What we actually found — and didn't
"County" is marketed as a 3, 4 and 5 BHK residential project in Sector 22D on the Yamuna Expressway, Greater Noida's most contested pre-launch pocket. Searching "county yamuna expressway" on 11 July 2026, we found nine distinct websites dedicated to this project or a close naming variant of it: countyyamunaexpressway.com, countyyamunaexpressway.co.in, countyyamunaexpressway.in, countyplotsyamunaexpressway.com (a related plots product), countyprojects.co.in, countynoidaprojects.com, two separate project pages on the multi-project aggregator yamunaexpresswayprelaunch.com (one titled plainly "County Yamuna Expressway," the other titled "ABA County Yamuna Expressway"), and a listing on the broker aggregator luxuryresidences.co.in. None of these identifies itself, without a disclaimer, as the developer's own primary site.
What none of the nine domains show A UP-RERA registration number. Several state RERA status as "Coming Soon" or "under process" in plain text; the rest simply omit the topic. We also ran a direct search on up-rera.in for any Gautam Buddha Nagar project with "County" in its name and found nothing matching this project. That is a genuine regulatory gap, not a technicality — in Uttar Pradesh, marketing or accepting payment for an unregistered project is itself a RERA violation, which is exactly why every figure below is presented as unverified until a registration number surfaces.

Every domain above was checked on 11 Jul 2026. We are not asserting any of these sites is fraudulent — pre-launch marketing through broker-run websites is common across this corridor (the same "Fomocommunication" vendor, for instance, also runs yamunaexpresswayprelaunch.com, per that domain's own footer credit on a sibling page). We're simply reporting what a buyer doing their own diligence would find: a cluster of near-identical domains, none RERA-confirmed, none showing a price.
The developer-identity question we couldn't close
Every domain we checked names the developer as "County Group." A real, established, and independently identifiable "County Group" does operate in Noida: founded in 1989, per its own site (countygroup.in), with a stated ~17 million sq.ft. delivered and named, deliverable projects including County 107, Ivy County, Jade County, Clove County, Cherry County, Olive County and Orange County — recognisable brand naming conventions that do resemble the "County" branding used across the nine domains above.
What we could not confirm countygroup.in's own site — the one page in this whole set that carries a verifiable, longstanding delivery record — does not list "County Yamuna Expressway," "Sector 22D," or any Yamuna Expressway project among its own portfolio, current or past, as of this check. We are not alleging the promotional domains are impersonating this company, or that they're unconnected to it — we simply found no independent link tying the two together, and a project this large, if genuinely built by an established 17-million-sq.-ft. developer, would ordinarily appear on that developer's own site. Ask the sales team for the promoter's exact registered company name and CIN, and check that name — not just the word "County" — against the Ministry of Corporate Affairs portal and up-rera.in.
Price, possession and scale — all undisclosed
We found no published price for any configuration on any domain we checked — every one marks 3, 4 and 5 BHK units "Price on Request" or "On Request." No domain discloses a possession date, other than one third-party aggregator citing "ready by 2030," which we could not reconcile against a primary source. No domain we checked discloses total tower count, total unit count, or the exact land parcel size — one mentions "4 Units Per Floor," which tells a buyer nothing about the project's overall scale. This is a materially thinner disclosure than every other Sector 22D project in our broader comparison, most of which at least publish a reported acreage, unit count or price band even before RERA registration.
