Most people quoting a completion date from the register are quoting the first column, the date declared
when the project registered. That is the date the project started with. The second column is the date that
stands now, after every extension the authority has granted, and if you are asking when a registered project
is currently declared to finish, that is the column to read. The two differ for a large part of the register,
which is why the 2028 row reads 50 by the first column and 66 by the second.

What documents are actually filed on a UP-RERA registration?
25 distinct document types appear across 22,966 filed documents on this register. The ones that appear on the most registrations are the sanctioned building or block plan, the Form B affidavit, the details of encumbrances, the development work plan, the water, electricity and waste plans, the floor plans, and the proformas of the allotment letter, application form and conveyance deed. The encumbrance details and the proforma conveyance deed are the two most buyers never open and most often should.
Does a clean register record mean a project is safe?
No, and it is worth being plain about that. The register records registration details, dates, documents filed, extensions applied for and complaints lodged. It does not record build quality, specification, financial health, or whether the promoter will deliver. A clean row is evidence about paperwork and dates, which is real evidence and cheap to check, and it is not a guarantee. Read it alongside things the register does not capture.
