Ltd. with a declared completion of 15 February 2031. One sits in Greater Noida with seven towers and RERA carpet figures printed in the developer's floor-plan document; the other sits on the Noida Expressway with eleven towers and tentative sizes on a dated price list. Two things the table settles before anything else. Both projects are registered, so both may be marketed and both carry a collection account a buyer pays into. And both promoters of record are project-specific companies rather than the brand on the hoarding: the name on the allotment letter and on the cheque should match the register row, not the group name.
What the developers' own documents print
The register stops at the fields above. Everything a buyer actually weighs, the sizes, the towers, the rate, comes from each developer's own printed material, and the two developers print different kinds of figures.

The most useful difference is in the third and fourth rows. Eldeco's floor-plan document prints RERA carpet next to super built-up for each typical plan, so a 7 Peaks buyer can read the carpet-to-super ratio before asking for anything. ACE's price list prints tentative sizes with no area basis, so an Arte buyer's first question in writing is which basis the 1,927 or 2,614 figure uses. Neither is a mark against either developer; they are different documents at different moments in a launch, and the desk reads each as printed.
The price lines, and why they are not comparable
The 7 Peaks figure, from ₹2.19 Cr*, is this desk's own published from-price, dated 10 September 2026, with terms and conditions applying; the developer's charge heads, PLC, parking, club, IFMS, lease rent, power backup, GST and registration, sit on top of the base price and appear on the dated cost sheet for a specific tower and floor. The ACE Arte figure, from ₹3.27 Crore*, is ACE's own published headline on its announcement film; the price list underneath prints a rate per square foot, not a total, and names PLC, GST and other charges as extra with no figures. One is a desk's from-price on a base rate, the other a developer's headline over a per-square-foot rate on tentative sizes. Putting them in one column would suggest a like-for-like comparison that the documents do not support, so this page prints each on its own terms and sends the reader to the dated cost sheet for either.

Structural differences a buyer weighs
Corridor first. Omicron 1A is a Greater Noida sector with a 100 metre public green belt on the developer's site plan along the western edge and, per the desk's walk on 10 September 2026, about 300 metres of open ground in front of the towers once the 130 metre road and the belt beyond it are counted. Sector 150 is the Noida Expressway's sports-city sector, and ACE's flyer describes Arte as low density on about 15 acres with a central green and a clubhouse. Tower count second: seven against eleven, with four homes to a floor printed for 7 Peaks and no per-floor figure printed for Arte. Timeline third, as register fields only: 14 November 2030 against 15 February 2031, and in both cases the date that binds a buyer is the possession clause in the registered Agreement for Sale.
