What the register can and cannot answer
A UP-RERA filing carries a declared completion date, and if the promoter applies for more time it carries a later one. Comparing the two across every registration in the district tells you how often declared dates move, and by how much. It does not tell you when anybody actually got their keys, because the register does not record handover. Every figure on this page is about dates on a form. Read it that way and it is solid; read it as a delivery record and it is wrong.

More than half have moved the date

The register also carries 852 extension records across 526 registrations, which means a filing that extends once has often extended again.
The part that changes how you read any single filing
A headline of 54 percent is close to useless on its own, because a registration from 2018 has had eight years in which to revise and one from this year has had months. Split by the year of registration, the picture is completely different.

503 of the 704 filings from 2017 to 2019 have revised. None of the 97 from 2025 or 2026 has. Not one. That is not because the recent cohort is better run; it is because none of them is near its date yet.
Which gives the practical rule this whole page exists to support. When you read a new registration and see an empty extension column, it is telling you almost nothing, because every new registration has an empty extension column. The same empty column on a filing from 2018, which has sat through the years when 503 of its contemporaries moved, is real evidence. Weigh a clean record by how much time it has survived.
One caution on the middle rows: the 2023 to 2024 cohort shows a median slip of 37 months, but that is computed from only 3 revisions, so treat it as an anecdote rather than a rate.
What to do with this when you are buying
Three things follow, and none of them needs anybody's opinion. First, find the registration number and read both dates yourself; if they differ, the date has moved and you should ask why in writing. Second, check how old the filing is before you take a clean record as reassurance. Third, ask the promoter directly, in writing, what handover date they are committing to, because that is the thing the register cannot tell you and the thing you actually care about.
