Who may draw and file
BPMS accepts a plan only from an architect on its own list. Architects register on the portal with their Council of Architecture number; the allottee logs in with CCP or PMS credentials and picks one from the Selection of Architect list, which shows architects registered with the CoA and with YEIDA. The architect accepts or rejects the request, and the allottee is told by SMS and email. An architect who is not on the portal cannot file, however experienced (BPMS guide).
Before you engage anyone, ask for the CoA registration number and check that the name appears in the portal’s list when you log in. Vidastu files the plan in-house with a Council of Architecture registered architect as part of every build.
The format: CAD, to the portal’s drawing manual
The portal publishes a CAD drawing manual for architects, and the drawing is prepared to it and uploaded. Smart-DCR runs a pre-check; a drawing that passes gets a scrutiny report listing each YEIDA rule parameter, which the architect can fetch online with the Application Reference Number. A drawing that fails goes back to the architect for correction. No hard copy is filed: once the fee is paid, a scanned copy of the duly signed, scrutiny-approved drawing is uploaded.
No source on this site reproduces the manual’s sheet list, so this page does not guess at it. The manual on the portal governs. What every sanction drawing must demonstrate, whatever the sheets, is the set of limits below.
What Smart-DCR checks: the Table 1 limits
| Parameter | The rule, residential plots | Where it comes from |
|---|---|---|
| Ground coverage | Banded by plot size: 75 per cent up to 300 sqm, 65 per cent above 300 to 500, 60 per cent above 500 to 750, 55 per cent above 750 to 1,250, 50 per cent to 1,750, 45 per cent to 3,500, 40 per cent to 4,000 sqm | Regulation 24.1, Table 1 |
| FAR | 1.80 up to 500 sqm, 1.50 above 500 to 2,000 sqm, 1.00 above 2,000 to 4,000 sqm | Table 1 |
| Height | 15 m on every band, counted from the top of the drain to the top of the building, without exemption | Table 1 and its notes |
| Front setback | From 1.5 m on the smallest plots to 20 m on the largest; for example 3.0 m above 120 to 200 sqm, 3.25 m above 200 to 300 sqm, 4.0 m above 300 to 400 sqm | Table 1 |
| Side and rear open space | A plain side setback only from 500 sqm upward (2.5 m to 6 m); below that a side pocket in front of the ramp from 200 sqm; a minimum rear envelope pocket up to 2,000 sqm and a plain rear width above that. Table 1 defers specific setbacks to the sector zonal plan | Table 1 and its notes |
| Dwelling units | Up to 100 sqm: two plus a servant quarter; above 100 to 500 sqm: three; above 500 sqm: four | Regulation 24.1(2) |
| Stilt parking | FAR-free up to 2.4 m to beam bottom on plots of 112 sqm and above | Regulation 24.1(2) |
| Basement | A single basement equal to the ground coverage excluded from FAR when used for parking, services or storage; subject to a structural stability certificate | Regulations page; how much can I build guide |
| Balconies | Up to 1.5 m wide excluded from FAR; a wider balcony counts one fourth of its area; enclosure of any kind prohibited and not compoundable | Regulation 24.8(16) |
| Canopy and ramps | Canopy projections up to 4.5 m by 2.4 m in front or side setbacks where the front setback is 4.5 m or more; open vehicle ramps in the side setback only | How much can I build guide |
From Regulation 24.1, Table 1 and Regulations 24.1(2) and 24.8(16) of the YEIDA Building Regulations 2010, as transcribed on our regulations page and gathered on YEIDA plot construction rules. Smart-DCR checks against YEIDA’s current rules and amendments, which can differ from the 2010 table; the scrutiny report for your file is the authority.
What the architect needs from you before drawing
- Your allotment letter. The plot area, sector and category come from it, not from a brochure or a website.
- The YEIDA-issued site plan. It carries the plot’s frontage and depth, which decide what fits inside the setbacks. A drawing cannot be checked against setbacks without them.
- Your sector’s zonal plan. Table 1 defers specific setbacks to it.
- A clear dues position on PIMS. A sanction cannot proceed while dues are pending, so the file should not be opened until they are cleared.
- Your CCP or PMS login, with the registered mobile and email the OTP goes to.
- The brief. Floors, bedrooms, parking, basement or not, and whether the house will be built in phases to meet the certificate first (deadline guide).
A structural design and the engineer’s stability certificate are listed in our guides for basements and for the completion stage; confirm on the portal whether your file asks for them at sanction.
Why drawings fail scrutiny
- Over the band. Coverage, FAR or height beyond Table 1 for the plot’s band. The common cause is a third full floor on a band where FAR divided by coverage gives 2.4 (how much can I build).
- Setbacks that do not match the zonal plan. The table’s own note says the setbacks that apply are those in the Authority’s zonal plan for the sector.
- An enclosed balcony. Prohibited and not compoundable (Regulation 24.8(16)).
- Not to the portal’s CAD format. Smart-DCR checks the drawing; one it cannot process goes back to the architect for correction.
- The wrong authority. Greater Noida city plots go to GNIDA; Yamuna Expressway plots go to YEIDA.
After the sanction, the drawing becomes the standard the house is checked against at completion: the empanelled architect certifies that the built structure matches the sanctioned naksha, and YEIDA inspects (completion certificate guide). The sanction is valid for 5 years. How to follow the file after upload is on checking your BPMS application status. This page prints no fee or price; the portal shows the fee for your file, and the desk quotes the build after a site walk.
- YEIDA building plan approval: the BPMS route, step by step.
- BPMS application status: where the file stands after upload.
- YEIDA plot construction rules: every band of Table 1.
- How much can I build on a YEIDA plot: the FAR arithmetic.
- Approval vs completion certificate: the two documents compared.
- Plot sizes: 60 sqm · 90 sqm · 120 sqm · 162 sqm · 200 sqm · 250 sqm · 290 sqm · 300 sqm · 500 sqm · 1,000 sqm.
