The short answer
Eldeco Ballads of Bliss is a separate, independently RERA-registered Eldeco Group project — UPRERAPRJ921261/05/2025, registered 21 May 2025, plot GH-1A/2, promoter Eldeco Goodliving Properties Limited — on a Sector 22D, Yamuna Expressway plot adjacent to Eldeco Echoes of Eden (EOE), UPRERAPRJ125342/02/2026, plot GH-01B/1, promoter Eldeco Sohna Projects Limited, the project our sales desk represents. Each carries its own registration, promoter and completion date — Ballads of Bliss is not EOE under another name.
Full disclosure upfront: we are Vidastu Advisory (UP RERA Agent Reg. UPRERAAGT000309/01/2026), an authorized channel partner only for Eldeco Echoes of Eden — one of three separate, independently RERA-registered Eldeco projects at Sector 22D. We earn a commission when we help a buyer close on EOE.
We checked the UP RERA portal directly for all three project names before writing this, because a lot of what’s published online — including some of our own older pages — repeated an unverified claim that Ballads of Bliss is just an earlier marketing name for the same project now sold as EOE. That claim doesn’t hold up against the actual RERA filings; we’re correcting it here rather than quietly.
The Eldeco Sector 22D project family — three separate projects, one developer
Buyers searching online for an Eldeco property at Sector 22D, Yamuna Expressway, run into three project names on adjacent plots. Here’s what each one actually is, verified directly against the UP RERA portal:
- Eldeco Ballads of Bliss — a separate, independently RERA-registered project, UPRERAPRJ921261/05/2025 (registered 21 May 2025), plot GH-1A/2, promoter Eldeco Goodliving Properties Limited — a different promoter entity from the other two.
- Eldeco Whispers of Wonder (WOW) — also separately registered, UPRERAPRJ752382/09/2025 (registered 2 September 2025, status Active), plot GH-01C/1, promoter Eldeco Sohna Projects Limited — the same promoter SPV behind Echoes of Eden, on a neighbouring plot.
- The WOW Life — a lifestyle tagline / sub-brand used alongside Whispers of Wonder’s own marketing. Not a separate project.
- Eldeco Echoes of Eden (EOE) — the project we represent — UPRERAPRJ125342/02/2026, plot GH-01B/1, promoter Eldeco Sohna Projects Limited, the most recently registered of the three (February 2026).

The pricing below is for Echoes of Eden, the project our sales desk is authorised to represent. Ballads of Bliss, under its own RERA registration and a different promoter, has separate pricing — public listings report a Base Selling Price in the roughly ₹7,000–9,000/sq.ft range, though sources conflict; the only authoritative figure is a fresh cost sheet from Ballads of Bliss’s own sales channel.

Ballads of Bliss (plot GH-1A/2), Whispers of Wonder (plot GH-01C/1) and Echoes of Eden (plot GH-01B/1) sit on adjacent — but separate — plots within the same Sector 22D, Yamuna Expressway, Greater Noida cluster. Connectivity highlights common to the cluster:
- Noida International Airport (Jewar): ~10 minutes by road via the Yamuna Expressway service road. The closest premium high-rise residential cluster to the airport.
- Pari Chowk (Greater Noida): ~30 minutes via Yamuna Expressway.
- Sector 18 (Noida): ~50–55 minutes via Yamuna Expressway and Noida Expressway.
- Eastern Peripheral Expressway: Direct connectivity for north/east NCR access.
- Noida Metro Aqua Line Extension: Sanctioned to extend toward the airport corridor, with planned stations near Sector 22D.

- Cross-check the sanctioned plans and escrow account disclosure on that page against any brochure claim.
