How to read a contractor quote
How do you read a construction quote in Greater Noida? Check four things before signing any quote, including ours: whether it is turnkey or labour-only, how area is measured (carpet, built-up or super-built-up), what material spec is named line by line, and what is excluded — boundary wall, tanks, connections, approval fees and GST. Is it turnkey or labour-only?
Turnkey includes material; labour-only does not. The same headline number can price two completely different deals.
How is area measured?
Carpet, built-up or super-built-up? Are balconies, stairs, stilt and basement counted? The basis changes the total by lakhs.
What spec is assumed?
Steel grade, cement, tile and fittings allowance, wiring and plumbing brands. A named spec sheet beats a vague “good quality.”
What’s excluded?

YEIDA extended the free construction window to 31 December 2026 (87th board meeting, Nov 2025) — 10,000+ allottees with executed lease deeds have not yet built, and only around 1,100 functional certificates have been issued. A build runs months, and map approval and the completion certificate add their own timelines — starting now keeps a realistic window to finish, certify and avoid extension charges. What’s changed heading into H2 2026
As of July 2026, three things have moved since this guide was first written — none of them change how Vidastu prices a build, but they change the calendar math on when to start:
The airport is operating, not pending
Noida International Airport (Jewar) was inaugurated 28 March 2026, and commercial domestic flights have been running since 15 June 2026 — the corridor’s long-standing “airport coming” premise is now a fact on the ground, not a projection.
BPMS is the only sanction route — no fallback
Since 1 August 2024, YEIDA’s online BPMS portal is the sole legal channel for a building-plan sanction on a Yamuna Expressway plot; there is no offline route if your architect isn’t empanelled and BPMS-ready. Full BPMS process →
The 31 Dec 2026 window is inside its final stretch
With 10,000+ allottees still to build and only around 1,100 functional certificates issued so far, a build started today needs the full 10–16 month runway to clear the deadline — not just the construction months.
What still hasn’t changed: no per-sq-ft rate card, the same five cost drivers, and one binding itemised quote after a free site walk. A large share of YEIDA allottees live outside India, and the 31 December 2026 window applies to them just the same. A remote build needs three things in place:
