Why a single filing tells you so little
Open any UP-RERA registration and you get a document count, a proposed period, a declared completion date and an extension column. Read on its own, none of it is interpretable. Is 23 documents thorough or thin? Is a 58-month period ambitious or generous? Is one extension a warning or an ordinary Tuesday? The filing cannot tell you, because the answer is in the other registrations.
So we counted them. Everything below is a count or a quantile over the 966 Gautam Buddha Nagar registrations on our mirror of the register, read 29 July 2026 and computed 22 September 2026. No project or promoter is named on this page.
Documents filed: median 21, and what the spread looks like
22986 documents sit across those 966 registrations, in 25 distinct types. The median registration carries 21. A quarter carry 16 or fewer and a quarter carry 29 or more, 219 carry thirty or more, the fullest carries 108, and 9 registrations carry no documents at all.
Newer filings are fuller. Across the 97 registrations dated 2025 or 2026 the median rises to 28, the thinnest carries 16 and the fullest 78. Read a recent filing against that cohort rather than against the whole register.
One caution that matters more than the number. A document count measures what has been uploaded. It is not a measure of build quality, and it is not a count of approvals granted. A registration with 29 documents is easier to verify than one with 16, which is a different claim from saying it is a better project.
Extensions: the normal case, not the exception
This is the number most buyers guess wrong. 526 of the 966 registrations carry at least one extension, and 82 carry three or more.

Two things follow. First, a single extension on a filing is ordinary and on its own says very little; treat it as a prompt to read the dates rather than as a verdict. Second, a clean extension column is worth noticing, and worth more on an older registration than a new one. A filing from last year has not yet had the chance to need more time, so its empty column is a weaker signal than the same empty column on a filing from 2019.
Proposed period: a median of 60 months
The proposed period is what the promoter filed, in months, and the declared completion date is what it produces when added to the proposed start. The median across the district is 60 months, the middle half runs from 49 to 84 months, and the longest on the register is 245 months. Among the recent cohort the median is 59 months, a shade under five years, which is the number to hold in mind when a new registration declares a date.

Two of these repay opening more than the rest. Details of encumbrances is where a charge on the land would appear, and the proforma conveyance deed is the draft of the document that will eventually transfer the flat to you. Most buyers read neither, and both are on the register for free.
What none of this establishes
The register records registration details, dates, documents filed, extensions applied for and complaints lodged. It does not record build quality, specification, materials, financial health, or whether a promoter will deliver. A clean row is evidence about paperwork and dates. That is real evidence, it is cheap to check, and it is not a guarantee. The things it does not cover are the things to ask about separately, in writing.
Reading one filing against these numbers
Open the registration you care about on up-rera.in, and ask four questions in order. How many documents, and where does that sit against a median of 21, or 28 if it was registered in 2025 or 2026? What is the proposed period, against a median of 60 months? Is there an extension, and if so how old is the filing? And does the promoter name on the registration match the company named on your own paperwork, word for word?
