What Sector 22D is
Sector 22D is one of the residential sectors of the Yamuna Expressway Industrial Development Authority (YEIDA), in Gautam Buddh Nagar. It carries both group housing and individual YEIDA plots.
The group housing shows on the UP-RERA register. VVIP Yamuna’s filing, for example, gives its address as Plot No. GH-01B/2, Sector 22D. YEIDA itself registered a group housing plot there, GH06, Sec-22D, on 10 August 2017, and an affordable housing project in the sector the day before. Our directory lists 10 registrations whose own filed name or address states Sector 22D, as on 2 November 2026.
The plots come from YEIDA’s own schemes. Sector 22D was one of four sectors in YEIDA’s 2024 residual-plot scheme, RPS-08/2024, with Sectors 16, 18 and 20 (YEIDA Residential Plots Brochure, 5 July 2024). Our four-sector guide records it in the current RPS-10/2026 scheme as well.
Where Sector 22D sits: the schematic map
Sector 22D lies along the Yamuna Expressway, between Pari Chowk in Greater Noida and Noida International Airport at Jewar. It is part of the residential belt near the airport end of the expressway. Our connectivity matrix reads it at roughly 20 to 24 km from Pari Chowk and roughly 4 to 6 km from the planned Film City in Sector 21 (map-based, 12 July 2026).
How far Sector 22D is from Jewar airport
Our Jewar airport distances page states Sector 22D at approximately 10 to 12 km, about 10 to 15 minutes by road. That makes it the closest origin on that page (data verified 31 July 2026).

None of these figures discloses a start point, route or time of day. The airport itself is confirmed: commercial flights began on 15 June 2026 (our airport timeline, 16 July 2026).

What is built, and what is still on paper

- The Yamuna Expressway: 165 km, six lanes, open since 2012 (our airport timeline, July 2026). Confirmed
- Noida International Airport: commercial flights since 15 June 2026 (our airport timeline, 16 July 2026). Confirmed
- ATS Allure, registered on 31 July 2017, is the oldest registration in our Sector 22D directory. Portals describe it as largely complete. A February 2023 UP-RERA order recorded handover still incomplete for 19 complainants at that date (our ATS Allure review). Reported
- Our build-lane page describes the sector’s internal roads, water, power and sewage as developed (June 2026). We have not seen a YEIDA document that confirms it, so check services at your own plot. Not confirmed
- Our Sector 22D comparison lists Eldeco Echoes of Eden as registered and under construction. Reported
- Declared completion dates on the filings we have read run from December 2028 (ACE Terra) into 2031. A declared completion date is the promoter’s filed target, not a handover promise. Check each filing’s extension history on up-rera.in.
- Film City, Sector 21: planned. YEIDA’s brochures still called it planned in July 2026 (our airport timeline). Read our Film City status sheet. Confirmed
- Rapid rail: the revised Ghaziabad to Jewar RRTS proposal runs through Sectors 18 and 21, not 22D, and has no approved alignment or construction start (Metro Rail Today, 15 December 2025, as recorded in our airport timeline). Confirmed
- County and Orion: marketed in Sector 22D with no UP-RERA registration number found when we checked on 11 July 2026. Treat both as marketing until a number appears. Not confirmed
How to read a Sector 22D brochure claim
- The registration number. Search it on up-rera.in. Then read the address on the filing. Our directory lists a project under 22D only when its own filing says Sector 22D.
- The airport minutes. This site’s own figures for 22D run from 10 to 12 km up to 15 to 16 km. A brochure line of a few minutes, with no route, start point or time of day, is a developer’s claim, not a measurement.
- Film City and rail lines. Film City is planned. The only rapid-rail proposal is unapproved and runs via Sectors 18 and 21. A brochure that sells either as a present-day amenity is ahead of its sources.
- The completion year. Compare any year in the brochure with the declared completion date on the UP-RERA filing. The filed date is the promoter’s target. Check whether it has already been extended.
- Similar names, separate projects. Gaur Chrysalis (Phase 1) and Gaur Alaris, once marketed as Chrysalis 2.0 or Gaur Plume, are separate registrations. So are Eldeco Echoes of Eden, Ballads of Bliss and Whispers of Wonder. One project’s number never covers another.
- Who does what. UP-RERA registers projects. YEIDA allots land and sanctions building plans. A brochure that mixes up those roles is telling you something about the brochure.
