29 Greater Noida UP-RERA Registrations, and the Company That Filed Each One

Read off the UP-RERA register on 29 July 2026: 29 project registrations filed from 2024 onward carry a register address that places them in Greater Noida, Gautam Buddha Nagar. Those 29 registrations were filed by 29 different promoter entities - not one company appears twice. On 18 of the 29, the registered promoter's name shares no word at all with the project name once the company-form words are dropped: LEGACY BY GAURS is registered to GOLF HORIZON LLP, ACE HANEI to LA BUILDTECH PRIVATE LIMITED, NIRALA DIADEM to PARTH BUILTECH PRIVATE LIMITED. That entity, not the brand on the hoarding, is who you sign with and who you pay. All 29 are filed under the register's project type New, their applicant types split 21 Company, 4 Partnership Firm, 3 LLP and 1 Societies, and their declared completion dates - what each promoter itself wrote on the register, not a handover promise - run from 2 October 2027 to 8 April 2031. The table below carries all seven register fields for all 29 rows, and nothing that is not a field the promoter filed.

What this page is, and what it is not. It is 29 UP-RERA registrations filed from 2024 onward whose register address string places them in Greater Noida, read from our register mirror on 29 July 2026. It is not a list of every project in Greater Noida, and it is not a shortlist. Three exclusions apply, and all three are stated on this page: registrations filed before 2024; every row whose address field holds no usable place text; and six of the 35 addressed 2024-onward rows that do print a Greater Noida token but that we hold with the Greater Noida West or Yamuna Expressway sets, each of the six named by project further down. A project's absence from this page says nothing whatsoever about whether it is registered. The denominators are set out in full further down.

Why the registered promoter is the first thing to check on a Greater Noida project

The name on the hoarding is a marketing name. The name on the UP-RERA registration is a legal entity, and it is the one that matters to you in three specific places: the builder-buyer agreement you sign, the account your money is instructed to, and the registration itself. If those three do not name the same entity, that is something to resolve before a rupee moves, not after.

Across these 29 Greater Noida registrations, the register makes the point better than any argument could. Twenty-nine registrations, twenty-nine different registered promoter entities. Not one company filed two of them. And on 18 of the 29, the entity's name and the project's name have no word in common. That is not unusual, and it is not a warning sign: a separate entity per project is ordinary structure in Indian real estate, and it is exactly what the register is designed to record. It just means that recognising the brand tells you nothing about which company holds the registration.

So the useful question is not "who is the builder". It is "which company filed this registration, and does that company appear on my paperwork". The register answers the first half. The table below is that answer for all 29 rows.

What "Greater Noida" means on the register, and why it is not one place

Before the table, a caveat you deserve up front, because it changes how you should use the table. The register holds no corridor field and no sector field. What it does hold is State (Uttar Pradesh on all 29), District (Gautam Buddha Nagar on all 29), one Tehsil value - 17 of the 29 read Gautam Buddha Nagar and 12 read Dadri - and then a single free-text address string per project, typed by the promoter at filing. Below district, everything anyone can say about where a project sits comes from reading that address string.

And that string is not standardised. On these 29 rows, the same sector is printed several different ways. Sector 12 appears on four rows, spelled Sector 12, sector 12 and SECTOR 12. Sector 10 appears as Sector-10 and SECTOR-10. Delta 2 appears as Sector-Delta -2, Sector-Delta-2 and SECTOR DELTA 2. Only 12 of the 29 addresses carry a six-digit postal code at all - 201310 on six rows, 201318 on three, 201308 on two and 201305 on one - and the other 17 print none. Latitude and longitude are blank on all 29, so there are no coordinates to map.

Which is why we print the register's address string in full on every row of the table, exactly as filed, spelling and punctuation untouched. You should be able to see what the record actually says rather than take our word for which bucket a project belongs in.

The boundary between Greater Noida and Greater Noida West is soft on the register, and we are not going to pretend otherwise. Two rows in this set print a West token in their own address: NXONE - ARK reads "Plot no. 17, Tech Zone IV, Greater Noida (West)" and Palm Olympia PH 3 reads "Plot No. - GH-02, Sector 16C, Greater NOIDA (West)". They are here because their address places them under a Greater Noida string, and we would rather show you the row and say exactly where our bucketing is uncertain than move it without telling you. The register offers nothing finer than that string to separate the two.

