What you can buy

NRIs/OCIs may buy residential and development-authority-allotted residential plots (such as YEIDA) under FEMA / NDI Rules 2019. Agricultural land, farmhouses and plantations are not permitted. Consult your CA/FEMA advisor.

NRE / NRO / FCNR routing

Funds move via your NRE, NRO or FCNR account through normal banking channels — no cash transfers. We coordinate with your bank on documentation.

Power of Attorney — Gulf process

As Oman is not on the Hague Apostille list, your PoA must be consulate-attested at the Indian Embassy in Muscat (not apostilled). We guide you step by step. Consult a FEMA advisor for your specific situation.

Repatriation & TDS

NRE-funded proceeds are repatriable for up to two residential properties; NRO route is capped at USD 1 M/yr. LTCG TDS is 12.5% (post-23 Jul 2024) + surcharge/cess — Form 13 may reduce withholding. We flag Form 15CA/15CB so there are no surprises. Please consult your CA.

RERA 70% escrow

For UP-RERA-registered projects, ≥70% of buyer funds are held in a project-specific escrow account, released only against verified construction milestones (RERA Act 2016, §4(2)(l)(D)). This is process protection and recourse, not an absolute completion guarantee.
