- Gaur Chrysalis Phase 1 (Sector 22D, RERA UPRERAPRJ622344/11/2025) is now dated and confirmed sold out — no fresh primary inventory. Current exit pricing runs around ₹11,000/sq.ft (up from an ₹8,000/sq.ft launch BSP), an indicative ₹1.98–2.64 Cr band on resale. Corridor watch: the “Gaur Plume” / “Chrysalis 2.0” naming question is still unresolved — no authoritative source uses either name for a project distinct from the sold-out Phase 1 above, and it remains pre-RERA, EOI-only. Unsourced “X minutes from Jewar” distance claims also keep circulating on rival marketing this corridor over — treat any uncited travel-time figure as unverified until the source states its measurement method.
