    Scope, materials, timeline and a payment schedule tied to completed stages — agreed in writing before any payment. Money releases only as each milestone is finished.

  • Regular photo & video updates

    Dated progress photos and video, plus online reports — built for owners who can't visit weekly, including NRIs managing a build remotely.

What you can see on a site visit

A 30-minute walk-through tells you more than any brochure. Here's what to look at — on our sites or anyone's.

  • Structural build quality

    Column and slab work, steel detailing, line and level of the walls, RCC finish. The bones of the house, before plaster hides them.

  • Materials actually used

    Cement brand and grade, TMT steel (Fe500/Fe500D), brick or block, the wiring and plumbing brands on site — compare them against what the contract promises.

  • Finishing & workmanship

    Tile alignment, plaster smoothness, door and window fitting, waterproofing in bathrooms and on the terrace, paint coverage. Finishing is where corners get cut.

  • The owner's own account

    Were milestones met? Were costs honoured? How were delays and snags handled after handover? Ask the person who lived through the build.

Questions to ask any contractor

Use this checklist with us — and with anyone else you're considering. A contractor who builds honestly will welcome every one of these.

  • Can I visit a live site and meet the owner?

    If the answer is “not right now” or only staged photos appear, treat it as a red flag.

  • Will I get a written, milestone-linked contract before paying?

    Scope, materials, timeline and payment stages on paper — not a verbal estimate.

  • Is the quote itemised — and what changes it?

    A clear per-plot breakdown beats a single round number. Ask what would push the price up later.

  • Who handles YEIDA map approval and the completion certificate?

    Building plans are sanctioned online by YEIDA via the BPMS portal, by a Council-of-Architecture-registered architect. Confirm who manages that filing — and the completion certificate you'll need for utilities, loans and registry.

  • How will you keep me updated — especially if I'm an NRI?

    Ask for dated photos/video and a named point of contact, not occasional WhatsApp forwards.

  • Are you a registered entity, and how do you handle snags after handover?

    A registered company and a clear post-handover process say more than any testimonial.
