The landscape nobody puts a number on
Every list of builders in Greater Noida asserts a market shape and none of them publishes a denominator. So when a firm quotes for your build you have no way to tell whether it is small for this district or completely ordinary, and "they only have one project" becomes a worry with nothing to check it against.
Here is the check. Across the 966 registrations in Gautam Buddha Nagar, read 29 July 2026 and computed 24 September 2026, there are 479 distinct registered promoters.
Read the boundary first
To be exact about what this counts: this register covers promoters registering projects for sale, not a contractor building on your own plot, which RERA does not register at all. It is the development landscape, the firms registering projects to sell, and not a census of the contractor market. If you are hiring someone to build on land you already own, that firm will not appear here at all, and its absence means nothing.
It is still the only measurable picture of who builds at scale in this district, and the shape it shows is worth knowing before you judge anyone's size.
How many registrations one promoter holds
| Registrations held | Promoters | Share of 479 | Filings | Share of 966 |
|---|---|---|---|---|
| Exactly one | 315 | 65.8 percent | 315 | 32.6 percent |
| Two | 69 | 14.4 percent | 138 | 14.3 percent |
| Three | 39 | 8.1 percent | 117 | 12.1 percent |
| Four or five | 34 | 7.1 percent | 149 | 15.4 percent |
| Six to ten | 15 | 3.1 percent | 109 | 11.3 percent |
| More than ten | 7 | 1.5 percent | 138 | 14.3 percent |
The highlighted row is the finding. 315 of the 479 promoters, 65.8 percent, hold exactly one registration, and between them they account for 32.6 percent of every filing in the district. A single-registration company is not the exception here. It is the most common thing on the register.
The reason is structural rather than a matter of experience. Registering a separate company for each project is ordinary, lawful practice, so a single-filing entity is usually a project vehicle rather than a beginner. What it does mean, honestly, is that the specific company has a short recorded track record, which shifts weight onto the filing itself and the documents on it. A worked example is our register read of a single-filing promoter.
Nobody dominates this market
| Group | Registrations held | Share of the register |
|---|---|---|
| The 5 largest promoters | 115 | 11.9 percent |
| The 10 largest promoters | 165 | 17.1 percent |
| The 20 largest promoters | 235 | 24.3 percent |
| The 50 largest promoters | 372 | 38.5 percent |
The ten largest promoters hold 17.1 percent of the register between them, and even the fifty largest hold only 38.5 percent. The largest single promoter holds 38 registrations. That is a long tail, not an oligopoly, and it is the opposite of the picture a "top ten builders" list leaves you with.
We publish the distribution and no league table. Ordering companies by registration count would look like a ranking of capability and would be nothing of the kind: it would rank how many project vehicles a group has registered, which is a fact about corporate structure. What the applicant type behind those entities looks like across the register is in our read of the type field, where 861 of the 966 filings are by a Company.
What this does not establish
Not build quality, not financial standing, not delivery capability, and not whether a large promoter is safer than a small one, which this data cannot speak to in either direction. The register records registrations. Size is the least informative thing on it.
What it is good for is removing a false worry and replacing it with the real checks: which registered entity is named in your contract, what its filing carries, and what the documents say. Our six-step check is that sequence, and what a normal filing looks like holds the denominators for every field.
