First, the thing this page is not saying
A separate company per project is ordinary, lawful practice. It is common across this register and across the industry, it is how development is routinely financed and ring-fenced, and nothing on this page suggests otherwise. No claim is made here about the conduct or capability of any of the nine.
What it changes is only this: the name on a hoarding, a brochure or a broker's message is not the name of the company that will owe you a home. On these ten filings there are nine such companies. Which one is on your agreement is a fact you can establish in two minutes and cannot guess.
The two names a buyer cannot tell apart
The highlighted rows carry the sharpest version of the problem. Vinayaka Expo Plaza Private Limited and Shri Vinayaka Expo Plaza LLP are two separate registered entities. They differ by one leading word and by corporate form, and they hold different registrations.
There is nothing improper in that and both are properly registered. But if you were told "the Vinayaka Expo Plaza project" and handed a paper to sign, the name alone would not tell you which of the two you were contracting with. The registration number would, immediately.
A name and a type that do not agree
One further detail is worth recording because it is the kind of thing that only shows up if you read the fields rather than the names. The promoter of Svg Golf Avenue is registered as SVG Buildech LLP, and the applicant type the register carries against that same filing is Proprietorship Firm, not a Limited Liability Partnership.
A proprietorship and an LLP are different things, with different liability behind them. We do not know which field is the accurate one, and the register does not say: it prints both. It is a question for the promoter and the authority rather than a finding, and it is exactly the sort of discrepancy worth raising before signing rather than discovering afterwards. Only half the projects say SVG
5 of the 10 project names carry the SVG word. The rest are registered as Alpha Plaza, Beta Plaza, Swarn Plaza, India Expo Plaza, Town Square-1. They connect to the others through the promoter names, not the project names, so a buyer searching only the project they were told about would never see the rest of the set. Searching the promoter as well as the project is the cheap fix, and it is step two of our six-step check.
What the register records against them
Not much, and that is worth saying as plainly as the rest. 9 of the 10 registrations carry no complaint at all and one carries a single record. There are 2 extension records across all ten, and both are the standard six-month covid force majeure allowance, which our read of all 852 extension records shows is the only stated reason anywhere on this register.
Document counts run from 7 to 42 against a district median of 21, so the newer filings in the set are on the thorough side of normal and the oldest is thin. The denominators for every one of those fields are in our read of all 966 filings.

Get the registration number for the specific project you are being sold, not the group. Read the promoter of record on that registration. Then read the name on your own allotment letter and agreement, word for word, against it. If they differ, that is the conversation to have before any money moves.
