Sector 150 is one of the most closely watched addresses on the Noida Expressway. ACE Parkway 2.0 earns a place on our watch-list for a few honest reasons — stated as a pre-launch read, not a sales pitch:
- The sector itself. Sector 150 is widely regarded as the corridor's lowest-density, greenest sector, and sits at the confluence of three expressways — a rare combination of open space and connectivity on this stretch of Noida.
- Metro and airport both within reach. The Aqua Line at Sector 148 is approx. 4 km away, and Noida International Airport (Jewar) is approx. 40 minutes by road — a rare pairing of rapid-transit and airport access on the same address.
- A developer with delivery scale. ACE Group, established in 2010, has delivered approx. 16.5 million sq.ft and housed 10,000+ families — meaningful execution history for a pre-launch entry.
- A pre-launch entry window. Indicative pricing of ₹16,995/sq.ft today sits well below the ₹21,995/sq.ft expected at launch — the gap is the pre-launch thesis, and it is exactly why we flag the risk plainly below.
Counterweight, stated plainly: ACE Parkway 2.0 is pre-RERA. Until registration issues, every figure is indicative and there is nothing on the regulator's portal to verify against yet. Is ACE Parkway 2.0 the same as the old ACE Parkway?
No. ACE Parkway 2.0 is a distinct, new pre-launch project by ACE Group at Sector 150 — it is not the earlier ACE Parkway renamed or relaunched. The earlier ACE Parkway is a separate, already-delivered project with its own RERA registration; that registration does not carry over to ACE Parkway 2.0. Until ACE Parkway 2.0's own UP-RERA number is issued, verify any number you are quoted directly against up-rera.in before paying anything.
A few things buyers frequently confuse — kept straight:
- ACE Parkway 2.0 = the current pre-launch project at Sector 150, marketed by ACE Group and advised on by Vidastu Advisory.
- ACE Parkway (without the "2.0") = the earlier, already-delivered project at the same developer — a separate project with its own RERA registration. That registration does not apply to ACE Parkway 2.0.
- If you are quoted a RERA number for "ACE Parkway", confirm on up-rera.in whether it belongs to the delivered project or to ACE Parkway 2.0 specifically, before relying on it.

ACE Group, established in 2010, has built at meaningful scale on the Noida / Noida Expressway corridor. Relevant, verifiable context:
- Delivery at scale. Approx. 16.5 million sq.ft delivered to date.
- Families housed. 10,000+ families across ACE Group's delivered projects.
- Corridor familiarity. ACE Parkway 2.0 sits in a location ACE Group already builds and delivers in, which lowers execution-uncertainty versus a first-time entrant to the sector.

Vastu & engineering notes
Vastu: official unit-level floor plans for ACE Parkway 2.0 had not been publicly released at the time of this review, so — as with our other pre-launch pages — we are not publishing a floor-plate Vastu verdict yet. General guidance for an 11-tower layout applies (prefer East/North-East-facing units; treat South-West-corner entries with care), and our senior Vastu consultant will review the official plates when released. Engineering (Vidit Kaushik, Civil Engineer, BITS Pilani): a three-configuration slab (approx. 1,900 / 2,600 / 4,400 sq.ft) across 11 towers on approx. 15 acres is a fairly standard large-format residential grid — but verify the RERA-disclosed carpet ratio once the filing is published, since indicative saleable-area marketing and carpet area diverge. RERA's escrow regime (a majority of receipts held in the project account) applies the moment the project is registered; at pre-launch it does not yet — another reason to treat an EOI as an expression of interest, not a payment milestone.
