Verdict: not independently verifiable. A spoken count is not something you can confirm from outside the sales office. What you can cite is the market picture: ANAROCK's Q2 2026 research reported roughly 72% fewer new RERA-registered launches year-on-year on the wider market, with recorded sales about 20% lower reported · ANAROCK Q2 2026. That is a real, compliant fact about supply — and it still never proves any single "units left" number is true. Ask for the dated availability sheet and match it to the project's RERA Quarterly Progress Report.
“It's a great price — you won't find better on the Expressway.”
Verdict: not independently verifiable. "Great" only means something against a reference. One public reference you can hold the quote against is YEIDA's own residential plot scheme rate (scheme RPS-10, in the region of Rs 36,260 per sq.m) reported · confirm on the current YEIDA notification, alongside the area circle rate at the registration office. Ask for the itemised per-unit rate in writing and compare it to those, not to another sales pitch.
“This project is fully RERA-approved.”
Verdict: verifiable. This is the good kind of claim — the one you can check yourself in about two minutes. Is an assured-return or guaranteed-rent promise legal in Indian real estate?
No. No promoter in India can lawfully guarantee you a monetary return on a property purchase. Assured-return, guaranteed-rent and buyback schemes are widely treated as ‘deposits’ and fall under the Banning of Unregulated Deposit Schemes Act, 2019; separately, Section 12 of the RERA Act makes a promoter liable for a false statement made to induce a sale. Can a builder promise you a guaranteed monthly rent or a buyback?
Not as a guarantee. A guaranteed monthly rent or a buyback is the same family of promise as an assured payout — treated as an unregulated deposit, and not something that can be lawfully guaranteed to you. Ask for it inside the registered Agreement for Sale, signed; a lawful builder will not put it there because it cannot be honoured as a guarantee. How do I check if a project is really RERA-registered?

up-rera.in by project or promoter name and read the status yourself. A registered project has a RERA registration number, not just an application number, and ‘applied’ is a different legal state from ‘registered’. A layout or map sanction is a different approval again. This is the one kind of claim you can fully verify yourself in about two minutes.
A seller says only two units are left. Is that something I can verify?
Not from the outside — so the honest verdict is ‘not independently verifiable’. Ask for a dated, unit-numbered availability sheet and check it against the project’s RERA Quarterly Progress Report on up-rera.in. It is true that ANAROCK reported roughly 72% fewer new RERA-registered launches on the wider market year-on-year in Q2 2026, but that market-wide fact never proves any single spoken count is real. Treat ‘decide today’ as a reason to slow down, not to rush.
Will property prices near Jewar airport really double?
No one can independently verify a future price. On this corridor one widely-cited series moved from about Rs 4,564 to Rs 8,923 per sq.ft between 2023 and 2025 — roughly 95% over that specific window — but that is past movement, reported and dated, never a forecast or a promise. Ask for the itemised per-unit rate in writing and compare it to the area circle rate and to YEIDA’s published scheme rates.
Should I rush a pre-launch purchase because the price is said to be rising soon?
No — check the RERA status first. A pre-launch pitch where the price is said to be climbing soon is built to move your decision faster than the paperwork exists to support it. On a pre-launch project the only instrument is a fully refundable Expression of Interest that sits outside the RERA escrow account (disclosed), and a registered booking only exists after RERA registration, into an escrow-protected account. Nothing here is a reason to rush.
