What ACE Terra actually is
ACE Terra sits in Sector 22D on the Yamuna Expressway, Greater Noida's most built-up residential pocket and home to a dozen named projects at every stage from reported-sold-out to unregistered. Per its own UP-RERA filing (UPRERAPRJ683816/04/2024, registered 4 April 2024), the project occupies Plot P5 & P6, TS-02/A, under the Yamuna Expressway Industrial Development Authority's (YEIDA) sanctioning umbrella Confirmed (up-rera.in, accessed 10 Jul 2026). Portal listings — cross-checked across nobroker.in, moneytreerealty.com and whitehat.realty — describe a scheme of 12 towers rising to 25 floors across roughly 11 acres, holding 1,166 units in 3 and 4 BHK configurations sized from 1,770 to 3,025 sq.ft. Reported. One search result we encountered cited a much smaller figure — roughly 298 units "on offer" — which we believe more likely reflects a currently-marketed inventory tranche than the total sanctioned unit count, but we could not independently reconcile the two numbers against a primary document, so we're flagging the gap rather than picking a side.
Marketing material describes a forest-themed green landscape and a broad amenity list — poolside cabanas, a jacuzzi, a senior citizens' park, jogging track, banquet lawn, multi-cuisine restaurant, library, unisex salon, gym, squash court and billiards Reported (whitehat.realty; nobroker.in). We could not independently confirm which of these are built versus planned at this stage of construction — that's a straightforward, useful question to put to a site visit rather than a brochure.
The promoter-entity distinction that actually matters
Confirmed ACE Terra is marketed under the same "ACE" name that fronts the completed ACE Parkway and the pre-launch ACE Parkway 2.0 — and the promoter's contact email on the RERA filing ([email protected]) does confirm a real ACE Group affiliation. But the registered legal promoter behind ACE Terra is Ajay Realcon India LLP, based at 7th Floor, Plot No. 01/B, Sector-126, Noida — a distinct entity from ACE Infracity Developers Private Limited, the promoter on record for the original, delivered ACE Parkway (UPRERAPRJ4514) Confirmed (up-rera.in, both filings).
This is standard practice for larger developer groups, which often float a separate project-specific SPV (special-purpose entity) for each launch — it isn't, on its own, a red flag. But it does mean ACE Infracity's delivery record on the original ACE Parkway (documented in our own review, linked below) is not a legal guarantee of Ajay Realcon India LLP's performance on this specific project. Ask which entity is actually signing your agreement, and check that entity's own RERA history — not just the brand name over the sales office door.
Price and possession — what the portals actually say
We found no single, current, RERA-filed cost sheet for ACE Terra in this pass — what we found instead is a set of portal-reported price bands that don't fully agree with each other. Treat all of the below as a starting reference, not a quote:

None of the above is a confirmed transaction price. These are portal-listed asking figures and rate estimates, gathered on different dates by different methodologies — not verified against a builder-issued, RERA-registered cost sheet. Before treating any number here as a benchmark, ask ACE Group / Ajay Realcon India LLP directly for the current price list, the carpet-area breakup (not just the super-built-up figure), and the payment plan in writing.
On possession: the project's own RERA filing declares a completion date of 28 December 2028, arrived at from a 59-month construction period starting 1 February 2024 Confirmed (up-rera.in). That is the only figure we'd call authoritative today. A portal citing "July 2029" may simply be rounding or working from a different construction-start assumption — we can't tell from what's published, so we're naming the seven-month discrepancy rather than smoothing it into one clean number.
What ACE Group's own delivery record does — and doesn't — tell you
The most useful thing "ACE" the brand offers a buyer here is a genuinely delivered, independently reviewable project to check against: the original ACE Parkway (Sector 150, Noida), completed and occupied under UP-RERA UPRERAPRJ4514. Read it before treating anything on this page, or any ACE-branded marketing material, as settled.

This review exists because ACE Terra is a genuinely uncontested, high-demand corridor project that buyers ask us about, and we'd rather give you sourced facts than let a broker forward fill the gap.
Where ACE Terra sits against the alternatives
ACE Terra is one of twelve named projects in Sector 22D alone. - Cross-check any price figure against at least two independent portals, and ask the developer for the current, RERA-filed cost sheet rather than trusting a portal listing or a broker's forward.
