Paste in the exact line a seller, broker or ad gave you — the machine sorts it into one of five kinds of claim, sourced, with the exact question to ask before you decide.
Type in the exact sentence a seller, broker or advertisement gave you. The machine sorts it into one of five kinds of claim and tells you, in plain legal terms, whether it is something you can verify yourself, something nobody can verify from the outside, or something no one is allowed to promise you at all. No developer can lawfully promise you an assured-return, a guaranteed rent or a buyback; and an availability count, a price or a possession date is never something the machine can confirm for you — so for those it hands you the two-minute way to check it yourself and the exact question to ask. It runs entirely in your browser, and it asserts no count, price or date of its own.
One sentence is enough. Nothing you type is sent anywhere unless you choose to send it — the sorting happens on your own device.
Run a line through the machine — your Interrogation Card appears here, sourced and ready to send.
You can confirm this yourself in about two minutes
A claim that the project is RERA-approved, registered, or government-approved.
This is the good kind of claim — you can check it yourself. A registered project has a RERA registration number, not an application number, and its filing is public on up-rera.in. “Applied” and “registered” are different legal states, and a layout or map sanction is a different approval from a RERA registration. As a reference you can test the tool on, Eldeco Echoes of Eden is RERA-registered as UPRERAPRJ125342/02/2026 — confirm that record yourself on the same portal.
Send this straight to Vidit to confirm, or share the category-only verdict (it never carries what you typed).
How the machine works, in three steps. (1) It reads your line and matches its pattern — never a person or a firm — to one of five claim types. (2) It returns a verdict that is legally precise, not a blanket “illegal”, and attaches a public source you can click. (3) For anything about availability, price or a future date, it fixes the verdict to not-independently-verifiable and hands you a two-minute way to check it yourself, because those are things nobody — including this tool — can honestly confirm for you.
Every result is one of these. None of them is an accusation against anyone — they describe what kind of claim you are holding, and what you are entitled to ask for next.
You can confirm this yourself at a primary source in a few minutes — typically RERA status on up-rera.in. A genuine claim of this kind survives the check; that is the whole point of it being verifiable.
No one outside the sales office can confirm this from the outside — every availability count, price and future date lands here by default. Not false, not proven; just something to get in dated, checkable writing before it moves your decision.
This is not a feature to weigh — it is a promise no one is allowed to make to you. Assured-return, guaranteed-rent and buyback promises are regulator-flagged as unregulated deposit schemes. The honest response is to refuse the guarantee, not to negotiate it.
The same logic the tool runs, written out so it is readable without any script. Statutory items are tagged and dated; confirm rates and legal positions at execution with your own advocate.
| Kind of claim | Verdict | Public source to check | Two-minute self-verify |
|---|---|---|---|
| Assured / guaranteed-return, guaranteed rent, buyback or cashback | Cannot be lawfully guaranteed — regulator-flagged | Banning of Unregulated Deposit Schemes Act, 2019 & RERA §12 — indiacode.nic.in statutory · as of 11 Jul 2026 | Ask for the promise inside the registered Agreement for Sale, signed. A lawful builder will not put it there. Take any written scheme to your advocate before paying. |
| Scarcity / urgency — “units left”, “selling fast”, “decide today” | Not independently verifiable | The project’s RERA Quarterly Progress Report — up-rera.in verified · checkable | Ask for a dated, unit-numbered availability sheet and match it to the latest QPR filing. Treat “decide today” as the signal to slow down. |
| Infrastructure / timeline — “metro/airport/road ready by [date]” | Not independently verifiable (future date) | The authority’s own notifications — e.g. yeida.gov.in not-yet-verified · future | Separate “is it built today” (checkable) from “when will it be built” (a plan). Read the authority notification, not the headline. |
| Price / appreciation — “great price”, “prices will double” | Not independently verifiable | RERA-filed cost details + a public reference (circle rate / YEIDA scheme rate) — up-rera.in reported · corridor | Get the itemised per-unit rate in writing, divide by exact area, and compare to the area circle rate and the published YEIDA scheme rate. |
| RERA / approval status — “RERA-approved”, “government-approved” | Verifiable | The UP-RERA project register — up-rera.in verified · public | Search by project or promoter name. Read the status: registered, applied, or not listed. Ask for the registration number, not the application number. |
Generic industry lines — no named person, firm or project. Each shows the verdict and the one public fact that changes the conversation.
“Only a couple left — the whole corridor is selling out.”
Verdict: not independently verifiable. A spoken count is not something you can confirm from outside the sales office. What you can cite is the market picture: ANAROCK’s Q2 2026 research reported roughly 72% fewer new RERA-registered launches year-on-year on the wider market, with recorded sales about 20% lower reported · ANAROCK Q2 2026. That is a real, compliant fact about supply — and it still never proves any single “units left” number is true. Ask for the dated availability sheet and match it to the project’s RERA Quarterly Progress Report.
“It’s a great price — you won’t find better on the Expressway.”
Verdict: not independently verifiable. “Great” only means something against a reference. One public reference you can hold the quote against is YEIDA’s own residential plot scheme rate (scheme RPS-10, in the region of Rs 36,260 per sq.m) reported · confirm on the current YEIDA notification, alongside the area circle rate at the registration office. Ask for the itemised per-unit rate in writing and compare it to those, not to another sales pitch.
“This project is fully RERA-approved.”
Verdict: verifiable. This is the good kind of claim — the one you can check yourself in about two minutes. As a reference you can test the tool on, Eldeco Echoes of Eden is RERA-registered as UPRERAPRJ125342/02/2026 verified · up-rera.in; you can confirm that record yourself on the UP-RERA register. Always ask for the registration number, not the application number — “applied” and “registered” are different legal states.
Two companion pages carry the same discipline: the sixteen sales lines this tool is built to defuse, and the nine checks we hold ourselves to as well. Run them on us the same way you would run this on anyone else.
