What ATS Allure actually is
ATS Allure sits at Plot P7, TS-02, Sector 22D, Yamuna Expressway — under the Yamuna Expressway Industrial Development Authority's sanctioning umbrella, the same sector that hosts Gaur Chrysalis, Eldeco Echoes of Eden, and the ACE Group's Terra/Edit/YXP trio. Its UP-RERA registration, UPRERAPRJ918, was filed 31 July 2017 by promoter ATS Realty Private Limited Confirmed (up-rera.in, accessed 10 Jul 2026). Marketing material describes an original launch around 4 July 2014 — three years before the formal RERA filing, which is ordinary for a project that predates the Real Estate (Regulation and Development) Act rather than a sign of anything irregular; every ongoing project had to register once the Act's UP rules took effect in 2017.
Scale figures conflict across the portals we checked: some describe 2 towers, others 8, with total units reported anywhere from 1,114 to 1,146 across a consistent 8.48-acre plot Gap. We could not resolve this from the sources available and are naming it as an open conflict rather than picking whichever count sounds more authoritative. One credit worth noting with the same caution as our other developer reviews: at least one portal names Hafeez Contractor as architect — the same name credited on the original, unrelated ACE Parkway — but we found this on a single marketing-adjacent source and couldn't independently corroborate it here Reported.
Carpet area vs. super built-up — the numbers that actually matter
Confirmed UP-RERA's own project filing states carpet areas of 70.23 sq.m. (~756 sq.ft.) for the 2 BHK and 83.24 sq.m. (~896 sq.ft.) for the 3 BHK (up-rera.in). Most portal listings instead advertise a super-built-up range of roughly 753–1,350 sq.ft. — a larger figure that includes common areas, wall thickness and shared amenity space, not just your actual usable floor area.
These aren't contradictory numbers; they're two different measurements, and conflating them is one of the most common ways a buyer ends up paying a per-sq.ft. rate on a bigger number than the flat they actually get. Before comparing ATS Allure's cost per sq.ft. against any other Sector 22D project, confirm which figure — carpet or super built-up — every price you're comparing is actually based on.
The 2023 RERA order — what UP-RERA actually found
This is the single most important documented fact about ATS Allure's delivery record, and we're stating it as precisely as our sources allow. Per a legal-industry blog's summary of the order (we could not access the primary order text directly in this pass, and recommend you verify it yourself at up-rera.in), UP-RERA passed a combined order dated 24 February 2023, uploaded 22 March 2023, across 19 complaint cases filed against ATS Realty Private Limited concerning this specific project Confirmed. The authority ordered the company to deliver complete possession of the allotted units — along with occupancy or completion certificates — within 60 days of the order's upload, and to pay each buyer delay interest at MCLR+1%, calculated from that buyer's individual agreement's default date until possession or the certificates were obtained, whichever came later.
On the force-majeure question, the authority recognised a total of nine months as legitimate delay-exempt periods — 25 March to 25 September 2020 (COVID-19 first wave) and April to June 2021 (second wave) — and found the builder had provided no documentary evidence supporting any force-majeure claim beyond those two windows. Read plainly: this is a regulatory authority's adjudicated finding that possession was delayed and that the delay, beyond the pandemic period, was not adequately explained — not an unproven allegation, and not our own characterisation.
What this order does not tell us is whether ATS Realty actually met the 60-day deadline in 2023. Portal listings as of 2026 — three-plus years later — describe the project as largely possession-complete across most towers, which is at least consistent with the order having eventually been complied with, but we found no source directly confirming that compliance, so we're not asserting it as fact. If a specific unit or tower's possession history matters to your decision, that's a targeted question for UP-RERA's complaint-status search or a direct conversation with current residents, not something a portal summary can settle.
Where does it stand today, and how far is it really from Jewar airport?
As of this review, multiple portals describe ATS Allure as ready-to-move, with possession activity reported across most towers Reported. We can't independently verify occupancy tower-by-tower, but the consistent "ready to move" framing across several independent listings, combined with the 2023 order having had three-plus years to play out, is a reasonable (not certain) signal that the bulk of the project has been handed over.
On the specific question we see buyers actually ask — how far is ATS Allure from the new Jewar airport — the honest answer is that sources don't agree closely enough to give you one clean number. Most listings we checked put the distance at roughly 12–15 km by road; one source cites approximately 20 km Gap. Given the surrounding road network around Jewar is still being completed, we'd treat any of these as an approximate, pre-final-road-network figure rather than a precise drive time — and we'd recommend driving the actual route, or checking a live map against your specific starting point, before it factors into a decision. The wider ATS Group track record
ATS Allure's promoter, ATS Realty Private Limited, is one entity within the broader ATS Group. Separately — and this is worth naming precisely so it isn't mistaken for a claim about ATS Allure itself — a different ATS Group project, ATS Knightsbridge, held by a different promoter entity (ATS Heights Private Limited), went through a National Company Law Tribunal insolvency process: proceedings were admitted on 22 April 2024, the National Company Law Appellate Tribunal stayed further action in May 2024 while explicitly allowing construction to continue under supervision "to safeguard homebuyers' interests," and the NCLT ultimately dismissed the proceedings via a Section 12A lender settlement on 13 March 2026 — with structures across all five towers reported complete or nearing completion at that point, and an 18–24 month tentative handover timeline stated by the company Confirmed (The Realty Today; Angel One News; Insolvency Tracker).
We're including this because it's a genuine, well-documented data point about how the wider ATS Group has handled a serious financial and construction-continuity risk at one of its projects in the recent past — useful context for judging execution risk at any current ATS launch, including elsewhere in this same corridor. It is not evidence about ATS Allure's own promoter entity, which we found no insolvency filing against. Where ATS Allure sits against the alternatives
