Direct answer: Sector 20 is a confirmed, dedicated residential sector, listed as “ongoing” on YEIDA’s official website. That distinction matters: where some Yamuna Expressway sectors mix residential with commercial land, Sector 20 is a core plotted-residential belt — near Noida International Airport (Jewar) and the proposed Film City. Its planned plots run larger than the small plots in newer draw schemes, which suits owners building a full family home.
Planned plot sizes are 300, 500, 1000, 2000 and 4000 sqm. Older 2009-scheme plots in similar sizes also change hands on the resale market across the corridor.

How much you can build — FAR & coverage by plot size
Short answer: bigger plots get more absolute floor area, but a lower percentage — FAR and coverage both step down as plot size rises. On a roughly 300 sqm plot you get about 75% ground coverage with FAR around 1.8; on a 1000 sqm plot, coverage drops to about 70% and FAR is closer to 1.5. The height cap is near 15 m — broadly “2.5 floors plus a basement” on smaller plots. Use this as a planning guide and confirm against the official YEIDA byelaws.

Stilt parking is free of FAR on plots of about 112 sqm and above, and one basement is free of FAR — useful on these larger Sector 20 plots. Dwelling-unit limits also apply: up to 3 units on plots above 100–500 sqm, and up to 4 on plots above 500 sqm.

Roughly 4,800 sq ft of built-up area at about ₹2,500 per sq ft (the 2026 YEIDA / Yamuna Expressway standard turnkey rate) works out to about ₹1.2 crore for a ground-plus-one home. Choose basic finishes and the rate starts nearer ₹2,100/sq ft; go premium and it climbs to ₹4,700+/sq ft. Mind the deadline. YEIDA requires construction completed and a completion/occupancy certificate obtained within about three years of possession; the common deadline now runs to 31 December 2026 (10,000+ allottees benefit). Late completion attracts an escalating annual penalty — reported at roughly 4% / 6% / 8% of the prevailing circle rate (years one to three; treat as reported). On the larger Sector 20 plots a full build takes time, so start early.
