A low per-sq-ft headline often hides what’s excluded. Before you sign, run the contractor-vetting checklist and check what the rate actually covers:

Is it turnkey or labour-only?

Turnkey includes material; labour-only does not. A ₹2,500 turnkey rate and a ₹2,500 labour-only rate are completely different deals.

How is area measured?

Is the rate on carpet, built-up or super-built-up area? Are balconies, stairs, stilt and basement counted? The basis changes the total by lakhs.

What spec is assumed?

Steel grade and brand, cement grade, tile and fittings allowance, wiring and plumbing brands. A named spec sheet beats a vague “good quality.”

What’s excluded?
