I put every Yamuna Expressway project through the same 5 money-safety checks. Here’s how many cleared all five.

The one-line read

Three. Of the 18 Yamuna Expressway corridor projects I track by name, only three cleared every one of five money-safety checks — ACE Terra, Purvanchal Sunbliss, and Eldeco Echoes of Eden — and I don’t sell two of those three. The other 15 each fell short on at least one check, and the table below says exactly which one, with the exact reason, dated.

Nobody made me build this. I run every corridor project I track — competitors and my own listing alike — through the same five checks: does the RERA number actually return on the government portal, is the possession date holding, does a real price exist, does EOI-stage money sit inside or outside escrow, and what does my own dataset’s confidence tag say. Where I haven’t finished checking something, the cell says so — it never guesses.

The disclosure that matters most, stated first: at EOI stage, money sits outside RERA escrow — always, by law. The requirement that 70% of buyer receipts be held in a dedicated project account applies only once a project is registered. Three tracked projects are EOI-only today — Gaur Plume / “Chrysalis 2.0”, ACE Parkway 2.0, and Gaurs Studio Bento — and every one of them fails Check 4 for exactly this reason, regardless of who is selling it, including us.

Every corridor project page, ours included, will tell you its own project is safe. That sentence is worthless on its own — so instead of writing one more of them, I built a scorecard that treats every project I track, ours and every competitor’s, exactly the same way: five checks, disclosed below, applied uniformly, with the underlying data already sitting in our own open dataset. I looked up what I could on the government portal myself. Where I hadn’t finished a check yet, I said so instead of guessing. What came out the other end surprised me a little — and I’m publishing the whole matrix, not just the parts that make us look good.

Purvanchal Sunbliss

Registration, promoter (Purvanchal Projects Private Limited) and declared completion (29 Jan 2030) all confirmed directly on up-rera.in. A real price exists, even though portal and marketing-site size figures disagree elsewhere — that mismatch doesn’t touch any of the five checks scored here. We are not the sales channel for this project.

Our own listed project, scored on the identical five checks as every competitor above — not graded on a curve. It clears on its own merits: registered, no EOI step, on-original-schedule possession, a real current price, and escrow protection.

ATS Allure

Registered since 2017, portal-confirmed, priced, escrow-protected — and it still fails Check 2, because a February 2023 UP-RERA order found delivery incomplete for 19 complainants and ordered possession within 60 days plus delay interest. Registration protects the money trail; it doesn’t by itself guarantee the timeline.

The EOI-only cohort: money outside escrow, by construction

Three projects I track are currently EOI-only — Gaur Plume / “Chrysalis 2.0”, ACE Parkway 2.0, and Gaurs Studio Bento, one of which is our own mandate. All three fail Checks 1, 2 and 4 for the identical structural reason: no RERA registration exists yet, so there is no filed possession date to hold or slip, and no escrow account for money to sit inside. This is not a comment on any one of the three — it is what “pre-RERA” means, applied consistently, on our own project exactly as on anyone else’s. Each of the three still clears Check 3 (a real indicative price exists and is disclosed with its asterisk), which is why none of them scores zero.

What an EOI on any of these three actually is: a refundable expression of interest, not a booking or an allotment, and not a price lock. If you pay one, get the refund clause in writing, confirm the payee is the developer’s official account, and check the project on up-rera.in yourself — before and after paying. What I haven’t checked yet — and am naming, not hiding

Methodology — exactly how each check is scored

Every row is built from data/corridor.json, its companion data/eoi-rera-tracker.json, the Delay Ledger, and dated checks against the government portal, up-rera.in. This is a disclosed editorial rubric — five checks I chose — not an official RERA rating.

