A brochure tells you a project has “premium specifications.” A serious buyer wants to know: which marble grade in the living room, which sanitaryware brand in the bathroom, and whether the AC works when it’s 46°C outside. This post is the answer to all of those questions in one reference page.

The headline spec — VRV air conditioning
The single most important specification at Eldeco EOE is the VRV (Variable Refrigerant Volume) air-conditioning pre-installed across all units. Most NCR projects in the ₹1.2–1.8 Cr band give you split-AC points and leave the install to you. VRV is a different category entirely.
Why VRV matters
- No outdoor units on the balcony. The VRV outdoor condensers are housed in a dedicated utility area — your balcony is actually usable, and the facade of the building stays clean (no hanging AC cages).
- One outdoor unit, multiple indoors. A VRV system cools multiple rooms independently but shares a single outdoor condenser. Temperature in the living room can be 22°C while the bedroom is 24°C, on one system.
- Lower electricity bill. VRV is inverter-based and modulates compressor speed. Real-world savings vs equivalent split ACs are typically 15–30% over a summer.
- Longer equipment life. Commercial-grade systems sized for a full unit. Typical life is 12–15 years vs 7–10 years for residential splits.
- No window or facade holes. Better structural integrity, better acoustics, and (importantly) nothing to replace yourself later.

- Plumbing: Concealed CPVC/PPR, hot and cold lines

- Sanitaryware: Wall-hung WC, counter-top basin, designer finishes (Kohler / Duravit / Jaquar equivalent)
- CP fittings: Chrome-plated designer fixtures
- Shower enclosure: Glass partition in master bath; rain shower in one bath
- Geyser point: In every bathroom, with safety MCB

What you don’t get — be honest about it
Every premium project has edges
- Full modular kitchen cabinetry is not typically included beyond the base. Most buyers customise this with a vendor after possession.
- Wardrobes are usually provisioned, not fully fitted — again typically a post-possession upgrade.
- Curtains and soft furnishings are not part of the handover.
- White goods (fridge, washing machine, dishwasher) are not included unless specified under a furniture offer.
Budget ₹5–10 lakh for post-possession interiors on a typical 1,550 sq.ft 3 BHK. It’s worth it — the base spec is already premium enough that your interior investment goes into what’s visible, not what’s structural.
