You Got Your YEIDA Plot — now what?

I just won a YEIDA plot — what do I do next? Seven stages take a fresh allotment to a certified, move-in home: (1) verify your allotment letter, (2) clear YEIDA dues and take possession, (3) get the lease deed registered and the plot mutated, (4) design the house with Vaastu built in, (5) get BPMS map (naksha) approval, (6) build under a written milestone contract, (7) obtain the completion certificate and move in. The whole journey runs about 10–16 months — and YEIDA's extended deadline to finish is 31 December 2026, so the clock matters.

  1. Verify your allotment letter. Before you pay anyone or sign a transfer, confirm the allotment letter is genuine against YEIDA records — the single most common place fresh allottees get cheated. How to verify a YEIDA allotment letter.
  2. Clear dues & take possession. Pay any outstanding YEIDA dues on the PIMS portal and take physical possession against your lease deed — a building-plan sanction cannot proceed with dues pending. Possession also starts your construction clock, extended to 31 December 2026.
  3. Execute the lease deed, registry & mutation. Get the lease deed executed with YEIDA, registered at the sub-registrar (IGRS-UP) and the plot mutated to your name — registered title is what lenders, the completion certificate and any future resale depend on. Lease deed & registry, step by step.

After a YEIDA allotment — FAQ

I just got a YEIDA plot allotment — what is the very first step?
Verify your allotment letter is genuine against YEIDA records, then clear all dues on the PIMS portal and take physical possession against the lease deed. A building-plan sanction cannot proceed while dues are pending.
How long do I have to build after a YEIDA allotment?
YEIDA requires completion (with a completion/occupancy certificate) within roughly three years of possession. The current extended window is 31 December 2026. Because a full build runs 10–16 months, aim to have your BPMS sanction in hand well before then.
Do I need to register the lease deed before I start building?
You build against your allotment/lease deed and a sanctioned BPMS map. Get the lease deed executed, registered and the plot mutated to your name early — lenders, the completion certificate and any future resale all depend on clean, registered title. Lease deed & registry guide.
What is the difference between possession certificate and completion certificate?
The possession certificate confirms YEIDA has handed you the plot (the start of your construction clock). The completion/occupancy certificate is issued after the built home is verified against its sanctioned plan, and is required for utilities, a home loan, registry and resale.
Which YEIDA sector is my RPS-08/09/10 plot in, and what can I build?
RPS-09/2025 plots are in Sector-18 Pocket-9B; RPS-08(A)/2024 in Sector 24A near Jewar; RPS-10/2026 across Sectors 15C/18/24A. Permissible floors and coverage follow each plot's sanctioned FAR and YEIDA byelaws — see the sector guides.
