Where the file lives
Since 1 August 2024 YEIDA processes every sanction and completion application online, so there is no counter to visit and no paper file to ask after. The record is in BPMS, under the allottee’s own login. Log in with your CCP or PMS credentials; an OTP goes to your registered mobile number and email at every login (Allottee User Manual 1.0, as read 2 November 2026). For an owner abroad, a power of attorney holder can sign local paperwork (BPMS guide); the file still sits under the allottee’s own login.
What you can read on the file
- The architect request. After you pick an architect in the Selection of Architect form, the portal tells you by SMS and email whether the architect accepted or rejected the request.
- The documents tab. It lists the scrutiny drawing, the scrutiny report and any objection letter. If YEIDA’s officers object, you can see the scrutiny outputs there.
- The scrutiny report. Every drawing that passes the Smart-DCR pre-check gets a report listing each YEIDA rule parameter. The architect can fetch it online with the Application Reference Number.
- The fee. The portal shows the amount for your file, and payment is accepted only after the scrutiny engine has approved the drawing. This page does not print fee amounts, because YEIDA revises them.
The stages a file passes, and what each means
- Architect selected. The request is pending until the architect accepts it; the portal tells you by SMS and email.
- Drawing uploaded; Smart-DCR pre-check. A pass produces the scrutiny report; a fail returns the drawing to the architect for correction (drawing requirements).
- Fee paid. Only after the pass; the portal shows the amount for your file.
- Signed drawing uploaded. A scanned copy of the duly signed, scrutiny-approved drawing, in place of any hard copy.
- Officer review. YEIDA’s officers review the file and either sanction the plan or raise an objection, which appears as an objection letter in the documents tab.
- Sanction. The plan is sanctioned and valid for 5 years (Regulations 10(5) and 15). Construction may legally start.
Sequence from the YEIDA BPMS FAQ and Allottee User Manual 1.0 as summarised on our BPMS guide. The portal pages we read state no service time for a clean file, so this page quotes none.
If the file is objected
Read the objection letter and the scrutiny outputs in the documents tab, then have the architect correct the drawing and resubmit. The common causes are coverage, FAR or height over the band, setbacks that do not match the sector zonal plan, an enclosed balcony, a drawing not in the portal’s CAD format, and dues pending on PIMS. A file cannot proceed while dues are pending, so check PIMS first if the file is stuck before scrutiny.
The 60-day clock, and its condition
Regulation 13(2) of the 2010 Regulations says that if no decision is given within 60 days of the application, the plan is deemed sanctioned. The condition is that the applicant must notify the CEO in writing within the next 20 days. Without that notice there is no deemed sanction. Treat it as a backstop, not a plan: the Regulations date from 2010, YEIDA can amend them, and how the clock runs on an online file should be confirmed with YEIDA before you rely on it.
Following the completion application
The completion application runs on the same portal. After the empanelled architect certifies that the built house matches the sanctioned naksha, YEIDA inspects and raises any objections; the CEO has 90 days to issue the certificate or communicate inability, and objections left unresolved for 6 months reject the application automatically (Regulations 20.1.1 and 20.1.2). For allottees with an executed lease deed the certificate, not the filing, is what meets the 31 December 2026 window, so a completion file is watched more closely than a sanction file (completion certificate guide).
What this page does not confirm
The portal pages we could read do not publish a service time for a clean sanction file, a public status-lookup page that works without a login, or the exact wording of each status label. Where this page is silent, the portal screen is the authority. If you cannot log in, the CCP or PMS credentials and the registered mobile number are the first things to check. This page prints no fee or price; the desk gives one binding, itemised fixed quote for a build after a free site walk.
