Why the applicant type is worth ten seconds
Every UP-RERA filing names an applicant type. It is a small field and it answers a large question: what kind of legal entity is on the other side of your agreement. A buyer who knows the project name and not the promoter type knows the marketing and not the counterparty.
Everything below is a count over the 966 Gautam Buddha Nagar registrations on our mirror of the register, read 29 July 2026 and computed 23 September 2026. No developer is named on this page.

Companies dominate at 89.1 percent, spread across 423 distinct promoter names. The long tail is genuinely long and genuinely small: 7 filings by Individuals, 5 by Societies and 2 by Proprietorship Firms, which together are under two percent of the register.
The 27 filings nobody expects
The highlighted row is the one worth knowing about if you are buying a plot rather than a flat. 27 registrations are filed by a Competent authority, and there are only 3 such registrants on this register: the Greater Noida Industrial Development Authority, the New Okhla Industrial Development Authority and the Yamuna Expressway Industrial Development Authority.
A plot scheme is a project under the Act, so the authority registers it like any promoter. If your allotment came from a scheme rather than a builder, the authority is your promoter of record, its registration number is the one to search, and its filing carries the documents. That is not obvious from anything on an allotment letter, and it is the single most useful thing on this page for a plot allottee.

LLPs are 1.9 percent of the whole register and 9.3 percent of the 97 filings dated 2025 or 2026. Companies still dominate the recent cohort at 83 of 97. That is a change in the mix and nothing more; the register records no reason for it and neither do we.
The comparison on this page that does not work
The table above tempts an obvious reading, so here is why it fails. Of the 861 Company filings, 490 carry at least one extension. Of the 18 LLP filings, only 6 do. Read as a ranking, that says LLPs hold their dates better.
They do not, or at least this cannot show it. Companies carry almost the entire 2017 to 2019 cohort, which has had eight years in which to need more time. Half the LLP filings are from 2025 or 2026 and have had months. The gap is age, not entity type. Any comparison of extension rates has to hold the registration year constant, which is what our read of completion dates across 957 filings does. We are publishing the raw numbers with the caveat rather than quietly leaving them out, because they are the first thing anyone would compute from this data and the caveat is the useful half.
What the applicant type does not establish
Not financial standing, not delivery capability, not build quality, not whether the entity will still exist in five years. The register records the type, the registered office and the project fields. Treat the type as a fact to verify from: search the registration, read the promoter name and type, and compare them word for word with the entity named on your own allotment letter and agreement. Where the same brand appears under several registered promoters, which is common here, that check is the whole ballgame.
