expressway approach to Noida International Airport, it was named in YEIDA's 2024 residual-plot land scheme, and — unlike Sectors 18 and 20 a few kilometres away, which show no named apartment supply in our review (see our four-sector buyer's guide) — it is where every major Yamuna Expressway developer has chosen to build. That concentration is exactly why buyers get confused here: multiple projects with similar-sounding "peacock," "butterfly" and lifestyle-branded names, at least one project actively marketed under two different names (Gaur Chrysalis Phase 1 vs. "Chrysalis 2.0"/Plume), and price quotes that vary by thousands of rupees per sq.ft across portals for the same address. This page exists to put every one of them in a single, sourced table — not to pick a winner for you. Cheapest quoted entry: ACE Edit, from a reported ₹85.76 lakh — but that is a smaller-format unit, not a 3 BHK-for-3 BHK comparison. Among projects with transparent per-sq.ft pricing and a live RERA filing, Eldeco Echoes of Eden's 3 BHK from ₹1.44 Cr (₹9,300/sq.ft BSP, Caelum tower) is the clearest verified entry ticket today.

Why we publish gaps instead of filling them Two rows above — County and Orion — carry a genuine RERA gap: no registration number we could independently surface. A third, ATS Allure, started the same way when this page first published; a follow-up review has since confirmed its RERA number directly (UPRERAPRJ918) and turned up a 2023 UP-RERA delay order, though its price and tower-count figures still conflict across portals. We could have rounded any of these off with a plausible-sounding estimate. We didn't, because a wrong number dressed up as confident advice is worse than an honest "verify this yourself" — and because the whole reason a page like this is useful is that every other figure on it earned its "Confirmed" or "Reported" tag rather than being assumed.

How Gaur Chrysalis, Chrysalis 2.0/Plume and Eldeco EOE relate to each other

Three names on this table cause almost all of the buyer confusion in Sector 22D, so it's worth stating plainly: Gaur Chrysalis Phase 1 and Codename Plume (widely marketed as "Chrysalis 2.0" or "Gaur Plume") are two separate projects by the same developer group — Chrysalis is the registered, reported-sold-out butterfly-themed original; Plume is the pre-launch peacock-themed sequel, still awaiting its own RERA number. Separately, Eldeco Echoes of Eden, Ballads of Bliss and Whispers of Wonder were long assumed to be one project under different campaign names — but UP-RERA records show three separate registrations by the same developer on adjacent Sector 22D plots: EOE (UPRERAPRJ125342/02/2026), Ballads of Bliss (UPRERAPRJ921261/05/2025) and Whispers of Wonder (UPRERAPRJ752382/09/2025). For any RERA number on this page, search it directly at up-rera.in rather than trusting a portal listing or a broker's claim — that includes the nine rows we've tagged "Confirmed" or "Reported" above, since portal data can lag or misstate a live filing. For current pricing on any project, ask for the RERA-filed cost sheet, not a WhatsApp-forwarded price list. And for County and Orion, treat the absence of a verifiable RERA number as the finding itself, not as an invitation to fill it in with a guess — ATS Allure's number is now confirmed (see our full review), but its other figures still need the same caution.
