That distinction matters: where some Yamuna Expressway sectors mix residential with commercial land, Sector 20 is a core plotted-residential belt — near Noida International Airport (Jewar) and the proposed Film City. Its planned plots run larger than the small plots in newer draw schemes, which suits owners building a full family home.

Planned plot sizes are 300, 500, 1000, 2000 and 4000 sqm. Older 2009-scheme plots in similar sizes also change hands on the resale market across the corridor.

The height cap is near 15 m — broadly “2.5 floors plus a basement” on smaller plots. Use this as a planning guide and confirm against the official YEIDA byelaws.

Stilt parking is free of FAR on plots of about 112 sqm and above, and one basement is free of FAR — useful on these larger Sector 20 plots. Dwelling-unit limits also apply: up to 3 units on plots above 100–500 sqm, and up to 4 on plots above 500 sqm.
