How the estimate works

We start from the official YEIDA / Greater Noida / Noida circle rate for your sector, then apply multipliers based on configuration, status, condition, facing, and amenities. The output is a range covering the typical 10–15% spread between distress sales and premium listings. For under-construction projects, we use builder-published prices weighted by tower, view, and floor. This is informational only and does not constitute an offer. For loan disbursal, registration, or stamp-duty purposes, you'll need a chartered-valuer's report (we can arrange one for ₹3,500 through our panel).

Common questions.

How accurate is the range estimate?

For YEIDA plot resale, our range is within ±8% of the actual transacted price in 75% of cases — we've back-tested against ~120 Vidastu transactions since 2021. For under-construction apartments, the band is wider (±12%) because builder-launch discounts and PLC (preferential location charges) vary by tower and floor. The expert manual valuation tightens this to ±3-5%.

Is the circle rate the same as the market rate?

No. The circle rate is the government-notified minimum for stamp-duty purposes — below this rate, you'd face notional capital-gains tax on the difference. Market rates on the YEIDA corridor typically run 10–25% above the circle rate, depending on sector demand and project status. Sector 22D, for instance, has circle rate ₹58,000/sqm but market rate runs ₹65,000–76,000/sqm depending on facing and corner premiums.

Will you do a valuation for a property outside the YEIDA / Noida / Greater Noida / Ghaziabad belt?

We're honest about scope: those four are the corridors we've walked. For Delhi-NCR property outside these, we can recommend a chartered-valuer who covers the relevant locality — ask Sachin. For property in other Indian cities, you're better served by a local channel partner; we'll happily refer.

Can you give a written valuation for bank/loan purposes?

The tool here is informational. For a written valuation acceptable to PNB, HDFC, ICICI (or insurance / dispute purposes), you need a report signed by a chartered valuer registered with IBBI. We have two panel valuers in Greater Noida who turn this in 5–7 working days for ₹3,500–5,000 depending on property complexity. Ask Sachin to arrange.

What about commercial / industrial plot valuation?
