Does UP-RERA registration mean a project is approved or safe to buy?
No. Registration means the promoter has filed the project with the regulator and received a number. The register carries the registration number, the promoter of record, the declared and extended completion dates and the filed documents; it carries no price, size, quality or delivery promise. Each card here says whether this desk has only read the file, has investigated the project, or sells it.
Which of these projects does the desk advise on?
Only the ones marked Investigated or Sold through this desk. Sold projects are the ones the desk sells as an authorised channel partner, each with a dated price on its own page. On the register means the file has been read and printed, and no advice is given on it until someone asks the desk to investigate it.
How do I check a registration myself?
Search the number on up-rera.in, match the promoter of record to the company named on your draft agreement, read the completion date on record and any extension entries, and ask for the sanctioned building plan. Each project page here links the full register file and its document downloads on UP-RERA Tracker.
Is a new registration the same as a new launch?
No. Registration is the regulator’s acceptance of the filing; launch, bookings and prices are the promoter’s decisions and are not on the register. This list is cut at six months before 4 November 2026 and is re-read when the directory is regenerated.
