Why Vidastu is tracking Codename Plume
Our Sector 22D shortlist already includes Eldeco Echoes of Eden and Gaur Yamuna Expressway. Codename Plume earns a place on the watch-list for a few honest reasons — stated as a pre-launch read, not a sales pitch:
- It follows a genuine sell-out. Plume is the sequel to Gaur Chrysalis, the butterfly-themed Sector 22D project that sold out. A developer launching a follow-up into proven demand tends to carry that momentum — and Gaurs is repeating the corridor, not testing it.
- The airport is no longer a promise. Noida International Airport is now operational — commercial flights began June 2026 — and Sector 22D is approx. 15–16 km from it via the Yamuna Expressway (per developer). The single biggest "if" on this corridor for a decade has now resolved in buyers' favour.
- A serious design team. Per the developer, the project architect is Hafeez Contractor (AHC) with landscape and urban design by Site Concepts International — a stronger design pairing than the corridor average for a launch at this stage.
- A clubhouse-led concept. An approx. 85,000 sq ft, four-level peacock-inspired clubhouse with 75+ amenities (per brochure) is a deliberate lifestyle bet, not a token podium gym.
Counterweight, stated plainly: Plume is pre-RERA. Until the project registration issues, every figure is indicative and there is nothing on the regulator's portal to verify against yet. Themed 3 & 4 BHK residences
Plume is planned as a two-configuration development — large-format family homes rather than a wide studio-to-4-BHK mix:

The peacock clubhouse & amenities
The clubhouse is the centrepiece of Plume's peacock theme. Per the brochure (indicative, subject to change):
- Approx. 85,000 sq ft across four levels, with a peacock-inspired circular form and a double-height lobby.
- 75+ amenities spanning wellness, sports, social and family zones.
- Set within approx. 8 acres of landscaped greens organised into distinct lifestyle zones.
- A clubhouse-led masterplan — the social and wellness core is the project's anchor, not an afterthought.
The amenity list and the 75+ count are per brochure and indicative; the final clubhouse programme is confirmed by the developer. We do not reproduce the developer's brochure as fact until the RERA filing fixes the specifications.
Location & connectivity — and the now-operational airport
Sector 22D sits toward the Pari Chowk (northern) end of the Yamuna Expressway — the most established residential stretch of the corridor, shared with Eldeco Echoes of Eden and Gaur Yamuna Expressway. The headline change for 2026 is the airport:

The architects
Plume's design credentials are a genuine differentiator at this stage (per the developer):
- Hafeez Contractor (Architect Hafeez Contractor / AHC, est. 1982) — project architect. One of India's most recognised practices for large-format residential and mixed-use towers.
- Site Concepts International (Clint Owen, est. 1991) — landscape and urban design. The firm leads the greens, the lifestyle zones and the relationship between the towers and the clubhouse.
- Interiors are credited at firm level in the brochure; we are not naming an interiors lead until the developer confirms it.
A clear architect-and-landscape pairing this early is uncommon on the corridor, and it is one of the reasons Plume reads as a considered launch rather than a placeholder. Verify the final team with the developer before you weight it in a decision.
The developer — Gaurs (Gaursons)
Gaurs (Gaursons), founded by Manoj Gaur in 1995, is one of NCR's highest-volume developers. Relevant, verifiable context:
- Delivery at scale. Gaur City (Greater Noida West) houses roughly 25,000 families; Gaur Yamuna City is a delivered Yamuna Expressway township (home to a 108-ft Krishna statue).
- Demonstrated demand. Gaur NYC sold out at launch — evidence the brand can move large inventory quickly when the product and pricing land.
- Corridor familiarity. Plume is on a corridor Gaurs already builds and delivers on, which lowers execution-uncertainty versus a first-time entrant.
Honest caveats, as we'd give for any developer: Gaurs has had authority-dues matters on a resolution path and minor RERA-conduct fines in 2025 — neither unusual at this scale, and not to be conflated with unrelated cases. Plume vs Gaur Chrysalis — the predecessor, kept straight
The most common confusion buyers bring us: "Is Plume just Chrysalis renamed?" No. They are two different Sector 22D projects — and only one is registered:

Vastu & engineering notes
Vastu: official unit-level floor plans for Plume had not been publicly released at the time of this review, so — as with our other pre-launch pages — we are not publishing a floor-plate Vastu verdict yet. General guidance for an 8-tower layout applies (prefer East/North-East-facing units; treat South-West-corner entries with care), and our senior Vastu consultant will review the official plates when released. Engineering (Vidit Kaushik, Civil Engineer, BITS Pilani): a two-configuration slab (approx. 1,600 / 2,000 sq ft) across 8 towers on approx. 11.8 acres simplifies the structural grid and tends to keep carpet-efficiency consistent floor-to-floor — but verify the RERA-disclosed carpet ratio once the filing is published, because saleable-area marketing and carpet area diverge. RERA's escrow regime (70% of receipts held in the project account) applies the moment the project is registered; at pre-launch it does not yet — another reason to treat an EOI as an expression of interest, not a payment milestone.
