Of the 25+ YEIDA sectors along the Yamuna Expressway, 22D is consistently flagged as the highest-potential residential address because it stacks several advantages most sectors have only one or two of: it sits inside the 10-minute zone from Noida International Airport (Jewar), it has direct expressway access rather than a service-road detour, and its internal roads, water, power and sewage are already developed — so a finished home is habitable at possession, not three years after.

Build a house, or buy an apartment? Two different products in 22D
Short answer: building your own house and buying a launched flat are not the same purchase — the price points, the control and the timeline all differ. Sector 22D is unusual on the corridor because it offers both routes: a deep bench of launched premium apartments, and plotted land you can build on yourself. Here is how they compare.
A launched premium apartment in 22D — the kind Eldeco, ATS, Migsun and Oasis sell — comes finished, with amenities, at around ₹8,999–₹9,500 per sq ft (BSP); a 3 BHK lands near ₹1.3–₹1.8 crore all-in. Building your own independent house on a plot is a separate proposition: you control the layout, floors and finish, and the construction cost is about ₹2,100–₹4,700 per sq ft on top of whatever you paid for the land. If you already hold a plot in or near 22D, building is usually the route; if you want a managed flat with a clubhouse, the launched projects are the option. How much built-up area you get on a Sector 22D plot
Short answer: ground coverage and FAR are set by YEIDA byelaws and scale with plot size. 22D is a YEIDA sector, so the same byelaws that govern the rest of the Yamuna Expressway apply to your plot. Use this as a planning guide and confirm the exact figures against the official byelaws and your sanctioned plan.

FAR on a typical small residential plot is around 1.8 with a height cap near 15 m — roughly “2.5 floors plus a basement.” Stilt parking is free of FAR on plots of about 112 sqm and above, and one basement is free of FAR. Dwelling-unit limits also apply (up to 2 units plus a servant quarter on plots up to 100 sqm; up to 3 on 100–500 sqm). YEIDA requires construction completed and a completion/occupancy certificate obtained within about three years of possession; the common deadline now runs to 31 December 2026 (10,000+ allottees benefit). Late completion attracts an escalating annual penalty — reported at roughly 4% / 6% / 8% of the prevailing circle rate in years one, two and three (treat as reported, confirm officially with YEIDA). Map approval plus a clean build realistically needs 12–18 months, so the safe move is to begin early.
