What is confirmed about the Sector 5-A scheme, and what is not?

The confirmed layer is thin and consistent: the sector, the two schemes, the two size bands and the three-authority exclusion. Every outlet that covered the story between 16 August and 5 September 2026 repeats those four facts in the same words, which usually means one source document behind all of them, most likely a board-meeting briefing. The earliest dated version we found is a post on X on 16 August 2026; 99acres, ERM Global Investors, Shiva Associates and Ghosh & Ghosh followed with the same four facts and nothing new.

Everything a buyer actually needs to act on sits in the gap column. No rate. No plot count by scheme. No module list. No date. No brochure. No RERA number. The 4,000 figure is reported, not confirmed, and the one channel that names both Sectors 5-A and 15C together suggests it may be an area total rather than a Sector 5-A count. The LIG scheme's income ceiling and category proof, which decide who can apply for the 40 sq m plots at all, appear nowhere.

Gap A scheme that has been announced to the press but not by the authority is a scheme with no terms. Until the brochure is on yamunaexpresswayauthority.com, treat every rate, date and plot count you see elsewhere, including the arithmetic on this page, as a reference and not a term.

When does the YEIDA Sector 5-A scheme open?

Nobody has a date. What exists is a reported window, Navratri, and a reported dependency: Ghosh & Ghosh writes that the launch waits on the scheme's RERA registration and final approvals. Sharad Navratri 2026 runs from Sunday 11 October to Monday 19 October, with Vijayadashami on Tuesday 20 October. Reported

The one clock we can show is the last scheme's. RPS-10/2026's brochure was dated 4 April 2026, the portal opened on 6 April, and the draw was held on 18 June 2026 at India Expo Mart, Greater Noida: 73 days from launch to draw. Computed If Sector 5-A opens inside the Navratri window and repeats that clock, and only then, a draw lands in the last ten days of December 2026. That is arithmetic on a precedent, not a schedule; YEIDA has published no schedule. Computed

The register spells that name YAMUNA EXPRESSWAY INDUSTRIAL DEVLOPMENT AUTHORITY, with the missing E, and joins scheme prefixes to numbers four different ways; our page on YEIDA's own filings shows every one of them so you can search by registration number instead of guessing the name.

What will a Sector 5-A plot cost?

The price has not been announced, and this page does not guess it. What we can print is the rate series it will join. YEIDA's residential allotment rate was ₹25,900 per sq m in RPS-08/2024 and ₹36,260 per sq m at the RPS-10/2026 draw, a rise of about 40% in roughly 21 months; the full dated series, with its gaps, is in YEIDA corridor price history 2019 to 2026. At the RPS-10 rate, and only as a way of sizing the cheque, a 40 sq m plot is ₹14,50,400, a 162 sq m plot is ₹58,74,120 and a 300 sq m plot is ₹1,08,78,000, each before preferential location charges and other dues. RPS-10's brochure summary capped PLC at not more than 15% of the premium for any single plot. Two things the brochure decides and no report has touched: whether the LIG scheme is priced on the same per-sq-m basis as the general scheme, and the lease terms. RPS-08/2024 was a 90-year leasehold with a one-time lease rent of 10% of the premium; RPS-10/2026's terms are in its own brochure. Who can apply for the Sector 5-A scheme, and who is barred?

The one confirmed rule is the exclusion. If you, or in RPS-10's wording your spouse or a dependent child, already hold a residential plot allotted by YEIDA, Noida Authority or Greater Noida Authority, you cannot apply. Check that before anything else, because the registration money goes in with the form and a rejected application on eligibility grounds is a refund you wait for, not a plot you keep. Confirmed

The rest is RPS-10's rulebook until the new brochure replaces it: applicants aged 18 or over, one application per person, joint applications only within the immediate family with proof of relationship, and Indian citizens and eligible NRIs both allowed. For the 40 sq m scheme there is a second gate nobody has described: LIG status. Low-income-group schemes normally carry an annual household income ceiling and ask for proof. Neither the ceiling nor the proof has been published for Sector 5-A. Gap

Is there an HIG or MIG plot scheme in Sector 5-A?

Not as announced. The two schemes named are the 40 sq m LIG scheme and the general scheme of 162 to 300 sq m plots. Nothing labelled HIG or MIG appears in any report as of 10 September 2026. The general scheme's range starts where RPS-10's smallest module started, 162 sq m, and runs ten sq m past RPS-10's largest, 290 sq m, so a buyer who missed a 200 or 223 sq m plot in June is looking at the general scheme, not at a category that does not exist yet. Will 4,000 new plots move resale prices for 160 sq m plots?

We do not forecast prices, and this page will not. Two facts are worth holding apart. The authority allotment rate is what YEIDA charges the person it allots to; a resale price is whatever two private parties agree on a plot already allotted, and the two are different numbers set by different people. On supply, the arithmetic is plain: RPS-10/2026 offered 973 plots against a reported 1,05,842 to 1,10,034 applications, and a scheme of close to 4,000 plots is about four times that offer. What is RPS-10A, and is it confirmed?

Not by the authority. The claim comes from one broker channel: PROPDART's video of 11 August 2026 says a scheme called RPS-10A is coming with 1,500 plots of 40 sq m in Sectors 17, 18 and 20, "after a month". Reported On 10 September 2026 there was no RPS-10A on the authority's site or on Invest YEIDA. It may be the same 40 sq m LIG scheme under an earlier working name, it may be a separate tranche, or it may not happen. We log it here as a broker's expectation and nothing more; if it appears, it gets its own row in the table above with a source and a date.

How to be ready before the brochure drops

  1. Clear the exclusion first. Ask every member of the immediate family whether an allotment from YEIDA, Noida Authority or Greater Noida Authority exists in their name. One forgotten 2014 allotment in a spouse's name is a rejected application.
  2. Park the registration money in the account you will register. At the RPS-10 rate that is about ₹1.45 lakh for 40 sq m, ₹5.87 lakh for 162 sq m and ₹10.88 lakh for 300 sq m; the brochure's rate replaces those numbers, so keep headroom.
  3. Scan the RPS-10 document set now: identity proof, address proof, photograph, signature and bank details were the five things the last portal asked for. Add income proof if you intend to apply under LIG.
  4. Read three brochure pages before paying the fee: the eligibility clause, the PLC and lease-rent clauses, and the payment schedule after allotment. RPS-10's summary capped PLC at 15% of the premium; the new brochure may not.
  5. Pick the module before the portal opens. The general scheme will almost certainly list several sizes inside 162 to 300 sq m, and the application asks for one.
  6. Know what happens after a win. The allotment letter starts a clock: lease deed, building plan approval, and the ground coverage and FAR that decide how much house the plot holds.
