Factory construction companies near Jewar Airport — how to actually choose one
Updated July 2026
Noida International Airport has been operational since June 2026, and the YEIDA industrial sectors around it — 28, 29, 32, 33, 10 and the Tappal logistics zone — are the fastest-filling factory land in North India. The search results for "factory construction company Jewar", though, are dominated by keyword pages, self-published top-10 lists and brands with no verifiable entity behind them. This page is the neutral filter: a 7-question checklist any allottee can run in one phone call, the red flags to walk away from, and where Vidastu's industrial practice stands on each test.
The 7-question vetting checklist — run it on every contractor, including us
A YEIDA-competent industrial contractor answers all seven from memory. Score anything less honestly.
- "What are the seven documents for the YEIDA functional certificate?" — the single fastest competence test on this corridor. If they pause, they've never taken a unit to functional. (The list is public — on our industrial page.)
- "Which entity signs my contract — and what's its CIN?" — verify the company name on MCA, the GST number, and that the office address is a real, pin-able commercial premises. A Gmail-only contact at industrial contract values is a walk-away flag.
- "Who exactly runs my site, by name?" — you want a named engineer and a named escalation person, in the contract. "Our team will handle it" is not a name.
- "How does the BPMS deemed-sanction clock work?" — 60 days for building-plan sanction, 90 for occupancy, permit valid 5 years. A contractor who files approvals in-house says this in one breath.
- "What happens at month 48 if my unit isn't functional?" — 4% of bid amount for the first extension year, 1% per month for the second, cancellation with 20% forfeiture after. If they don't know your penalty maths, they can't plan backward from it.
- "Is your quote itemised and binding — and does it come before or after a site visit?" — a flat per-sq-ft rate card quoted over the phone is the quote that gets revised mid-build. Itemised, fixed, after the site visit — or keep looking.
- "Who fabricates the steel, and who owns erection quality?" — PEB fabrication is usually a partner; accountability for erection, alignment and leaks must sit with your contractor in writing, not fall between two companies.
Red flags all over this corridor's search results
| Red flag | Why it matters |
|---|---|
| Keyword-echo pages ("X in Jewar, X in Noida" titles by the dozen) | The business is lead-capture, not construction — your project gets brokered onward. |
| Self-published "Top 10" lists that include the publisher | Advertising dressed as ranking; padded with national brands that don't take 2,000-sqm jobs. |
| No CIN / GST on the site; Gmail contact; residential registered office | Nothing to enforce your contract against. |
| Zero compliance vocabulary — no mention of functional certificate, BPMS, CTE/CTO, factory licence | They've not carried an industrial unit through YEIDA's actual ladder. |
| Phone-quote rate cards | The number that wins your signature is not the number you'll pay. |
| No named people, no reviews attached to the entity | Accountability evaporates the day something cracks. |
Where Vidastu stands on its own checklist
