Yamuna Expressway · YEIDA Sector 22D

House Construction in YEIDA Sector 22D — the Premium Airport-Belt Sector

~10 min from Jewar Airport Residential + mixed-use Eldeco / ATS / Migsun belt

YEIDA Sector 22D is a planned residential-and-mixed-use sector directly off the Yamuna Expressway in Gautam Buddha Nagar — about 10 minutes from Noida International Airport (Jewar) and the most-flagged premium address on the corridor. It is where listed developers launched their flagship apartment projects (Eldeco Echoes of Eden, ATS, Migsun and Oasis), and its internal roads, water, power and sewage are already developed. Vidastu is a UP-RERA-registered construction contractor (nirmaankarta) who builds turnkey independent homes for Sector 22D plot owners and handles YEIDA map approval, renovation and interiors.

Cost & timeline, up front: turnkey construction on the corridor runs about ₹2,100–₹3,000 per sq ft for standard finishes and ₹4,700+ per sq ft for premium — itemised per plot, never a fixed price list. Map approval plus construction realistically needs 12–18 months, so start early to beat the 31 December 2026 deadline. (Building your own house is a different product from the ₹8,999–₹9,500/sq ft launched apartments here — more on that below.)

Why 22D is the corridor’s apartment belt — and why that matters to plot owners

Direct answer: Sector 22D is the sector where the corridor’s listed developers chose to launch — and a house you build there inherits the same locational advantages they were buying. Of the 25+ YEIDA sectors along the Yamuna Expressway, 22D is consistently flagged as the highest-potential residential address because it stacks several advantages most sectors have only one or two of: it sits inside the 10-minute zone from Noida International Airport (Jewar), it has direct expressway access rather than a service-road detour, and its internal roads, water, power and sewage are already developed — so a finished home is habitable at possession, not three years after.

That is exactly why the flagship launches landed here. Eldeco Echoes of Eden, ATS, Migsun and Oasis are all in 22D, with launched premium apartment pricing around ₹8,999–₹9,500 per sq ft. If you hold a plot in or around 22D, building your own independent house puts you in the same micro-market as those projects — on land you control, finished to your own brief.

The sector listed developers picked for their flagships — 10 minutes from the airport, infrastructure already in the ground. A house you build here sits in that same belt.

Build a house, or buy an apartment? Two different products in 22D

Short answer: building your own house and buying a launched flat are not the same purchase — the price points, the control and the timeline all differ. Sector 22D is unusual on the corridor because it offers both routes: a deep bench of launched premium apartments, and plotted land you can build on yourself. Here is how they compare.

Launched apartment (BSP)
~₹8,999–₹9,500/sq ft
3 BHK, all-in
~₹1.3–₹1.8 crore
Build your own (turnkey)
~₹2,100–₹4,700/sq ft
Build timeline
12–18 months

A launched premium apartment in 22D — the kind Eldeco, ATS, Migsun and Oasis sell — comes finished, with amenities, at around ₹8,999–₹9,500 per sq ft (BSP); a 3 BHK lands near ₹1.3–₹1.8 crore all-in. Building your own independent house on a plot is a separate proposition: you control the layout, floors and finish, and the construction cost is about ₹2,100–₹4,700 per sq ft on top of whatever you paid for the land. If you already hold a plot in or near 22D, building is usually the route; if you want a managed flat with a clubhouse, the launched projects are the option. Vidastu builds the house — we do not sell you the apartment.

One number that is not a Vidastu quote. The ₹8,999–₹9,500/sq ft figure is the apartment market rate for Sector 22D from our location guide, shown here only to separate the two products. Your own-build cost depends on plot size, design, finish and site conditions — we give an itemised, per-plot written quote, never a fixed price list. Want the finish-by-finish breakdown? How much built-up area you get on a Sector 22D plot

Short answer: ground coverage and FAR are set by YEIDA byelaws and scale with plot size. 22D is a YEIDA sector, so the same byelaws that govern the rest of the Yamuna Expressway apply to your plot. Use this as a planning guide and confirm the exact figures against the official byelaws and your sanctioned plan.

Indicative YEIDA ground coverage by plot size (per byelaws). The exact per-size FAR/coverage grid is an official byelaws document — confirm before sanction.
Plot size (sqm)Max ground coverageNotes
Up to 200~80%Covers many smaller plots
201–500~75%Typical independent-home plots
501–1000~70%Larger independent homes
1001–2000~65%

FAR on a typical small residential plot is around 1.8 with a height cap near 15 m — roughly “2.5 floors plus a basement.” Stilt parking is free of FAR on plots of about 112 sqm and above, and one basement is free of FAR. Dwelling-unit limits also apply (up to 2 units plus a servant quarter on plots up to 100 sqm; up to 3 on 100–500 sqm). For the full worked numbers on a sample plot, see our Yamuna Expressway construction cost guide 2026 →, or the worked ₹-per-floor example on our Sector 20 page.

Coverage/FAR per YEIDA byelaws and YEIDA-specialist sources; the exact per-size FAR grid is an official byelaws document — treat figures here as “approximately” and verify before sanction.

