Number of floors

FAR & ground coverage
YEIDA byelaws cap how much you can build — about 80% coverage on plots up to 200 sqm, and roughly FAR 1.8 on typical residential plots. That sets your maximum built-up area, and therefore the spend ceiling.
Finish level
Flooring, kitchen, bathrooms, doors, façade and paint are where budgets swing most. The same structure can finish at very different prices.
Structure & soil
Foundation depth, steel grade, seismic design and site/soil conditions set the structural cost base before a single finish is chosen.
Location & logistics

- Plot: 200 sqm (≈ 2,153 sq ft). At up to 80% ground coverage, the footprint is ≈ 1,720 sq ft.
- Floors: ground + 1. Built-up area ≈ 3,600 sq ft (footprint across two floors, plus stairs).

How to read a contractor quote
A low per-sq-ft headline often hides what’s excluded. Before you sign, check what the rate actually covers:
Is it turnkey or labour-only?
Turnkey includes material; labour-only does not. A ₹2,500 turnkey rate and a ₹2,500 labour-only rate are completely different deals.
How is area measured?
Is the rate on carpet, built-up or super-built-up area? Are balconies, stairs, stilt and basement counted? The basis changes the total by lakhs.
What spec is assumed?
Steel grade and brand, cement grade, tile and fittings allowance, wiring and plumbing brands. A named spec sheet beats a vague “good quality.”
What’s excluded?
Boundary wall, gate, overhead/underground tank, electricity & water connection, map-approval fees and GST are common “extras.” Ask up front.
