In the top navigation, find the Registered Projects or “Project Details” section. This opens the master search interface. You’ll see filter fields for district, promoter name, and registration number.
Enter the registration number exactly
Paste UPRERAPRJ125342/02/2026 into the registration-number field. Use the exact format — slashes and all. Hit Search. Eldeco Echoes of Eden will appear as the single matching project.
Open the project page and cross-check basics
Click into the project. Verify the following fields match what’s in any brochure or sales claim:

Verify the Escrow Bank Account
Under RERA rules, every registered project must maintain an escrow account into which 70% of buyer payments are mandatorily deposited. Open the Financial Details or Escrow tab — the bank name and account will be listed. When you pay the booking amount, cross-check that the developer’s collection account matches or maps to this RERA-disclosed escrow account. Any request to pay into a different bank or individual account is a hard stop.
Save the page for your records
Take a full-page screenshot, or use the browser’s Print → Save as PDF option. File it with your booking documents. If any future dispute arises, this is your primary defence — it proves what the public record showed on the day you entered the agreement.
What to do if something doesn’t match
- Registration number not found → Stop. Don’t pay anything. Re-verify the number you were given.
- Project name differs → Could be a marketing name vs legal name; ask the seller to reconcile in writing before proceeding.
- Promoter name differs → Significant — request written clarification; some projects have SPV structures, others don’t.
- Sanctioned plan shows fewer amenities than brochure → RERA wins. Tell the seller in writing and decide whether the spec gap is acceptable.
- Any pending RERA case against the promoter matters to you → Read the case filing and judgment. Use them to inform your risk call.
