The EOI-to-RERA Tracker: which pre-launches actually got registered?

The one-line read

As of 16 July 2026, none of the three pre-launches we track — ACE Parkway 2.0, Gaurs Studio Bento, and Gaur Plume / “Chrysalis 2.0” — holds a UP-RERA registration we can verify. Alongside them sit six registered corridor projects as the reference class, so you can see what a completed registration record actually looks like — number, date, and a portal you can check it on.

An EOI is, structurally, a bet that the registration comes through. This page is the corridor’s actual record of that bet — dated, sourced, and with no predictions anywhere: we publish what is registered and what is not, never “should register by.”

The disclosure that matters most, stated first: EOI money sits outside RERA escrow. The RERA requirement that 70% of buyer receipts be held in a dedicated project account applies only once a project is registered. A pre-RERA Expression of Interest enjoys none of that protection — which is why every EOI tracked here is refundable-only, not a booking or an allotment, and should go only to the developer’s official account, never a personal or agent account. Get the refund clause in writing before paying anything.

Pre-launch marketing runs on a quiet conflation: the money feels like a booking, the language stays just short of one, and the registration — the thing that actually turns a promise into a regulated project — is assumed rather than shown. This page un-conflates it. One table holds the pre-launches we track, with their EOI terms and their registration status today. The other holds the corridor’s registered projects — the reference class — so “registered” stays a concrete, checkable thing (a number, on a portal) rather than a vibe. When a tracked pre-launch converts, its row moves down and the conversion is logged with a date. Until then, it says what it is: not yet registered.

These are the EOI-only projects on (and, in one clearly-labelled case, adjacent to) the corridor that we cover. One honesty rule shapes the second column: an “EOI open since” date appears only if a dated, on-page statement exists on our own live pages. None does today — so every row says “not published” rather than carrying a date reconstructed from memory.

“Not yet registered” is a status, not a verdict — registrations issue on the regulator’s clock, and this page does not guess that clock. What it does insist on: until the number exists on up-rera.in, no payment on these projects is a booking, whatever it is called in a sales conversation.

Conversion log — EOI to registration

None yet. Tracking began 16 July 2026. The day a tracked pre-launch’s own registration is verified on up-rera.in, its row moves to the registered table below and a dated entry is appended here — appended, never quietly rewritten. An empty log published honestly beats a full one invented.

The reference class: what registered actually looks like

Six corridor projects with registrations on record, from our open dataset. Two things to notice. First, conversion is real and traceable — the corridor’s cleanest example is Gaur Chrysalis (Phase 1), whose registration was granted on 4 November 2025, three days before its public launch: the sequence done right. Second, where our dataset records the registration number but not a discrete grant date, the date column says so — we do not parse a date out of the number’s suffix, because a notation is not a certificate.

Vidastu is not the appointed sales channel for most of the reference-class projects — they are here as the registration record, not as recommendations. Verify any project’s live status yourself at up-rera.in before acting on it.

The two states in between

Registration status is not binary in practice, and the in-between states are where buyers get talked past. The corridor currently shows both.

A number stated, but not yet portal-confirmed by us. Arihant Seasons 22D states UPRERAPRJ974543/02/2026 verbatim on the developer’s own official page, cross-checked against two portals — a materially stronger footing than an unnumbered pre-launch. But in our 11 July 2026 pass the up-rera.in portal did not return a browsable result for that number, so we hold it at reported rather than confirmed. The buyer’s move in this state: ask for the registration certificate itself, not the number alone.

No number found at all. Across County (Yamuna Expressway) and Orion (Sector 22D), we checked 19 promotional domains on 11 July 2026 and found no RERA registration number on any of them — one states, verbatim, “RERA No: Update Soon.” Neither project’s developer identity could be independently confirmed either. That is not an accusation; it is a description of what the record shows today — and a reminder that not every pre-launch pitch sits on a registration path you can see.

Methodology — the five rules this tracker holds itself to

Every row is re-structured from data/corridor.json (Vidastu’s open, source-tagged corridor dataset) and our own live pages. The machine-readable twin of this page is data/eoi-rera-tracker.json, same license, same rows.

EOI-open-since rule
The date appears only from a dated, on-page statement on our own live pages. No such statement exists for any tracked pre-launch today, so every row reads “not published.” A date reconstructed from memory would be fabrication dressed as data.
Registration-date rule
A date appears only where our dataset records a discrete grant date. The MM/YYYY-looking suffix inside a UP-RERA number is a notation, not a certificate — we do not parse it into a claimed date.
No predictions
There is no “expected by,” “should register by,” or countdown anywhere on this page or in its data file, by design. This is also why the tracker coexists cleanly with our No-Deadline Pledge: a registration record is a look-up, never a clock aimed at you.
Status-flip rule
A tracked pre-launch is moved to the registered table only when its own registration is verified directly on up-rera.in — not when a number appears in a brochure or a broker forward. Each flip gets a dated entry in the conversion log; history is appended, never rewritten.
Cadence
Re-stamped weekly. Each pass re-checks the tracked rows against the underlying dataset and, where possible, the portal itself; the stamp date at the top moves only when the check actually ran. If the stamp is more than two weeks old when you read this, treat the page as historical.

FAQ

Does paying an EOI mean a project is RERA-registered?
No — the opposite is the usual case. An Expression of Interest exists precisely because the project is not yet registered: it is a refundable way of queueing for information before a registration exists. None of the three pre-launches this page tracks (ACE Parkway 2.0, Gaurs Studio Bento, Codename Plume) holds a registration we can verify as of 16 July 2026. If someone presents an EOI receipt as proof of RERA status, that is a claim to check on up-rera.in, not to accept.
Is an EOI safe before RERA registration?
It is a different kind of exposure than a booking, and it should be treated as one. A pre-RERA EOI sits outside the RERA escrow protection — the rule that 70% of buyer receipts be held in a dedicated project account applies only after registration. The reference class shows conversion does happen and is traceable: six registered projects sit in this page's table, including Gaur Chrysalis (Phase 1), whose registration was granted on 4 November 2025 — three days before its public launch. The registered-first sequence is the standard to hold every pre-launch to.
How long does RERA registration take after an EOI opens?
We do not publish an answer, because we cannot source one. None of the tracked pre-launches has a published, dated EOI-start on our own pages (each shows 'not published' rather than a reconstructed date), and this page makes no forecasts — there is no 'should register by' anywhere in it. Anyone quoting you a confident registration date for an unregistered project is giving you a sales estimate, not a regulatory fact.
Where does the data on this page come from?
Every row is re-structured from Vidastu's open corridor dataset (data/corridor.json) and our own live project pages — the machine-readable version of this tracker is published at data/eoi-rera-tracker.json under the same reuse license. Each row carries the date its claim was last verified and a confidence tag: confirmed, reported, or founder-stated. The page is re-stamped weekly; if the stamp is more than two weeks old when you read this, treat it as historical.
What happens to my EOI money if the project never gets registered?
The EOIs tracked on this page are collected as refundable — but a refundable EOI is only as strong as its written terms, because pre-registration money sits outside the RERA escrow account. Before paying, get the refund clause in writing (amount, trigger, timeline), confirm the payee is the developer's official account, and keep the receipt trail. If a project you paid an EOI on never registers, that written clause — not this page, not a broker's assurance — is what your refund stands on.
