What we actually found — and didn't

Orion is marketed as a residential project on an 11-acre parcel inside a larger, marketed "100-acre township" in Sector 22D, Yamuna Expressway, near ACE YXP. Checking ten distinct promotional domains on 11 July 2026 — yamunaexpresswayprelaunch.com, orionlagoon.groupsproject.com, orionlagoon.buildersprojects.com, oriondxn.co.in, orionyamunaexpressway.in, orionyamunaexpressway.co.in, yamunaexpresswayprojects.in, yamunaexpresswayproject.com, orionyxp.com and intowngroup.in — we found consistent agreement on the location and land parcel, but genuine gaps and conflicts on almost everything else.

What none of the ten domains show A UP-RERA registration number. One domain's own text reads, verbatim, "RERA No: Update Soon" — an unusually direct admission that registration has not happened. Others describe it as "Awaited" or in progress. A direct search on up-rera.in for a matching Sector 22D project under this name returned nothing. As with any unregistered project in Uttar Pradesh, marketing or accepting payment ahead of RERA registration is itself a regulatory issue — which is why every other figure below stays gated behind that same gap.

Two names, one project — or two projects?

One domain in this cluster, orionlagoon.groupsproject.com, markets the same Sector 22D land under the name "Orion Lagoon," stating the developer as "Orion Real Estate Group" — a slightly different name again from the plain "Orion Group" used elsewhere — and RERA status as "Update Soon." The page itself describes Orion Lagoon and Orion Sector 22D as the same development. We have no reason to doubt that on its face, but since neither name carries a RERA number, there's no independent registration record to cross-check the claim against. If you're comparing quotes or floor plans across "Orion," "Orion Sector 22D" and "Orion Lagoon" listings, confirm in writing that all three refer to the identical legal project before treating any of their figures as comparable.

The unit-count discrepancy

The project's own dedicated listing page (via yamunaexpresswayprelaunch.com) is specific: 800 units, four apartments and four lifts per floor, across 3 BHK (1,800 sq.ft.), 3 BHK + Servant (2,500 sq.ft.) and 4 BHK (3,000 sq.ft.) configurations. A separate figure surfacing in the same search cluster instead cites 650 units, sized 1,900–3,000 sq.ft. — a materially different total and a slightly different lower size bound. We could not trace the 650-unit figure to one specific, re-fetchable page to reconcile it against the 800-unit listing, so we're naming the conflict rather than picking a side. A roughly 150-unit swing on an 11-acre parcel is not a rounding difference — ask the sales team for the actual sanctioned unit count, ideally against a building-plan approval, not a brochure headline.

The developer-identity question we couldn't close

Every domain in this cluster names the developer as "Orion Group" (or "Orion Real Estate Group" on the Lagoon-branded page). Searching independently for an established Indian real-estate developer under that name, we found a real company: Orion Group, Kolkata — founded 1989, led by Directors Md. Qamaruddin and Adil Qamar, with a residential, commercial and hospitality portfolio in that city, alongside unrelated business interests (dairy, bidi manufacturing, warehousing).

What we could not confirm Nothing in our search connects that specific, Kolkata-headquartered Orion Group to a Sector 22D, Yamuna Expressway project. We are not asserting the promotional domains are misusing an unrelated company's name — generic, common words like "Orion" recur independently across unconnected developers all the time — we simply found no primary source linking the two, and no other identifiable "Orion Group" or "Orion Real Estate Group" with its own verifiable track record. Ask for the promoter's exact registered company name and CIN, then check that name — not just the word "Orion" — against the Ministry of Corporate Affairs portal and up-rera.in.

Price and possession — both undisclosed

No domain we checked publishes a price for any configuration; every one marks it "On Request." No domain states a possession date. With no RERA number, there is also no RERA-filed proposed completion date to check that against. This is consistent with a genuinely early-stage, pre-launch marketing push — but it also means there is currently nothing here a buyer can verify beyond the land parcel's approximate size and location.

A note on the domains themselves

Two of the ten domains we tried to check were not fully functional at the time of this review: orionyxp.com did not resolve at all (a DNS lookup failure), and oriondxn.co.in displayed only an "under construction" placeholder for its own website. A dedicated page on intowngroup.in returned a 404. None of this proves anything about the underlying project — website vendors change domains and rebuild pages all the time — but it does mean a buyer relying on any single one of these domains for current information risks hitting a dead page.

  2. Ask the sales team for the promoter's exact registered company name and CIN, then cross-check it against the Ministry of Corporate Affairs portal separately from the brand name "Orion."
  3. Get the actual sanctioned unit count in writing before treating either the 650 or 800 figure as fact.
