Where the floor plan comes from
The question a buyer asks about a new project is almost always the same one: can I see the plan of the flat. For a recently registered project the answer is that the desk sends it, and the counts below are why. On the older filings, 246 of 789 carry a document the register itself calls floor plans of all types, and 388 carry the sanctioned layout plan of the whole project. On the filings made since 2023 those two documents are, in practice, gone: 0 and 1. The sanctioned building or block plan went the same way, from 273 to 1, and so did the authentic copy of the project approval, from 396 to 1, and the registry document for owned land, from 359 to 1.
The authority's document list simply changed, and a promoter registering today files the list in front of them. For a buyer it is practical: for a project registered in 2023 or later, the drawing comes from the developer or from a registered agent, in writing and dated. That is a WhatsApp message to this desk, and the plans for the tower and floor you are looking at come back the same day, with the dated cost sheet beside them. Open up-rera.in, search the registration number, and open the documents tab. Then, in this order: find the proforma of the agreement for sale and read the clauses on payment, delay and cancellation, because that is the contract; open the details of encumbrances; open the proforma of the conveyance deed. If the filing is from 2023 or later and you wanted the plan of the flat, it will not be there, so ask for it separately and ask for it dated.