The reverse happens too. VVIP ADDRESSES GREATER NOIDA (WEST) carries West in its project name, but its register address reads "Plot No. GH-03A, Sector 12, Greater Noida" with no West token at all. Across the wider mirror, 35 of the 143 addressed registrations from 2024 onward print a Greater Noida token; this page carries 29 of them, and six sit outside it - three whose address spells out "Greater Noida West" as plain text (GRANDTHUM PHASE -III, Migsun Central Market, Elite X), two whose address also prints "Yamuna Expressway" (Ace Estate, SIGNATURE PARK), and one, ACE TECH, whose address reads "Plot No. 5A, Sector- Techzone, Greater Noida, Uttar Pradesh" and which our own classification holds with the West set. That is a judgement call on our side, and you are entitled to know it was made.

The practical lesson is the one that runs through this whole page: the locality text does not pin a project down. The registration number does. Where a register address and a locality label disagree, the registration number is the field that resolves it, because a number resolves to exactly one record and a locality string does not.

Sector names are reproduced as the register prints them, including its inconsistent casing and spacing, which is the point of the table rather than an oversight.

The 29 registrations, grouped by where the register address puts them

Grouped, the set stops looking like one market and starts looking like several. Here is each group, with every project named, and nothing said about any of them beyond where the register puts them.

Greek-lettered sectors

14 registrations

Delta Square, Delta Square 1, Godrej Arden, JP Parks, KB Central, Kaveri City Centre-2, LEVANTE METRO WALK, Lifestyle Central, MIGSUN DELTA STREET, Nilay Square, PI City Center, SHAGUN CITY CENTER, SKA DESTINY ONE and SKA ESTATE. Delta, Pi, Alpha, Eta, Zeta, Sigma and Chi-Phi are Greek-letter sector names, and this is where nearly half of the 29 sit. Three of the 14 print a Delta 1 address, three print Delta 2, and three print PI-1.

Numbered sectors

ACE HANEI, Ashtech Presidential Towers, Eldeco La Vida Bella, Eros Sampoornam 3, Irish Platinum, NIRALA DIADEM, Palm Olympia PH 3, Sobha Aurum and VVIP ADDRESSES GREATER NOIDA (WEST). Four of the nine print a Sector 12 address, which makes Sector 12 the single most-filed locality string in this set. Two print Sector 10.

Jaypee Greens

2 registrations

LEGACY BY GAURS, whose address names Plot No. B-10, Jaypee Greens; and The Peridona C-1 Jaypee Greens, whose address names Plot No. C-01, Land-II, Integrated Sports Complex at Jaypee Greens, Sector-26 & 31, Surajpur Kasana Road. Both use a township name rather than a sector as the primary locator in the address string.

Knowledge Park-III, Tech Zone IV, Ecotech-12 and Builders Area

4 registrations, one each

BIIGTECH at IT Park Plot No. 21, Knowledge Park-III. NXONE - ARK at Plot no. 17, Tech Zone IV, Greater Noida (West). KB West Walk at Plot No. C-3, Sector Ecotech-12. GROUP HOUSING CGEWHO PHASE II at Plot No. 07, Sector P-4, Builders Area - the only row in the set filed by an applicant type of Societies, and the row carrying the earliest declared completion date of the 29.

One more thing the addresses carry, and one thing they do not. They carry a plot code: GH on 9 rows, C on 9, SLC on 5, B on 2, and a plain plot number with no letter prefix on the remaining 4. We print those codes exactly as the register prints them and we stop there, because the register does not define them anywhere in the record we hold. What the code means for land use on a specific plot is a question for the allotment letter and the sanctioned plan from the development authority, not for a register field that does not exist.

Nothing in this table scores, orders or compares one developer against another. The one editorial step is that the sector or locality shown in bold is the fragment we lifted out of the register's own address string, which is printed in full directly beneath it. How to read this table. Every value is copied from the UP-RERA record as filed, including capitalisation. The location column shows the sector or locality exactly as it appears inside the register address, with the complete address string printed beneath it in full. The declared completion date is what the promoter wrote on the register at registration: it is a filed declaration, not a handover guarantee, and we do not subtract it from any later date. Registrations filed before 2024 and rows with no usable address are outside this set. Register read 29 July 2026; free to reuse with attribution to www.vidastu.com.

