We confirmed this two ways: a direct up-rera.in fetch of a sibling filing at the same address (Greenbay Golf Village itself, UPRERAPRJ9320, registered 2017, same promoter name and the same contact email) and ReraTracker's independent aggregation of The Monarque's own record, which agrees on promoter, the 4.22-acre (17,095 sq.m.) land area, and both dates.
Reported unit details, per one aggregator's reading of the filing and a premiumrealty.in project profile: roughly 314 units in 3.5 BHK (1,455 sq.ft. carpet / 2,458 sq.ft. super area) and 4.5 BHK (2,038 sq.ft. carpet) configurations, each reportedly including a servant room, a private deck jacuzzi, and dual views — golf course on one face, forest on the other Reported. Several marketing pages still list total units and tower count as "Coming Soon," so treat the unit count as provisional until Green Bay Infrastructure confirms it directly.
Golf Village plots vs. The Monarque apartments — the distinction that actually matters
Confirmed "Greenbay Golf Village" and "Greenbay The Monarque" are not the same registration. The township itself — plotted development, golf course and shared infrastructure — carries its own, older UP-RERA filing (UPRERAPRJ9320, registered 14 August 2017, declared completion 31 December 2017), confirmed directly on up-rera.in. Portal listings describe that plotted scheme as largely delivered, with families already living there and land plots reportedly priced from roughly ₹1.42 Cr up to ₹7.12 Cr for premium plots. The Monarque is a separate, much newer group-housing apartment filing — UPRERAPRJ710489/10/2025, registered October 2025 — sited on its own 4.22-acre plot inside that same township, under the same promoter, Green Bay Infrastructure Private Limited.
This is a genuinely useful distinction, not a technicality: a buyer hearing "Greenbay Golf Village is ready to move" should not assume that means The Monarque's apartment towers are ready, or even under visible construction. They are two different registrations at two very different stages of the same township, under the same promoter entity. Confirm which specific filing any quoted price, possession date or photo actually refers to before treating it as current.
Price — what's actually public
This is the shortest section in this review because there is almost nothing to report. We checked portal listings, the developer-adjacent premiumrealty.in profile, and ReraTracker's aggregation of the RERA filing itself — none carries a published price for Greenbay The Monarque's apartments. The only price figure we found anywhere near this project is for the broader Greenbay Golf Village plotted scheme (reported ₹1.42–7.12 Cr for land plots), which is a different asset type on a different, older RERA filing and should not be assumed to translate to The Monarque's apartment pricing in any way.
Gap No RERA-filed cost sheet, no portal asking price, no marketing-site rate card — we found nothing. If you're seriously evaluating this project, get a current, dated price list directly from Green Bay Infrastructure Private Limited in writing before going any further; treat any number quoted to you verbally or over WhatsApp as unverifiable until it's on that list.
The promoter group behind it — Orris, and what we found
Confirmed Green Bay Infrastructure Private Limited's promoter contact for both Greenbay Golf Village and The Monarque uses an @orris.in email address — the same domain as Orris Group's own corporate site, which describes a diversified NCR business spanning construction, manufacturing, education, golf, energy and hospitality, with a stated history of 17+ years in real estate.
Separately, a different registered legal entity under the same brand — Orris Infrastructure Private Limited — was fined ₹30.48 crore by the Haryana Real Estate Regulatory Authority (HARERA), Gurugram, in an order dated 22 January 2020. The order concerned a stalled 9.5-acre commercial project in Sector 82A, Gurugram: the promoter held a development licence since 2008 but, per the tribunal's own finding, had done "nothing on site" 11 years later, and had still not registered the project with HARERA more than two and a half years after the RERA Act's registration deadline passed. That is a documented regulatory finding against a different promoter entity, in a different state, on a different (commercial) project — not against Green Bay Infrastructure Private Limited or The Monarque specifically, and not evidence of anything about this project's own delivery. We're naming it because it's a real, sourced fact about the wider group, in the same spirit as our ATS Allure review naming ATS Knightsbridge's separate insolvency: a data point worth knowing, not a verdict on the project in front of you.
Honest pros and cons versus the rest of Sector 22D
In its favour:
- Genuinely RERA-registered, with the promoter's identity independently confirmed two ways — directly on up-rera.in (via a sibling filing) and through an independent aggregator's record of this specific project.
- Sits inside an already-substantially-built township rather than a raw greenfield site — Greenbay Golf Village's plotted scheme is reportedly delivered and occupied, meaning basic township roads, access and possibly the golf course itself likely already exist, unlike some purely paper pre-launches in the sector.
- A genuinely distinctive amenity: golf-course and forest dual-view positioning that no other named project in our Sector 22D set claims.
- A relatively compact scale (4.22 acres, ~314 reported units) compared to some 900–1,100-unit megaprojects nearby, which some buyers may prefer.
Open gaps, honestly stated:
- Zero public price recovered anywhere for The Monarque itself, despite checking multiple sources — a real gap, not just a wide range.
- Unit and tower count are single-aggregator figures; several marketing pages still say "Coming Soon" for both.
- Very early in its RERA life (registered October 2025, ~9 months old as of this review) — no independent, on-the-ground construction-progress confirmation is available yet.
- The promoter group's shared branding includes a separate entity with a documented ₹30.48 Cr regulatory penalty in another state — not a claim against this project, but worth knowing before relying on brand reputation alone.
Who should actually consider this project
Greenbay The Monarque is worth a look for buyers specifically drawn to golf-course-adjacent living inside an already-populated township setting, who are comfortable proceeding without any public price anchor and are prepared to request a full cost sheet and construction-progress update directly from the developer before committing. It is a weaker fit for buyers who want a large project with abundant unit choice (only ~314 reported units, a compact 4.22-acre footprint), who need construction-progress transparency today, or who are not comfortable evaluating a project barely nine months into its RERA registration.
