Arihant Seasons 22D: Honest Review (2026)

A real, established developer and a stated RERA number — but a set of scale figures across sources that flatly won’t reconcile. Every claim dated and sourced, every gap named rather than filled.

In one paragraph

Arihant Seasons 22D is a pre-launch 3 & 4 BHK project on a Yamuna Expressway Sector 22D parcel that Arihant Buildcon won at a YEIDA e-auction in October 2024. Of the three least-verifiable Sector 22D projects we reviewed this pass, this one starts from the strongest footing: Arihant Buildcon is a real, established developer (founded 1996, a delivered Delhi-NCR portfolio including Arihant Ambience, Residency, Paradiso, Harmony and Altura), and a RERA number — UPRERAPRJ974543/02/2026 — is stated verbatim on the developer’s own official page, not just a third-party portal. That said, we were not able to independently re-confirm this number directly on the live up-rera.in portal in this pass, so we’re treating it as developer-reported rather than portal-confirmed. More strikingly, the project’s own basic scale doesn’t agree source to source: cited acreage ranges from 10.2 to 11.8 acres, tower count from 4 to 11–12, and total units from 952 to 1,028, depending which listing you read. Pricing is pre-launch and gated behind enquiry everywhere we checked, with a cited pre-launch BSP anywhere from ₹6,700 to ₹8,345 per sq.ft. Verify the live filing and the actual sanctioned building plan yourself before treating any of these figures as settled.

What sets this one apart from County and Orion

Arihant Seasons 22D is a pre-launch 3 & 4 BHK development on a Sector 22D, Yamuna Expressway parcel that Arihant Buildcon won at a YEIDA e-auction in October 2024. Unlike County or Orion — where developer identity itself is unconfirmed against any single, checkable company — Arihant Buildcon is a real, independently identifiable developer. Multiple sources agree it was founded in 1996, operates out of Ghaziabad, Greater Noida and Faridabad, and has delivered named projects including Arihant Ambience, Arihant Residency, Arihant Paradiso, Arihant Harmony and Arihant Altura in Delhi-NCR Confirmed.

A RERA registration number, UPRERAPRJ974543/02/2026, appears verbatim on the developer’s own official new-launch page (arihantbuildcon.com) — not just on a third-party aggregator — and every portal we cross-checked (squareyards.com, 360propguide.com and others) cites the identical number. That consistency across the developer’s own domain and multiple independent portals is a meaningfully stronger signal than County’s or Orion’s “Coming Soon” placeholders.

What we still could not do Independently pull up UPRERAPRJ974543/02/2026 on the live up-rera.in portal ourselves in this pass — its search interface did not return a browsable project page for this number when we tried. That doesn’t mean the number is wrong; it means we’re reporting it as developer- and portal-stated, not as something we personally re-verified against the state’s own live database. Do that check yourself, or ask us to, before relying on it.

The scale figures that don’t reconcile

This is where Arihant Seasons 22D gets genuinely messy. Across the sources we checked on 11 July 2026:

SourceAcreageTowersUnits
One portal (via search summary)10.2 acres4 (A–D, G+30 floors)1,028
Developer’s own page~11 acresNot statedNot stated
squareyards.com11.5 acres9 high-rise towers952
Our own prior corridor research~11.8 acres (YEIDA e-auction, Oct 2024)11–12 plannedNot independently reconciled

A 10.2-versus-11.8-acre spread on the same stated parcel, and a tower count anywhere from 4 to 12, is not a rounding error — it suggests either different snapshots of an evolving plan, simple portal error, or genuinely unreconciled marketing copy. We could not determine which from what’s publicly available. The one document that would settle this is the RERA-filed building plan itself, which is exactly why we recommend checking the live up-rera.in filing rather than any single portal’s number.

Price — pre-launch, and itself inconsistent

Arihant Seasons price list

Cited pre-launch BSP figures range from about ₹7,500 to ₹8,345 per sq.ft. depending on the source, with expectations of a rise toward ₹9,000–10,000 per sq.ft. once the project formally launches. One portal separately cites a blended average of roughly ₹6,700/sq.ft. and an overall unit-price band of ₹1.45–3.10 Cr. None of these is a RERA-filed cost sheet — they’re pre-launch asking-price commentary from different dates and methodologies, and they don’t agree with each other either. Treat every figure here as directional only, and ask for the current, written price list before assuming anything about what a specific unit will actually cost.

“A 10.2-versus-11.8-acre spread on the same stated parcel is not a rounding error.”

Amenities and positioning

The developer’s own site describes an amenity-forward pitch: five clubhouses totalling roughly 1 lakh sq.ft. of recreational space, multiple infinity/temperature-controlled pools, indoor and outdoor multi-sport courts, and roughly 7 acres of contiguous central green space Reported. We could not independently confirm which of these are part of the current sanctioned plan versus longer-term aspirational marketing — a fair question to put directly to the sales team rather than assume from a brochure.

Where Arihant Seasons 22D sits against the rest of the sector

It’s one of twelve named projects in our full Sector 22D comparison matrix, which lines up every one of them — RERA status, configuration, price and possession — side by side: Sector 22D, Yamuna Expressway: All Projects Compared (2026). In that set, Arihant Seasons sits ahead of County and Orion on transparency (a stated RERA number, an identifiable developer) but behind Eldeco Echoes of Eden, ACE Terra and ATS Allure, each of which we’ve independently confirmed directly on up-rera.in. Our live, dated status grid for every named project in this corridor — including Arihant Seasons’ current UNVERIFIED status — is at the Yamuna Expressway Live Index, and every named project’s RERA number side by side is at our Yamuna Expressway RERA Number Lookup. If you’re still deciding which project to actually book, Which Project Should I Book? answers that directly.