Four things are true of every row and are therefore not columns. All 29 are filed under project type New - the register's project type field holds only New or Ongoing, and not one of these 29 reads Ongoing. All 29 carry a well-formed registration date, a well-formed declared completion date and a named applicant type, with no blanks and no parse artefacts anywhere in the seven fields. Applicant type splits 21 Company, 4 Partnership Firm, 3 Limited Liability Partnership (LLP) and 1 Societies. And the proposed period each promoter filed runs from 45 to 61 months, with 13 of the 29 filed at exactly 60.

Read by registration year, the set is 10 filings in 2024, 13 in 2025 and 6 in 2026 up to the read date. Read by declared completion year, it is 1 in 2027, 3 in 2028, 9 in 2029, 12 in 2030 and 4 in 2031. The earliest declared completion in the set is 2 October 2027 (GROUP HOUSING CGEWHO PHASE II) and the latest is 8 April 2031 (Lifestyle Central). Those are the promoters' own filed declarations and nothing more.

So which company is the registered promoter on the project you are being shown?

Look it up in the table, and expect it to differ from the marketing name the project is sold under. On 18 of the 29 rows, the registered promoter's name and the project's name have no word in common. Here is the test we used, so you can rerun it: strip only the company-form words Private, Limited, Ltd, Pvt and LLP from the promoter name, then check whether any remaining word also appears in the project name. That test is deliberately generous - it counts a shared common word like "housing" or "greens" as a match - so 18 is the floor, not the ceiling.

The 11 rows where a word does carry across are Ashtech Presidential Towers (ASHTECH INDUSTRIES PRIVATE LIMITED), Eldeco La Vida Bella (ELDECO REAL ESTATE LIMITED), Godrej Arden (GODREJ PROPERTIES LIMITED), Irish Platinum (IRISH BUILDCON PRIVATE LIMITED), Kaveri City Centre-2 (KAVERI ELITE INFRA DEVELOPERS PRIVATE LIMITED), LEVANTE METRO WALK (LEVANTE PROJECTS), Nilay Square (NILAY INFRATECH PRIVATE LIMITED), SHAGUN CITY CENTER (SHAGUN MART LLP), Sobha Aurum (SOBHA LIMITED), plus two that match only on a generic word: GROUP HOUSING CGEWHO PHASE II (CENTRAL GOVERNMENT EMPLOYEES WELFARE HOUSING ORGAN) and The Peridona C-1 Jaypee Greens (CRC GREENS PRIVATE LIMITED).

On the other 18, the register holds a name you would not guess from the signage. A few, straight off the rows above:

None of that is a problem in itself. It is how the register is built, and a separate entity per project is normal. What matters is that three names should agree: the entity named as promoter in your builder-buyer agreement, the entity your payment instruction names, and the entity on the registration. The register gives you the third one for free. The KB Central / KB West Walk and Delta Square / Delta Square 1 pairs above are why the registration number is the safer thing to quote: two projects with almost the same marketing name can sit under two entirely separate registrations and two entirely separate companies.

Four checks to run before you pay anything

All four are answerable from the register alone, in about ten minutes, using the table above and up-rera.in. None of them requires anyone's permission and none of them requires us.

  1. Match the entity across three documents. Write down the registered promoter from the table. Then find the promoter entity named in your draft agreement, and the entity named on the payment instruction you have been given. All three should be the same legal name, spelled the same way. If one of them differs, that is the question to ask in writing before anything else is discussed.
  2. Search by registration number, never by project name. Take the UPRERAPRJ number from the table to up-rera.in and search the registered-projects list on the number. The number resolves to exactly one record. Project names and sector strings do not: this set alone contains two registrations named Delta Square and Delta Square 1, two named KB Central and KB West Walk, and three different spellings of Sector 12 across four rows.
  3. Read the register's address against the address you were shown. Pull up the address on the record and compare it with the plot number on the brochure, the site you visited and the location pin you were sent. If the register's address names a different sector or a different plot, ask which one is the registered project before you go further. The register's own address strings vary in spelling, casing and level of detail, which is why this comparison is done field by field against the record rather than by eye.
  4. Read the declared completion date off the register, not off a brochure. The register carries a Declared Date Of Completion filed by the promoter itself. Note what it says, note that it is a declaration made at registration rather than a promise about handover, and then get whatever timeline you are being told separately committed in writing in your own agreement. Do not let a brochure date and a register date sit unreconciled in your head.

The framework, in one line: if all four checks agree, you have a project whose paperwork is internally consistent and you can move on to the commercial questions. If one of them disagrees - most often the entity name, occasionally the address - stop at that one and get it answered in writing. A disagreement is not a verdict on anybody. It is simply an unanswered question, and unanswered questions are cheap to fix before payment and expensive to fix after.

