The answer, before the detail

22 project registrations filed from 2024 onward carry a UP-RERA register address that places them in Noida, read from our mirror of the register on 29 July 2026. This page prints all 22 with six register fields each: the project name as filed, the sector as printed in the register address, the UP-RERA registration number, the registered promoter as the legal entity that filed, the registration date, and the completion date the promoter itself declared. The field worth reading first is the promoter. On 17 of the 22, the registered company shares no whole word with the project name being marketed: M3M The Cullinan II is filed by LAVISH BUILDMART PVT. LTD., Bhutani 18 by GOODLIVING INFRASTRUCTURE PRIVATE LIMITED, DASNAC YUVA by CLEARLAKE PRIVATE LIMITED, DLF Techpark Noida Phase 2 by URVASI INFRATECH PRIVATE LIMITED, and The G by GULSHAN HOMES AND INFRASTRUCTURE PRIVATE LIMITED, which is one of the projects we ourselves represent. Filing through a project-specific company is an ordinary, lawful structure and says nothing about any project. What it does mean is practical: the name on the hoarding will often not find the filing on up-rera.in. Almost every buying checklist tells you to verify the RERA registration. Almost none of them tells you what to do when the lookup returns nothing, which is what happens to most people who try it in Noida with the only name they have.

Here is the mechanics of the dead end. A buyer walks out of a sales office holding a brochure for a project with a brand name on it. They go to up-rera.in, which lets them search by registration number, by promoter name, or by district. They do not have the registration number, so they type the brand name into the promoter field. Nothing comes back, or something unrelated does, and the check quietly gets abandoned. The register is not hiding anything. It is simply recording a different string: the legal name of the company that actually made the filing, which is frequently not the name anyone paints on a hoarding.

We measured how often that gap appears. Taking the 22 Noida registrations in this cohort and comparing each project name against its registered promoter name, word by word, 17 of the 22 share no whole word of three letters or more. Only 5 do. The full test, and the stop-word list it uses, is set out further down so you can rerun it on any project you like.

What a differing name is, and what it is not. Registering a real-estate project through a company set up for that project, or through a group company that holds the land, is a routine and entirely lawful way to file in India. Lenders, land-holding structures and joint-development arrangements all produce it. The register's job is to record who filed, and it does that accurately.

So a name that does not match the brand is a navigation fact, not a quality signal. It tells you which string to search for, and whose name you should expect to see on the agreement you are eventually asked to sign. It carries no implication, in either direction, about any project or any company named on this page.

The practical value of the crosswalk is that it converts a dead end into a two-minute check. Once you know that the project you are looking at was filed by a particular company under a particular registration number, everything else on the register opens up to you: the sanctioned plan, the declared completion date, the escrow account details, the promoter's own filed particulars. The lookup is the gate, and the entity name is the key to it.

These 22 registrations sit in 17 sectors: 45, 62, 75, 77, 94, 105, 107, 124, 128, 129, 134, 140A, 142, 143A, 146, 150, 151. The sector below is read out of each filing's own register address string. UP-RERA does not carry a separate sector field, and the authority column in our mirror is empty on all 966 rows of that scrape, so nothing here is an official Noida Authority classification. It is the address, parsed.

One honesty note on the sector column before you use it. Three filings sit on the same plot number in Sector 140A, and the register writes that sector two different ways: “Sector-140A” on two of them and “Sector 140 A”, with a space, on the third. This page prints 140A for all three. The sector cell is the only cell on this page that is parsed rather than copied: the word Sector and the spacing and hyphens around it are stripped on every row, and 140A is the only value where the register's own spelling of the number itself differs. Every other cell is printed as the register holds it.

Read this section as a roster, not a shortlist. These 22 filings are not a comparable set of things to buy: the register does not record what a project is for, and this cohort visibly mixes group housing with IT park, retail and hospitality filings. Inventing a use-type column to separate them would be fabrication, so we have not. What follows is what registered, and who filed it.

Which of these 22 are filed under a company name that does not match the brand?

Here is the direct answer: 17 of the 22. The test is deliberately mechanical, so you can run it yourself and get the same result. Take every word of three letters or more from the project name and from the registered promoter name, ignore the corporate furniture (PRIVATE, LIMITED, PVT, LTD, LLP) and the generic words THE, AND, PHASE and TOWER, count letters only so that a bare number is not a word, and see whether a single whole word survives in both. These 17 have none in common. If you count numbers as words too, Estate 128 - II and MAX ESTATES 128 PRIVATE LIMITED share 128 and the split becomes 16 and 6.

The test is a lookup aid, not a verdict. It is a string comparison, and string comparisons are blunt in both directions. Two rows in the table above are a good illustration. Estate 128 - II is filed by MAX ESTATES 128 PRIVATE LIMITED and Estate 105 by MAX ESTATES NOIDA PRIVATE LIMITED: to a human reader the relationship is obvious, but “Estate” and “ESTATES” are not the same word, so the test scores both as no match. Express One34 is filed by EXPRESSWAY HOSPITALITY PRIVATE LIMITED, where “Express” and “EXPRESSWAY” miss each other the same way. The two Estate filings are also worth noticing for a different reason: MAX ESTATES 128 PRIVATE LIMITED and MAX ESTATES NOIDA PRIVATE LIMITED are two separate registered companies, one per project, which is exactly the structure this whole section is about.