Verifying this yourself

Don’t take this page’s word for any of it — verify directly:

  1. Search UPRERAPRJ974543/02/2026 at up-rera.in yourself and confirm the promoter name, registration date and proposed timeline directly — we were not able to pull up a browsable result for this number in this pass.
  2. Ask Arihant Buildcon for the actual sanctioned building plan — the one document that would settle the acreage/tower/unit-count conflict above.
  3. Ask for the current, written price list rather than relying on any pre-launch figure quoted here or on a portal.
  4. If you’d like help interpreting the RERA filing once you find it, or comparing this project against corridor options we do directly represent, our advisory desk can walk you through both.

Frequently asked questions

Is Arihant Seasons 22D actually RERA-registered?
A registration number, UPRERAPRJ974543/02/2026, is stated verbatim on the developer’s own official page (arihantbuildcon.com) and repeated consistently across every third-party portal we checked. That’s a materially stronger starting point than a “Coming Soon” placeholder. However, we were not able to independently re-confirm this number directly on the live up-rera.in portal during this review — its search interface did not return a browsable project page for this number in this pass — so we’re treating it as developer-reported, not portal-confirmed, until you or we check it directly and successfully pull up the live filing.
Who is Arihant Buildcon, and do they have a delivery track record?
Yes — this is a materially different situation from some other pre-launch Sector 22D listings. Arihant Buildcon is an identifiable, established Delhi-NCR developer, founded in 1996, operating out of Ghaziabad, Greater Noida and Faridabad, with multiple sources independently citing a delivered portfolio including Arihant Ambience, Arihant Residency, Arihant Paradiso, Arihant Harmony and Arihant Altura. That’s a real, checkable history — but a developer’s past delivery record on other projects is not itself proof of this specific project’s registration or construction status; verify Arihant Seasons 22D’s own filing independently rather than relying on the group’s reputation alone.
How big is Arihant Seasons actually — sources disagree
Materially. One portal cites 10.2 acres, four towers (A–D) at G+30 floors; another cites 11 acres per the developer’s own site; a third cites 11.5 acres, 9 towers and 952 units; and our own broader corridor research separately recorded ~11.8 acres and 11–12 towers planned. Total unit counts range from 952 to 1,028 depending on the source. We could not reconcile these into one figure from what’s publicly available, so we’re naming the spread rather than picking a number — ask for the RERA-filed building plan, which is the one document that would settle this.
What does Arihant Seasons cost?
Cited pre-launch BSP figures range from roughly ₹7,500 to ₹8,345 per sq.ft. depending on the source, with post-launch pricing expected to rise toward ₹9,000–10,000 per sq.ft. One portal separately cites a blended average of about ₹6,700/sq.ft. and an overall unit-price band of ₹1.45–3.10 Cr. None of this is a RERA-filed cost sheet — it’s pre-launch asking-price commentary that itself doesn’t agree source to source. Ask for the current, written price list before treating any of these numbers as a quote.
When is possession expected?
We could not find a stated possession or completion date on the developer’s own official page, and no third-party source we checked cited one either — this is a genuine gap, not an oversight on our part. Given the project’s own pre-launch pricing status, a firm completion date likely isn’t fixed yet; ask the sales team directly, and cross-check any date they give against the RERA filing once you’ve confirmed it on up-rera.in.
How does Arihant Seasons compare to the rest of Sector 22D?
It’s one of twelve named projects in our full Sector 22D comparison matrix. Arihant Seasons sits in the middle of the pack for transparency — it has a stated RERA number and an identifiable, established developer, better than County or Orion’s near-total gaps, but its scale and price figures are less settled than Eldeco Echoes of Eden, ACE Terra or ATS Allure, all of which we’ve independently confirmed directly on up-rera.in. Read the full comparison before deciding where it sits in your own shortlist.
How do I verify this myself before paying anything?
Search UPRERAPRJ974543/02/2026 directly at up-rera.in and confirm the promoter name, registration date and proposed timeline for yourself — we were not able to pull up a browsable result for this number during this pass, so don’t take our word for it either way. Ask Arihant Buildcon for the current, RERA-filed cost sheet, the exact tower and unit count, and the carpet-area breakup. And since this is pre-launch pricing, treat every rupee figure on this page as indicative only until you have that cost sheet in hand. Our RERA-registered advisory desk (UPRERAAGT000309/01/2026) can help you interpret whatever you find, and arrange a comparison against corridor projects we do directly represent.
Arihant Seasons ka price kitna hai?
Alag-alag source ke hisab se, Arihant Seasons 22D ka pre-launch BSP roughly ₹7,500 se ₹8,345 per sq.ft. ke beech report hua hai, jismein launch ke baad ₹9,000 se 10,000 per sq.ft. tak badhne ki ummeed hai — ek portal alag se ₹6,700/sq.ft. ka blended average aur ₹1.45 se 3.10 Cr ka unit-price band bhi bataata hai. Yeh koi RERA-filed cost sheet nahi hai, sirf pre-launch asking-price hai — current, written price list Arihant Buildcon se seedha maangein.
