Direct answer: Greater Noida West and Noida Extension refer to the same GNIDA-planned residential zone. “Greater Noida West” is the official designation on GNIDA maps; “Noida Extension” is the colloquial name that spread because the land bridges Noida and Greater Noida. For plot owners and their builders, the name matters less than the authority: this belt is GNIDA jurisdiction, which means building plan sanctions come from GNIDA, not YEIDA or Noida Authority.
The belt covers a large arc of sectors — Tech Zone IV, Tech Zone V, Sectors 1, 2, 4, 10, 16B, 16C and the major Gaur City township — and it is one of the fastest-absorbed residential markets in the NCR, driven by its proximity to Noida via NH-9 and the Noida–Greater Noida Expressway.

Alluvial soil, variable bearing capacity — why the foundation decision matters here
Greater Noida West sits on the Indo-Gangetic alluvial plain — a broad, deep deposit of silty-clayey sediment laid down by the Yamuna and Hindon river systems. For construction, alluvial soil is workable under normal residential loading, but it is not uniform across the belt. Low-lying pockets, areas near historical drainage channels or plots that were previously waterlogged can have materially lower bearing capacity — enough to require a raft or pile foundation rather than conventional isolated column footings.
Bore-log test first
A soil investigation (bore-log) at your specific plot tells you the bearing capacity at the depth your foundation will sit. Vidastu commissions this before any design is finalised — not after.
Isolated footing (most plots)
On well-drained alluvial plots with adequate bearing capacity, conventional RCC isolated or combined footings are used — the standard for most G+2 homes in the belt.
Raft foundation (low-lying plots)
Where bearing capacity is lower or the water table is shallow, a raft (mat) foundation distributes the load across a larger area and prevents differential settlement.
Pile foundation (edge cases)
For very weak subsoil pockets or multi-storey loads, bored piles transfer load to a competent stratum deeper in the profile. Rare in standard residential builds here, but the bore-log flags it if needed.
The soil test cost is a small fraction of your total build; skipping it to save money is how structural problems start. Every Vidastu Build includes a bore-log as a standard pre-design step — and the foundation type is fixed in your written quote before a rupee is spent on structure.
GNIDA building plan approval — how it works for plot owners
Short answer: for a Greater Noida West / Noida Extension plot, your building plan sanction comes from GNIDA, not Noida Authority or YEIDA. The process runs through GNIDA’s online building plan portal, where CoA-registered architects submit drawings that are checked against GNIDA bye-laws — ground coverage, FAR, setbacks, building height and parking. Once the sanction is issued, construction can begin; at the end of the build, you apply for a completion certificate from GNIDA, which is essential for utility connections, home loan drawdown and eventual sale or mortgage.

- Structure — months 3–9. Foundation to the soil-confirmed design, RCC frame, brickwork and slabs to the sanctioned plan and structural stability certificate.
- Finishes & interiors — months 8–15. Plaster, flooring, electrical, plumbing, paint and fit-out to the finish level in your quote.
- Completion certificate & handover. We apply for the GNIDA completion certificate, then hand over the keys. A typical turnkey home runs 10–16 months end to end.
Payments are stage-wise and milestone-linked: 10% on agreement & design sign-off, 20% at foundation & plinth, 35% at RCC structure & brickwork, 25% at finishes, 10% at handover (indicative split; exact milestones fixed in your written contract).