Check 1 — RERA portal lookup
Pass: a direct, dated up-rera.in portal check for this exact project’s registration is on our record. Insufficient data: a number exists (developer- or single-source-stated) but we haven’t pulled a direct portal confirmation for it yet. Fail: no RERA number exists to check (pre-launch), the portal was queried and returned nothing browsable for the stated number, or an extensive multi-domain search never turned one up at all.
Check 2 — possession holding
Pass: tracked in the Delay Ledger with the originally filed date intact and no later revision found. Fail: a real, dated, cited slip or regulatory delay finding exists. Insufficient data: the possession date is single-source/reported only, a genuine dataset gap not yet pulled to Delay-Ledger standard, or the project is pre-launch with no filed date to test at all.
Check 3 — price sourced
Pass: a specific, attributable number exists somewhere, even if it’s a wide or conflicting range, or carries an asterisk. Fail: no public figure exists at all, or the answer everywhere checked is literally “on request.”
Check 4 — EOI-stage escrow
Derived directly from Check 1, because RERA’s 70%-escrow mandate only binds a real, portal-confirmed registration. Pass: Check 1 passed — the registration is portal-confirmed, so the escrow mandate is live. Insufficient data: Check 1 is insufficient — we won’t vouch for an escrow account we haven’t confirmed exists. Fail: no confirmed registration exists at all, including every EOI-only pre-launch, where money sits outside escrow by law regardless of Check 1’s status. N/A: the project is sold out, so there is no live primary-sale money flow for the check to evaluate.
Check 5 — my own confidence tag
Read verbatim from corridor.json’s own confidence field. Pass: tagged confirmed — two or more independent domains agree, or a direct portal fetch. Fail: tagged reported (one named, dated source) or founder-stated (internal ground truth, not yet independently corroborated).
Scope
Every named project in data/corridor.json’s residential/commercial sectors (22D, 22A, 19, and the explicitly-labelled Sector 150 adjacent-market row) is scored — 18 projects at this update. Sector 18 and Sector 20 carry no named developer project in our dossier and are excluded for that reason, not omitted by choice.

Re-checked on the same weekly cadence as our other corridor trackers. If the publish stamp at the top of this page is more than two weeks old when you read it, treat individual rows as historical and check the live pages linked from each one.

Is this an official RERA rating?
No. UP-RERA does not publish a comparative rating of registered projects, and neither does anyone else with authority to. This is Vidit Kaushik's own disclosed editorial rubric — five checks I chose, applied the same way to every project in our own open corridor dataset, cross-checked where possible against the government portal directly. It is methodology and opinion, not an official government rating, and every fail here maps to a specific, cited data point — never an assumption. Always verify any project's live RERA status yourself at up-rera.in before paying anything.
Does 'insufficient data' mean a project failed a check?
No — and that distinction is the point of using a separate label instead of folding it into fail. Insufficient data means our own desk hasn't finished a specific check for that project yet, usually because a RERA number is developer-stated but not yet portal-confirmed by us, or a possession date is single-sourced and hasn't been pulled to our Delay Ledger's stricter standard. It is a gap in our verification work, dated and named, not a finding against the project. A fail, by contrast, always maps to a specific negative fact we did check — no RERA number exists, no price is published anywhere, or a portal query returned nothing.
If I pay an EOI on a pre-RERA project, is my money inside RERA escrow?
No. A pre-RERA Expression of Interest sits outside the RERA escrow account by law — the requirement that 70% of buyer receipts be held in a dedicated project account applies only once a project is registered. Three projects on this scorecard are currently EOI-only — Gaur Plume / Chrysalis 2.0, ACE Parkway 2.0, and Gaurs Studio Bento — and every one of them fails Check 4 for exactly this reason, regardless of who is selling it. Get the refund clause in writing before paying anything, and pay only into the developer's official account.
Does failing one check mean a project is unsafe?
No. Look at the two projects that cleared four of five: ATS Allure is RERA-registered since 2017 with a confirmed portal check, a sourced price, and escrow protection — it fails only Check 2, because of a real, dated 2023 regulatory order about delivery delay. Greenbay The Monarque clears everything except Check 3, because no public price could be found anywhere for it, including its own RERA filing summary. Each check answers one specific question; read the row, not just the score, before deciding what a gap means for you.
How often is this scorecard updated, and where does the data come from?
The scorecard is re-checked against our own corridor.json dataset and, where possible, the UP-RERA portal directly, on the same weekly cadence as our other corridor trackers.