We applied the same rule to our own side of the table, deliberately. At a three-letter threshold, ACE ARTE and ACE INFRACITY DEVELOPERS PRIVATE LIMITED share the word “ACE”, so that filing counts as a match. Raise the threshold to four letters and it would fall into the 17-strong no-match group instead. We chose the three-letter threshold before we looked at where our own row landed, and it puts ACE ARTE in the five-filing group that shares a word rather than the seventeen that do not. Neither group is better or worse than the other, and which group a filing lands in says nothing about the project or the company. We are stating the threshold so that you can rerun the test at four letters if you prefer it, which would move our row into the seventeen.

One more pattern the promoter column shows plainly: across 22 registrations there are 20 distinct registered entities, because IT INFRASTRUCTURE PARK PRIVATE LIMITED filed 3 of them, the three Flagship phases in Sector 140A. Everything else in the cohort is one entity, one registration.

How to run the entity check yourself, before you pay anything

This is the framework we use at the desk. It takes a few minutes and it works on any project in Uttar Pradesh, not only the 22 here.

  1. Ask the sales office for the registration number in writing. Not a screenshot of a certificate, not a number read out over the phone: the number, on something you can keep, along with the full legal name of the promoter entity. Any registered project has both and there is no reason to withhold either. If the project you are being shown is not yet registered, that is a different conversation and the answer should be given to you plainly.
  2. Search the register by the number or the entity, not the brand. Go to up-rera.in and use the registration number if you have it. If you only have a company name, search by promoter. If you have neither, search the district, Gautam Buddha Nagar, and work through it. Searching the brand name alone is what fails on 17 of the 22 filings on this page.
  3. Match three things on the filing to what you were shown. The promoter name should be the entity that will sign your agreement. The address on the filing should be the plot you visited, sector and plot number, not merely the same locality. The declared completion date should be the date being quoted to you. If any of the three does not line up, stop and ask about the one that does not, before money moves.
  4. Read the promoter name against the paperwork you are given. This is where the crosswalk earns its keep. If the register says a project was filed by one company and the receipt, the allotment letter or the agreement names a different one, that difference needs explaining to you in writing. It may have a perfectly ordinary explanation. Get the explanation anyway.
  5. Check the escrow account details on the filing, and pay into that account. The register records the project's designated account. Payments made anywhere else sit outside the protection the registration exists to give you.
  6. Re-check on the day you pay. Registers change. A filing read weeks ago is a historical record, including every figure on this page. The check that protects you is the one run against the live filing at the moment of payment.

Everything above is a mirror. The authority's own portal is the original, and it is the only thing you should rely on when money is involved.

Go to up-rera.in and open the registered-projects search. We link the site root deliberately: deep links into the portal's project paths do not reliably resolve, so start at the front door and navigate from there rather than trusting a bookmarked inner URL from anyone, this page included. Search by the registration number from the table, which is the fastest route, or by the promoter name if you are working from a company rather than a number, or by district if you are browsing.

When the filing opens, the fields worth your attention are the ones this page prints, plus the ones it deliberately does not: the sanctioned plan, the project's designated account, and the promoter's own filed particulars. Compare what you see there against the row above. If a cell here disagrees with the live filing, the live filing is right and we are out of date, and we would genuinely like to know so we can correct the page and say that we did.

What this page counts, what it leaves out, and the date the register was read

Why the scope starts at 2024. Our mirror holds 966 registrations from the Gautam Buddha Nagar scrape, spanning registration years 2017 to 2026. The register's address field is populated on 143 of the 148 registrations filed from 2024 onward (96.6%), against 41 of the 818 filed between 2017 and 2023 (5.0%). That collapse in address density is the whole reason for the cut. A corridor page built on the older rows would be a page about which filings happen to have an address, dressed up as a page about a place. Starting at 2024 keeps the denominator honest, at the price of leaving out most of the register.

How a row was placed in Noida. By its address text: the address contains the word Noida and does not contain the word Greater. There is no official field doing this work. The authority column in our mirror is empty on all 966 rows, so no development-authority classification was available to use, and inventing one would have been a guess. Address-token matching is the method, it is disclosed here rather than implied, and it is why a row filed with a bare plot number and no city token appears on no corridor page of ours at all.

The one row whose completion cell is not a date. EXPRESS ZENITH (TOWER A), UPRERAPRJ980703/04/2024, has a declared completion cell that reads “RERA Registration Certificate” in the field we hold, as read on 29 July 2026. That is a portal data artifact, nothing more, and it is about a register cell rather than about the project or the company. We print it verbatim rather than guessing a date or dropping the row, and every statement on this page about declared completion dates is therefore made over 21 of the 22 rows, not all 22. Across those 21, the declared completion dates fall in calendar years 2026 to 2031.

What a declared completion date is. It is the completion date the promoter itself declared when it filed. It is a record of what was declared, on the date it was declared. It is not a guaranteed handover date, not a commitment made to you, and not a number to subtract today's date from. This page prints what the register records and stops there, which is also why you will find no extension history, no revised dates and no timeline arithmetic anywhere on it.

The fields this page publishes, and the ones it does not. This page publishes six fields and no others. We publish no promoter phone number or email address, for anyone, because developer contact details are not ours to redistribute. Everything else the authority holds stays with the authority, which publishes its own record in its own context; read it there, at up-rera.in. We also print no figure derived by arithmetic from two register fields, because the moment a page does that it is publishing its own opinion rather than the register. We left out price, size, configuration and availability for all 22, including the projects we ourselves represent, because none of it is register data and keeping every number on this page a register number is what makes the table worth citing.