Mind the deadline. YEIDA requires construction completed and a completion/occupancy certificate obtained within about three years of possession; the common deadline now runs to 31 December 2026 (10,000+ allottees benefit). Late completion attracts an escalating annual penalty — reported at roughly 4% / 6% / 8% of the prevailing circle rate in years one, two and three (treat as reported, confirm officially with YEIDA). Map approval plus a clean build realistically needs 12–18 months, so the safe move is to begin early.

Vidastu Developers Pvt. Ltd. is a UP-RERA-registered firm (Agent UPRERAAGT000309/01/2026), led by co-founder Ravi Shankar Sharma (30+ years in construction and development) with delivery led by Vidit Kaushik (BITS Pilani, 2022) — the same team behind Vidastu’s 4.8★-rated property advisory. We work only on a written contract and can show you real, visitable Yamuna Expressway projects before you commit.

How the build runs — approval to handover

  1. Design & layout — we plan within your plot’s ground coverage and FAR (floors, rooms, parking, basement) with a CoA-registered architect.
  2. YEIDA map approval — the building plan is filed online via the BPMS portal and cleared through Smart-DCR scrutiny.
  3. Structure — foundation, RCC frame, brickwork and slabs to the sanctioned design, built to the structural-stability certificate.
  4. Finishes & interiors — plaster, flooring, electrical, plumbing, paint and fit-out to the finish level priced in your quote.
  5. Completion & handover — we assist with the YEIDA completion/occupancy certificate (needed for utilities, loans, registry and resale), then hand over the keys.

Every stage runs on a written milestone contract, with money released against completed stages and milestone updates on WhatsApp — never one large advance.

Where Sector 22D sits

Sector 22D is directly off the Yamuna Expressway in Gautam Buddha Nagar — about 10 minutes from Noida International Airport (Jewar), ~5 minutes from Film City (Sector 21), ~20 minutes from Pari Chowk and ~35–40 minutes from Noida Sector 18. The planned Aqua Line metro extension and a pod-taxi link to the airport and Film City are set to pass through the corridor.

Sector 22D construction FAQ

What is YEIDA Sector 22D, and why do plot owners build there?
Sector 22D is a YEIDA-planned residential-plus-mixed-use sector directly off the Yamuna Expressway in Gautam Buddha Nagar, about 10 minutes from Noida International Airport (Jewar). It is the corridor’s premium airport-belt address — internal roads, water, power and sewage are already developed, and it is where listed developers launched their flagship apartment projects (Eldeco Echoes of Eden, ATS, Migsun and Oasis). Plot owners build here for the same reason those developers did: a 10-minute airport drive, direct expressway access and ready infrastructure, which means habitability at possession rather than years later.
How much does it cost to build a house in Sector 22D?
As a 2026 market guide for the Yamuna Expressway / YEIDA belt, turnkey construction runs about ₹2,100–₹3,000 per sq ft for standard finishes and ₹4,700+ per sq ft for premium, with the 2026 standard rate near ₹2,500 per sq ft. That is the cost to build your own home — separate from the ₹8,999–₹9,500/sq ft launch pricing of ready-built apartment projects in the sector. Vidastu does not publish a fixed price list; we give an itemised, per-plot written quote after seeing your plot size, floors and finish. See the 2026 cost guide for the full breakdown.
Building a house in 22D vs buying an Eldeco / ATS apartment — which makes sense?
They are different products. Launched premium apartments in Sector 22D sit around ₹8,999–₹9,500 per sq ft (BSP) — a 3 BHK works out to roughly ₹1.3–₹1.8 crore all-in. Building your own independent house on a plot lets you control layout, floors and finish, with turnkey construction at about ₹2,100–₹4,700 per sq ft on top of your land cost. If you already hold a plot in or around 22D, building is usually the route; if you want a managed apartment with amenities, the launched projects are the option. Vidastu builds the house; we don’t sell you the apartment.
How much built-up area can I construct on a Sector 22D plot?
It depends on plot size under YEIDA byelaws. Ground coverage runs from about 80% on plots up to 200 sqm down to about 75% on 201–500 sqm plots, with FAR around 1.8 on a typical small residential plot and a height cap near 15 m — roughly 2.5 floors plus a basement. Stilt parking is free of FAR on plots of about 112 sqm and above, and one basement is free of FAR. Confirm the exact grid against the official YEIDA byelaws and your sanctioned plan before finalising drawings.
When must I finish building on my Sector 22D plot?
YEIDA requires construction to be completed and a completion/occupancy certificate obtained within about three years of physical possession. The common construction deadline has been extended by one year to 31 December 2026, which over 10,000 allottees benefit from. Confirm your specific date from your allotment and lease-deed papers, and plan early — map approval plus construction realistically needs 12–18 months. Late completion attracts an escalating annual penalty, reported at roughly 4% / 6% / 8% of the prevailing circle rate in years one, two and three; treat these as reported figures and confirm the exact charges officially with YEIDA.
I’m an NRI — can you manage a Sector 22D build remotely?
Yes. For NRI plot owners we run remote-build management with regular photo/video updates, online progress reports and milestone-based payments, so you can build your Sector 22D home without being on-site.