How to verify every row yourself, and what this page deliberately leaves out

The denominators, and the date the register was read

Everything above comes from our own mirror of the UP-RERA register for Gautam Buddha Nagar. The mirror holds 966 project registrations. Its most recent scrape entry is stamped 29 July 2026, and that is the read date printed throughout this page. It is not today's date, and we are not going to write that it is.

Of those 966 registrations, 148 carry a registration date of 1 January 2024 or later, and 143 of those 148 carry a text address at all. Of the 818 registrations filed before 2024, only 41 carry a text address. That gap is the reason this page starts at 2024: for the earlier years, the register mirror simply does not hold enough address text to place projects honestly, and we would rather publish a scope you can check than a total you cannot. Within the 143, 35 print a Greater Noida token in the address and 29 of those 35 are the set on this page, with the six exclusions named earlier by project.

Verifying a row

Open up-rera.in, go to the registered-projects search, and search on the registration number. Read the promoter name, the applicant type, the project address, the registration date and the declared date of completion straight off the record, and compare them with the row here. If a field on the live record differs from ours, the live record wins and we would genuinely like to be told, because a dated snapshot that nobody corrects is worth less than one that gets corrected. Does this page list every project in Greater Noida?
No. It carries 29 UP-RERA registrations filed from 2024 onward whose register address string places them in Greater Noida, read from our register mirror on 29 July 2026. Three exclusions apply: registrations filed before 2024; every row whose address field carries no usable place text; and six of the 35 addressed 2024-onward rows that print a Greater Noida token but that we hold with the Greater Noida West or Yamuna Expressway sets, all six named on the page. A project's absence from this page says nothing about whether it is registered.
Why is the registered promoter often a company I have never heard of?
Because the brand on the hoarding and the entity that files the registration are two different things, and project-level entities are ordinary structure in Indian real estate. On 18 of these 29 rows the registered promoter's name shares no word with the project name once you drop the company-form words Private, Limited, Ltd, Pvt and LLP. LEGACY BY GAURS is registered to GOLF HORIZON LLP, ACE HANEI to LA BUILDTECH PRIVATE LIMITED, NIRALA DIADEM to PARTH BUILTECH PRIVATE LIMITED. The entity on the register is the one your agreement, your payment instruction and your registration should all name.
Kya declared completion date ka matlab possession us din mil jayega?
Nahi. Register par jo Declared Date Of Completion likhi hai, wo promoter ne khud registration ke waqt file ki thi. Wo ek filed declaration hai, handover ki guarantee nahi. Two of the rows print Greater Noida (West) in the address. Why are they here?
Because below district the register address string is the only placement the record gives us, and it does not separate Greater Noida from Greater Noida West consistently. NXONE - ARK prints Tech Zone IV, Greater Noida (West) and Palm Olympia PH 3 prints Sector 16C, Greater NOIDA (West), and both sit in this set. VVIP ADDRESSES GREATER NOIDA (WEST) carries West in its project name but its address reads Sector 12, Greater Noida. We print every address verbatim so you can see exactly what the record says rather than trusting our bucket, and this is precisely why the registration number, not the locality, is what pins a project down.
Does the register say whether a project is residential or commercial?
No. Across all 29 rows the register's Project Type field holds only New or Ongoing, and all 29 read New. There is no land-use field anywhere in the record we hold. The plot codes that appear in the addresses - GH on 9 rows, C on 9, SLC on 5, B on 2, and a plain plot number on 4 - are printed here exactly as the register prints them, but the register does not define them, so we do not translate them. For land use, read the allotment letter and the sanctioned plan from the development authority.
How do I check one of these registrations myself?
Go to up-rera.in, open the registered-projects search, and search on the registration number from the table above rather than the project name. Search by number because the register prints the same sector several different ways: Sector 12 appears on four rows as Sector 12, sector 12 and SECTOR 12, and Delta 2 appears as Sector-Delta -2, Sector-Delta-2 and SECTOR DELTA 2. Then read four fields off the record: the promoter name, the address, the registration date and the declared completion date. How current is this page, and when will it be re-read?
Every figure on this page comes from a register mirror whose last scrape entry is stamped 29 July 2026. That is the read date, and it is not today's date. Registrations are filed continuously, so a project registered after 29 July 2026 will not appear here yet, and a field can change on the live record at any time. Treat this page as a dated snapshot and confirm anything you are about to act on directly at up-rera.in.
