Direct answer: Noida Authority has plotted residential land in dozens of sectors, but independent houses dominate in a specific cluster of older and mid-city sectors. The Noida Authority has invited residential plot e-bids across sectors 41, 43, 44, 47, 51, 52, 53, 56, 61, 70, 71 and 72, while Noida Expressway sectors (96, 97, 98) offer newer plots closer to the Greater Noida border.

Sector 41 is one of Noida’s most established independent-house addresses — blocks A through J of fully-built homes set in a greenbelt. Sectors 51 and 61 have Blue Line metro stations, making them popular for plot owners who want both a standalone home and easy commute access. Sectors 70 and 71 are larger, newer sectors where independent plots sit alongside group housing. Each sector has a distinct mix of plot sizes, setback rules and neighbourhood character — and that mix changes what you can build and how long it takes to get approved.

Noida Authority bye-laws — what you can build on your plot

Short answer: FAR and ground coverage depend on your plot size, and the numbers vary meaningfully between a 100 sqm and a 300 sqm plot. Under Noida Authority building bye-laws, ground coverage for smaller residential plots (up to 100 sqm) can be as high as 75%, with FAR in the range of 1.8–2.0. Larger plots (200 sqm and above) typically have coverage around 60% and a lower FAR. Maximum permissible building height for residential plots is generally 15 metres, which allows up to G+4 floors including stilt parking — though the exact number of storeys you can build depends on your FAR and coverage limits, not just the height cap.

Setbacks also scale with plot size: front setbacks typically run 3–6 metres, with rear and side setbacks of 1.5–3 metres depending on plot dimensions. Noida Authority plan approval — how it works

Short answer: Noida Authority approves building plans online through noidaauthorityonline.in, and the process is faster when the drawings are right first time. The steps are: a CoA-registered architect prepares drawings to your plot’s bye-law limits; the plan is uploaded to the Authority’s portal along with documents and the fee; the Authority scrutinises it and, if clear, sanctions it. A completion and occupancy certificate must then be obtained before you can get utilities, a home loan or register the property.   1. Design & layout — weeks 1–3. A CoA-registered architect plans within your Noida plot’s bye-law limits — FAR, coverage, setbacks, floors, rooms, parking.
  2. Noida Authority plan approval — weeks 3–8. The building plan is filed online via the Authority’s portal, scrutinised against bye-laws and sanctioned — in-house, as part of the build.
