1. Eldeco Echoes of Eden — Sector 22D
EOE is the cleanest combination the corridor is offering in 2026 — listed developer, closest premium project to the airport, transparent BSP, construction-linked plan, and the only launch with VRV AC standard across every unit. As of July 2026, Haven and Elysian towers are fully booked (Caelum only available) and the 2 BHK is sold out; the historical Akshaya Tritiya (19 Apr 2026) EOI window is closed — booking is now direct, with no separate EOI at all. 2. ATS Yamuna Expressway — Sector 22D
ATS brings solid Noida delivery credentials to Sector 22D. Expected premium 3 BHK product. Pricing sits 10–25% above EOE launch, which is a fair comparison tax given ATS’s finishing reputation — but the price–value read favours EOE at current BSP. Head-to-head comparison →
3. Migsun Atharva — Sector 22D
Migsun’s entry into Sector 22D. Mid-premium positioning with 2 and 3 BHK options. Pricing is close to EOE but developer-trust differential (listed vs unlisted) favours EOE for risk-averse buyers.
4. Oasis Grandstand — Sector 22D
Lowest BSP in Sector 22D among comparable new launches. Finish quality and amenities are a step below the premium cluster. Appropriate for budget-first buyers who want sector location but are willing to compromise on specs.
5. ACE Yamuna One — Sector 22A
Adjacent sector — same airport proximity as 22D. ACE has a credible Greater Noida West delivery record. Pricing attractive; product positioning slightly below the 22D premium cluster.
6. Nimbus — The Palm Village (new phase)
Nimbus has launched fresh apartment stock within its YEW township setup. Entry pricing is among the lowest; trade-off is older-generation amenities compared to fresh 22D pre-launches.
7. Sobha HRC — Yamuna Expressway pre-launch
The genuine premium brand entry into the corridor. Pricing expected to land above EOE and ATS once disclosed. Sobha’s finishing is widely considered best-in-class among national developers; carpet efficiency trade-offs historically offset some of the price premium.
8. The Monarque — boutique launch
Smaller footprint, more curated product. Appropriate for buyers who want a small-community feel rather than a 15-tower complex. Demand has been strong on branded-search but limited availability.
One corridor pre-launch sits outside the eight above by format rather than by oversight: Gaur Bento Yamuna Expressway at Sector 19 is a studio product rather than a conventional apartment launch, and it carries no RERA registration of its own, so we read it separately from this table.
The buyer’s decision tree
Rather than recommend one project for everyone, here’s how to match your situation to the right short-list:
Closest to the airport, premium specification (most common)
→ Eldeco Echoes of Eden (top pick) or ATS Sector 22D. Both sit at the closest premium residential distance to the airport.
Best value (lowest ₹/sq.ft in Sector 22D)
→ Oasis Grandstand or Migsun Atharva. Spec trade-offs are real — verify with a site visit before deciding.
Brand premium, price is secondary
→ Sobha HRC pre-launch. Expect a premium over EOE / ATS.
Boutique feel, small community
→ The Monarque (limited availability).
Timing considerations for 2026
- Akshaya Tritiya (19 Apr 2026) closed: festival-allotment pricing on most 22D pre-launches is winding down.
- Expected May 2026 launch events: phase-1 formal launches from EOE and ATS expected. Ask the desk what band is on the rate card on the day you book, and get it dated in writing.
- Airport commissioning milestone: each major airport milestone announcement historically causes a step-change in BSP across the corridor. 2026 has multiple such milestones pending.
- UP RERA quarterly updates: new projects get added every quarter. Verify all new launches on up-rera.in before trusting brochures.
Pre-launch checklist — before you pay any token
- Verify RERA registration on up-rera.in with the number on the brochure (not just the logo)
- Check developer’s delivery record — ask for 3 delivered project names and visit at least one
- Insist on a construction-linked payment plan — avoid upfront-heavy plans that expose capital (or, if you’re buying a bare YEIDA plot instead of an apartment, weigh Vidastu’s turnkey construction route — and factor in the naksha approval timeline at YEIDA before committing to a move-in date)
- Read the agreement before paying beyond the booking amount — not just the application form
- Cross-check BSP on the RERA portal’s price disclosure — developers cannot legally charge above disclosed rates
